Actually l canceled this reservation months before as I never heard from the host. I made another reservation in Brewster MA and was there two days ago.  I drove by Pepper House.  Saw lots of overgrown shrubs and NO cars or activity.  This place should not be advertised at all

Wish we'd read a few reviews before booking on Expedia... First, the image of the inn shown on the website is a painting.  The current building is overgrown with bushes and weeds, covered in peeling paint (seriously, the sign is almost unreadable it's so dilapidated) and the place looks almost abandoned from the outside.  The rooms are old and musty.   The bathroom was well furnished, but the windows could not open.  That may have been for the best as this inn is right on Route 6a, and road noise was a constant.  The listing claims a restaurant, patio, and garden - none are present.  Breakfast was adequate, somewhat limited, and the beach towels were plentiful.  We were very disappointed and did not feel that we got what we paid for or expected.  Not a place we would recommend.

Disappointing and not well maintained

If you like really old, like 200 year old, this is a good place.  Some of the rooms still have the original floors with the square head nails.  The decor represents an old house and is charming. The breakfast was enjoyable and freshly made.  Omelet with your choice of cheese, peppers, onions, mushrooms and tomatoes and toast, OJ and coffee.  Only the bedrooms have AC. It was very hot earlier this week but it was not too hot in the dining area with both door open for a cross wind.  It smells just like an old house but was very clean. Yes, it could use a few updates but that just might ruin the charm of a 200 yr old house.  I f you want modern, newly renovated this is not the place for you.  Debby was very friendly and we enjoyed good conversations with her.

I want to start out first by saying I'm not a review person. This is my first.  I  have done extensive travels through the US,  Europe and the UK.  I have nothing bad to say about the accommodations. This is an antique house with antique furniture,  it is very quaint.   But one thing I need to say is the innkeeper Debbie has maybe been doing this for too long. My wife accidentally locked our key in the room and we had to call Debbie. My wife being a sweet person that she is had felt really bad and apologized up and down for the inconvenience.  The surprise to me was how rude she treated my wife.   She is in the hospitality business.  For that reason I would never stay there again. 

Don't lock your key in the room

After staying at several beautiful B&B's while visiting the cape, this was our booking for our last 2 nights.  Upon arriving, it was glaringly obvious that the image of the hotel online was very old.  The peeling paint and overgrown landscaping were disappointing.  Upon entering, there was a hand-written note on lined paper with our room number.  The overwhelming musty smell was our greeting.  It was a very muggy day and there was no A/C other than in the bedrooms.  The place was gloomy and worn and dark. I understand that it's very old but it needs some attention.  Our room seemed damp and musty with a large soiled rug and filthy linoleum in the bathroom. Used bottle of Suave body wash was left in shower (which was clean) We wore our sandals in the room to avoid walking on them. The large couch was musty.  The antiques were lovely, except for the TV --- it was ancient.  The ONLY highlight to this stay was the breakfast conversations we had with the other guests.  Breakfast was just ok, just eggs/omelette and toast without a meat option or yogurt.  The innkeeper Deb was very pleasant.  In my opinion, this Inn needs a major renovation to be competitive with other B&B's in the area.  The price is far too high compared to the others for the same price.  

A Word of Caution ⚠️

They overbooked and cancelled our room three weeks before our trip, and cape cod is all booked up. Not only that, they asked us to go on the website and cancel it. They generously offered to waive the cancellation fee.

Made a last-minute reservation here @8pm ET via AirBNB for two nights for my kid who made a surprise trip to be with family (some who live f/t in Brewster and others who travel there every year to meet-up). When I didn't get an immediate response from the site, I called the B&B directly. The host picked up the phone but seemed 'surprised' that I was calling. She told me they had room and it would take about an hour to get it ready. Red flag #1. When it turned out that my kid was able to stay with family, I called to try and cancel. Now to be fair, I did make a last-minute reservation - and policy on their site says 2-night minimum. However, when I called back to let her know we wouldn't be showing up, she was genuinely irked. Red flag # 2. And when I said I completely understand the charge for night 1, I was hoping she'd consider refunding us for night 2 considering we weren't staying there at all, and it should not have been a bother on the second night (after all - the room was empty to begin with). She said no, and that they would not provide a refund. I followed-up with a kind email asking for a gesture of goodwill, especially considering we've got family in town and are Brewster regulars. But to no avail. Other reviews of this B&B are terrible. I didn't witness all the complaints based on the property. But the attitude and poor form of the host was just terrible. I will never recommend anyone doing business with someone who is so dismissive of the customer experience. I highly recommend The Old Manse Inn - I've stayed there more than once and the innkeepers are just delightful.

Don't Book Here

This place is falling apart and might be a danger for people with allergy. Mildew is so dense that the whole house is smelling really bad. The pictures on the website must be from long time ago. Nothing to do with the terrible state of the house now. Windows cannot be opened,  some toilet paper are blocking to prevent the air from flowing. The tv was an antique and did not worked...   I will not recommend this place.

Their cancellation policy is beyond unreasonable.  Once you book, they charge your credit card that day.  You CANNOT get a refund if you cancel your reservation.  We had to cancel due to a medical issue with my mother in law.   This place will not refund my charge card.  I am out $390.   Never stay here.   

Never Book Here

This place is probably a fire hazard.  Front door was falling off the hinges when we were there.  We were asked to lift as we closed it, but after the second night 2 of the 3 hinges came undone. The bathroom window on the first floor was so rotten the window pane was loose.  Deb, a lovely person who is involved in caring for the place, explained that she knew it "needed a new window" and said she would deal with the door that was now off 2 of the 3 sets of hinges 
But the biggest problem is the smell.  Mold smell pervades the entire place.  We moved to a second floor room (thanks to Deb's help), but were asked not to open the windows at the front of the room.  We ran a fan non-stop and put a smell deodorizer in the room, and stayed out of the building as long as possible (skipping the breakfasts).  
This place has serious issues, and a very nice person trying to fight a losing battle.
