Just spent a wonderful family weekend at Ashley House. It is a lovely, well equipped, beautifully decorated house, with plenty of space and lots of character... we felt at home as soon as we arrived. The fresh flowers and the basket of goodies definitely made us feel welcome and were a lovely touch. Bedrooms are all gorgeous and very comfortable. The location is great, being only a 15/20 minute walk into York and all it has to offer. 'Bishy' Road looks like it has some great shops and eateries, although we didn't partake on this occasion. We have visited York many times, but never really seen this side of town and we really liked it. We enjoyed a couple of walks along the river, once into Bishopthorpe, which is lovely (and where we stopped for 'refreshment'😊). The nearby Rowntree Park is also lovely, and well worth a visit. As the weather was kind to us, we were able to enjoy the little courtyard at the house, which was perfect. Thank you to Phil and Emma. They are lovely hosts and made the whole process of booking easy, and were happy to share any advice or information about the area if asked, without being intrusive. (When we booked they gave us access to an app which had lots of useful information). They clearly want their guests to feel relaxed and comfortable during their stay, and they definitely achieved this. The house is a great place to share with family and friends, and a brilliant location! Absolutely recommend.

Perfect family weekend!

This is a thoroughly delightful guest house and the owners couldn’t be any nicer. Phil called us to check our time of arrival and when we arrived and were able to park right outside the house, he came out to welcome and bring us a permit. He also told us he had made home made flapjacks so to help ourselves from the dining room. 
The house is very clean and beautifully decorated with character. We had the Tub room in the top of the house which is a beautiful charming room with a huge working bath in the room. It isn’t en-suite but the loo is just outside the door and just for use of the tub room. We were given a key to the toilet if we wanted to lock it. There isn’t a wardrobe as such but an alcove with a drop down sort of rail with space for about 14 hangers. The only thing is there were only 2 hangers provided so it might be an idea to bring your own hangers. We borrowed two from the vacant room next door, although the owners are so nice, I imagine we could have requested more hangers but didn’t think until after we had left. The bath is wonderfully deep with plenty of hot water, but when the water is running and you are in the bath there is a grinding roaring sound intermittently which is a bit strange but once we realised that this is mentioned in previous reviews and  and not a sign of anything going wrong, it didn’t bother us. 
Downstairs is  a guest lounge which looks cosy and welcoming with a large selection of tourist info and magazines. There is  also a folder  in the room with helpful local info such as good eating places. 
The walk to town is 5-10 minutes to the Clifford tower and town walls then a further 10 minutes to  the centre of town eg shambles. 
Breakfast
The breakfast is outstanding. There is info about where all the ingredients are sourced and It is beautifully cooked by Phil and is clearly good quality ingredients cooked very well. It’s also a generous amount. There are a selection of teas both Yorkshire and fruit/ herbal. Tea is served in a big teapot with tea-cosy per person and a good variety of cooked breakfast choices are on offer with fresh juices cereals and toast as well. On the first day, I had the cooked breakfast which was really good and day two had the French toast with blueberries and yogurt which was really good. 
On our second evening we foolishly locked ourselves out of our room and called Phil who sorted it out quickly with so fuss at all. 
The owners must have put a great deal of work into making this such a lovely welcoming B&B but it has paid off because I would recommend it to anyone. 


Perfect guest house. 

We were at this delicious b&b in January, as a gift from the brothers-in-law, who say the b&b is very neat and clean, the rooms are well furnished and comfortable, Phill the very nice owner and ready to give any advice about the beautiful city of York, the breakfast is really good and well presented, you see that he cooks with his heart and for me and a reason of pride, you see that he does it with his heart. Then I who unfortunately am celiac made me feel comfortable, which should not be underestimated given the various experiences in the UK even in a 4-star hotel.

Delightful place

Just got home from a lovely stay at Ashley Guest House. 
A warm welcome given from Phil on our arrival before we went to our room which was very clean and tidy, and perfect for our stay. Location is spot on, only 15 mins walk into York (or a cheap Uber back if you've had a few to drink by the end of the day). Breakfasts in the morning were delicious, fresh ingredients that filled you up before your day begins. We've visited York on several occasions, but never spent the night. 
Will absolutely stay here again for our next visit. 

First stay of hopefully many!

We stayed here for 1 night for a flying trip to the Christmas markets. Could not have asked for more from a B&B, s welcoming and caring host, clean and comfortable room and a fabulous breakfast, not to mention the homemade sweet treats! York is a lovely 15 minute walk through a lovely local high street, free on street parking outside the B&B was a real added bonus. Will definitely stay again if we are in the area and will be recommending to friends and family. 

Charming and friendly B&B

We stayed for one night to visit York Christmas markets. Great location a quick 10 min stroll to the historic heart. The owner was super helpful with maps and information. Our room was large, clean with a comfy bed and super warm. Much appreciated coming from Australia to the cold of a northern winter! The breakfast was amazing with lots of lovely locally sourced ingredients. Yorkshire tea in a pot with a tea cosy super sweet, as was the welcome homemade rocky road! The ensuite was small but clean, the only shock being the noise off the macerator toilet, a bit of a shock the first time!😂 Definetely recommended.

Great little B&B!

very convenient to city. about 15 min walk. great that you can leave your car at B&B for  free. great host, lovely breakfast and cookie/cake treat when you return in the evening. warm cosy bedroom and comfy bed. highly recommend

Having visited York on many occasions ,we always stay here , very hospitable, lovely rooms excellent breakfast, and Phil provides homemade treats , its only a short walk to the city centre , we highly recommend it , already looking forward to our next visit

Weekend Break

We had a wonderful stay here. The guests are very hospitable and caring. The rooms are clean and well decorated. Moreover, the house is located in a nice quiet neighborhood of beautiful houses, 20 minutes' walk from the city centre. The breakfast is exceptional, the best of our stay in England! To book without hesitation!

It's a great place to visit York.

I stayed with my partner for a few days at this great bed and breakfast.It is located near the centre of York, in a picturesque area where there are also several restaurants and shops.I loved the room: it had a beautiful decoration and was greatly rested in it.The breakfasts are very rich.I can choose from several options: typical English breakfast, vegetarian breakfast, French toasts (exquisitas)...which can also be complemented with cereals, fruits, juices, toasts...By the way, very good the tea they put on.The owner is lovely, and made my stay in this bed and breakfast wonderful.
