The property is very run-down and dirty.  There was trash, broken appliances, broken furniture, nasty cigarette butts and dirty construction debrish everywhere.  The place is dilapidated.  The side walks were dirty with unknown stuff spilled everywhere.  The room was filthy - the carpet was stained, the walls were dirty, the furniture was falling apart and the only chair in the room was stained.  The bathroom mirror was barely attached to the wall with 1 1/4 clips and was about to fall off, the hair dryer was so dirty I thought the cord was gray and it was actually white once I wiped it down.
The good:  location, tv and refrigerator worked.   I won't be back.

I've stayed in just about every cheap motel in Bishop and I'm not that picky....but,

Slightly cheaper than other places in town but still cost $185 NZD. Older style motel with parking outside room. Had pool which looked clean but didn't use. Room was good size, older furniture but clean,  one stain on bedsheet, bathroom had been updated, good shower pressure.  Fridge in room. Offered breakfast, cereal and toast, juice and coffee, sufficient for our needs.  Street appeal for this motel is not great, but could be improved by  cleaning up a bit. We had an old, used, metal cooler bin and trash bin outside our room and an old bag of cement powder on the path to the office. There were numerous other items that could easily be removed to help this motel look better. Overall a satisfactory but over priced stay.

Satisfactory but over priced stay

A traveling retired ski bum like me balks at paying $400/night to stay at Mammoth when I can get a room for a bit over $100 in Bishop an hour away.  One has to be careful when staying at less-expensive motels - they can be nasty and are often a crapshoot.  Not so here!  The rooms aren't very big, but mine was totally fine.  Flat-screen TV, microwave, refrigerator, comfortable bed, and quiet.  Very clean and no smell.  Many restaurants and stores within walking or easy driving distance.    I would gladly stay here again.

A totally satisfactory older property, well-remodeled

Beds are poor walls thin and it has a musty odor in the rooms. The outsides littered with bundles of shingles debris and refuse that show they’ve been there a while. Shingles are missing off the roof and the front desk is rarely open. Stay elsewhere the fan in room is noisy

What a Dump

The TownHouse is an older property that has been upgraded with all the basic come-to-be-expected amenities:  Free WiFi, refrigerator, microwave, cable TV, in room coffeemaker, hairdryer.  It is clean and quiet and the rates are reasonable.  Plenty of hot shower water, air conditioner worked well.  WiFi worked fine most of the time, a little slow and balky a few times in the evening.

Good older motel

Stayed two nights here for New Year's Eve and New Year's Day.  Nice place and a good price.  Lots of places in walking distance for food, shopping, etc.  I will stay here again.  The people at the Front Desk were very nice.

Nice Place

When will I learn to spend a few more bucks and get a comfortable, clean room? Booked through a website for $80. Didn't expect the Hilton, but at least as good as Motel 6. This was not even that good. 
First off, the gardeners, who were taking a long break, didn't clean the rose stem cuttings in front of my room. I was wearing sandals so I had to be careful. Took off my sandals in the room and noticed the rug was wet. They must have just shampooed the carpet. Like walking in a swamp. 
To plug in my laptop, I  had to crawl under the table to find a plug.  I noticed something shiny in the carpet. A FISHHOOK! NIce! After this, I wore shoes in the room the entire stay. 
The one chair in the room was stained. In the bathroom, I don't think they replaced the shampoo. It was half full so why bother. The towels were like sandpaper.
The tv wouldn't work. I walked down to the office and had the manager come to the room. He had the remote control to select input. I'm pretty tech-savvy, but why I wasn't ably to do this with my control is a mystery. 
The bed was OK, but the way things were going, I wasn't going to climb under the sheets,  so I slept on top. Also, glad I brought earplugs. Noisy neighbors till late at night. 
I wanted to sit outside, but the one bench outside my room was falling apart. 
To be fair, the AC was fine. The water pressure was adequate, and It's centrally located. 
All in all, a very funky experience. I won't be going back.

When will I learn?

Returning from our trip to Idaho we needed a place to sleep.  The manager gave us a room but when he saw my friend had difficulty walking, he changed our room to make it easier for her.  The room was very clean and had a walk in shower.  Very nice, so on our next trip north we will definitely use it again.

Really Nice

At first I wasn't sure there would be a vacancy because of all the cars in the parking lot.  But I wouldn't know for sure unless I asked.  There was a vacancy.  The room was clean and pleasant.  They are all non-smoking, but I did smell smoke.  It was from outside because the window was open a bit.  I closed the window and didn't smell it again.  Air conditioner quiet although I don't like to use it very much on my road trips to the southwest desert.  Despite all the people, it was quiet and I had a good night's sleep.  Wi-fi is available, but my notebook refuses to connect.  That is not a real big decision maker for me.  I would stay here again.

Cute motel

Unimpressive from the outside, the owners are steadily modernizing the bathrooms, and the place is kept clean. The beds are comfortable and the air conditioner is relatively quiet.  A nice Indian family (Amrit is the patriarch) runs the place and it appears they are committed to steadily improving Townhouse.  I've been staying here on my trips to the Sierras for many years.  For the price and location (right on route 395 and close to two good restaurants and to Schat's the famous bakery), this place cannot be beat.  Not for a romantic getaway, however!
