This is a great value option for those visiting Bryce Canyon or Escalante National Monument.   We appreciated the fact we could stay for 2 nights for what we would have paid for just one night closer to Bryce.   The room was large and had clearly been recently renovated.
For dinner we recommend the pizza place in Tropic which is only a 5 minute drive away.

Great value overnight stay close to Bryce Canyon

We stated at this motel for several nights while visiting Bryce Canyon National Park.  It is a no-frills motel but we felt that it was a good value for the price.  Our room was large, reasonably clean, and quiet, and everything in the room worked fine.  They don't advertise breakfast as part of the deal, but they do have a basic breakfast in the morning, including white and wheat toast, yogurt, coffee, and tea.  This was much appreciated considering how remote this area is.  Cannonville does not have any restaurants, so the nearest places to eat are about 5 miles away in Tropic.  We also appreciated the free air pump, which was really helpful when our tire developed a slow leak.  If you are looking for a basic, affordable hotel to use as a base while exploring the nearby parks this is a good option.

Nice Place to Stay While Visiting Bryce Canyon

The hotel is quiet, clean, and comfortable; however, they do not have a coffee maker in the room.  There is not anywhere to go to get coffee until someone opens the little store connected to the hotel—which did not happen until 8:35 am when we stayed there.  Only yogurt, fruit, and toast were available for breakfast and it was a long way to drive to an open restaurant.

Quiet and clean—but NO COFFEE!

This was a very clean and quiet place to stay @ $109/night + tax.  Rooms not newly updated but not outdated either.  This place was just getting opened when we stayed there.  Rooms were comfortable but there are view amenities.  Had to go to front desk located on first floor, which is also a little grocery store, to get ice and drinking cups.  Was given paper Pepsi cups.  No 24 hr desk.  Closes before dark and not open til after 8a.m. No Kleenex in room either.  Nothing to do in this town but take a walk.  No place to eat either.  Have to drive 5-10 mins to Tropic, UT, for resturants and things to do but not a lot to do there either.    

Might stay here again but more likely would stay in Tropic, UT so you can walk to eat and have some entertainment.

Clean small town place

This is the place to stay when exploring the Cannonville area. Just don't expect any frills. Our room on the third floor was reasonably clean and spacious. It was quiet, but I suspect that was due to lack of night-time traffic on roads outside and the fact that we seemed to be the only guests on that floor. Without an elevator, luggage is carried up outside stairs; parking is very convenient right beside the stairs. The room was spacious and bright, with a fridge and HVAC. The bathroom was a decent size with adequate counter space and a good shower. We rarely saw anyone at the office desk. There is a tiny convenience store at the office but shelves were not yet stocked for the season. For someone looking for comfortable, affordable sleeping quarters while exploring the Cannonville area, I can recommend this inn.

Affordable Option

On a long, driving trip I pre-booked several hotels, inns, etc. I found this place outside of Bryce Nat'l Park. I was a bit skeptical from its outward appearance in this tiny town. However!...my room is spacious, updated, and very clean.  And, best of all...no hint of smoking!  It is right along hwy 12. It also has a small store inside office area where you can pick up essentials, food, postcards, etc.
They offer toast, bagels, yogurt, coffee in the am.
   My room includes a sm refrig, microwave, and coffee maker. Plus tv, table lights w/cell phone charging outlets, wall control heat/ac, ceiling fan.
   Also Sinclair gas pumps out front.  

Happy i found it!

Pleasantly surprised!

We were going to be late for check in and they were very kind about it and had our room key ready for us. The room was spotless. The mattress and pillows were very comfy. The bathroom was very clean and the towels were of very good quality. The adjoining store was handy for grabbing some snacks and coffee in the morning but don't expect a huge variety. This is a very small town in southern Utah after all.

Clean, very comfortable, excellent service

Spent one night on the road. Located in a very small town, with easy access to Bryce Canyon and Kodachrome State Park. No elevator, so you need to request a room on the ground floor if you have mobility issues.
No street noise. The walls seemed quite thin and there was some noise in the hallway and in the adjacent room, but fortunately it all quieted down by 11 pm (23:00).
Spacious room with plenty of conveniently located power jacks. Amenities included refrigerator and microwave. No coffee maker in the room, but in the morning the hotel offers complimentary coffee, tea, juice, yogurt and toast. No blackout curtains, so it did get light in the morning.
Bathroom with everything in working order. 
Complimentary wifi, which worked well.
Easy parking.
Overall a good value for the price.
The front desk staff does not wear masks.

Comfortable budget accommodation, good value

We were only at the inn for the 8 hours we slept there but for a budget accommodation it was great.  Large rooms, fridge and microwave and easy access to Bryce Canyon. I would highly recommend. Modest accommodations but very comfortable, clean with WiFi.  

Very nice and clean

I picked the inn based on price and location. It's in quiet Cannonville and is a short walk to a visitor center for Grand Staircase-Escalante National Monument. Our room was comfortable and very clean. It was on the ground floor, and we could park right outside the door. The free breakfast consisted of yogurt, toast and coffee at simple tables in the convenience store that is part of the motel. We used our stay as a base to explore the national monument and also nearby Bryce Canyon National Park. The only drawback was the lack of dining in the town, but Tropic is about four miles down the road and has several restaurants.
