Made our reservation a few days in advance for a night as we passed through on an antiquing trip.
 Easy to find, extremely nice/clean and our hostess Debra was great!
 She is retiring in July or soon after when she sells. Sad (to loose this great find) and joyous for her quiet and relaxing future.

Very Welcoming

We had a wonderful stay at the Inn. We were warmly welcomed, and cookies, coffee and tea were available. Our room was immaculate and nicely decorated, compete with fleecy, cozy robes. In the morning we were served fresh fruit, juice, homemade pumpkin bread and omelets. We hope to return if we're back in the area.

Charming Inn

I booked a weekend stay for me and my husband for our 3rd wedding anniversary at Living Spring Farm Bead and Breakfast.  My husband and I love antiquing and visiting flea markets.  This is the area for it!  The owner Deb is a wonderfully warm and gracious host.  The house is so cute, tastefully decorated and filled with antiques, but not overcrowded.  We stayed in the Rose room, a good sized room, I believe the largest available.  It is very pretty and comfortable with a partial pitched ceiling on 1 side and a gas fireplace that adds an extra touch of romance and comfortable seating area.  The bed was very comfortable.  The bathroom is a level lower than the bedroom so you do have a few stairs (not a problem for us).  Breakfast was delicious both days.  The first day we had stuffed French toast with warmed cream pears.  The 2nd day we had “eggs in a basket” which was toast in the form a cup and eggs and cheese inside.   Also the dining area has snacks available at all times along with a large selection of beverages (tea, coffee, wine, and coco).  We recommend staying here and plan to return.

Very warm and pleasant anniversary stay

My sister and I stay in the Rose Room (top floor) in the main house every year during Adamstown's Spring Extravaganza for a 3-day weekend of antiquing and flea marketing.  This year was our 4th year and we plan on coming back for as long as this charming farmhouse is still operating.  Deb is terriffic and she has always greeted us with her very friendly, cheery personality.  This property is her HOME...that she opens up and shares with perfect strangers.  You've got to be a people person to run a business like this.  She's quick to suggest great places to eat, great places to shop, how to get there, etc.  She cooks the breakfasts herself and they are always delicious.  The place is always immaculate.  No leftover hair from previous guests, no dust, nothing out of place.  Very warm and inviting, and homey. Deb and her husband's living quarters is well separated so you don't ever feel like you're intruding on them.  Same goes for the other rooms.  We never hear anything from anybody until we're in the common room chatting over breakfast about the previous day's antiquing trips.  Everyone we've ever come across there has been polite and friendly.

The property gets prettier and prettier every time we visit.  It's situated between large forested areas and a large wetland complex.  The birds that visit Deb's feeders are always a pleasure.  There are so many different species.  Sammy the miniature horse and Doc the regular sized horse are always a pleasure.  Sometimes we ask Deb if we can feed them treats, which is always fun.  The property is wonderfully planted with shrubs, trees, and flowers that give the feel of a cottage garden.  You're free to sit on some adirondak chairs on the lawn to enjoy the surroundings.  One year my sister and I had a picnic lunch out there, which was nice and relaxing.

The Rose Room is at the top of the house, which may make it hot in the Summer, but in Spring, an open window or two makes for a cool sleeping environment.  There's a gas "wood burning" stove to keep you toasty if you find it necessary.  In summer, there is a window unit to keep you cool.  The bed is comfy and the decor is sweet.  There are lots of magazines to look at if you haven't brought your own reading material.  The large bathroom is private and there are two mirrors for you and a partner to get ready at the same time.  The robes are cozy too.        

Another reviewer complained that Deb had a second job and wasn't readily available to be at their beck and call.  I respect that reviewer's opinion, but in Deb's defense, you can't exactly blame someone for having two jobs in this economy.  Sometimes it's necessary and you can't be everywhere at once.  I think Deb manages to balance both jobs very well and makes sure her guests are as happy as possible.  Regardless, the inconveniences that the reviewer expressed were small especially when you consider the nightmarish stories about terrible Inn Keepers and terrible accomodations.

Our favorite places to go are Shupp's Grove outdoor flea market, Kutztown outdoor flea market, the Mad Hatter Co-op, Stoudt's brewery, and Johnny's Grill.

4th Sister's Getaway Weekend, and Still LOVING it!!

Maybe we hit a bad time to stay but we had planned an overnight in one of the rooms in the B&B. When we arrived which took 3 rings of the bell while standing out in the cold for the owner to welcome us.  We were then told that she had to work her part time job the next day so would we mind staying in the cottage house instead of the room we had arranged in the main home.  We were then told that breakfast would be brought to us between 7:30 and 8:00 am because of the job she had to be at.  Breakfast was delivered at 7:30 am and left outside our door in a basket.  Nothing special just some eggs and bacon. We did not expect we would have to get up and ready to eat at 7:30 am nor did we expect the treatment we received.  It looks like a very nice B&B...just we did not see much of it or much of the hospitality that some of the others noted on their reviews.  This is the second B&B that we have been to of late where the owner has not been around because of her job.  I am planning to ask in the future if the owner will be present so we know what to expect in the future.
