Very nicely kept rooms, very cozy. Checking in was the easiest that I have ever had. Definitely will recommend. Some amazing places to eat that are within walking distance.  We booked a room for the night before continuing on to our final destination. Nice for a reasonable price.

Came for the eclipse

We stayed here New Years Eve.  Cute, Clean (I liked that there is no dirty carpeting on the floors), Easy check in and check out (The owner Scott is only a text away if you do have a problem), comfortable bed, within walking distance to the bars in downtown Waterloo.

Great Little Town Motel

A laid-back, perfectly maintained, remodeled, clean and well equipped place in an authentic and decent small town setting with nice bars nearby. The staff is very friendly and the area seams to be a pretty safe one.

Wonderful place

We absolutely loved staying here. The remodeled rooms are modern, with mini fridge, coffee maker and coffee. They supply shampoo and soap. Very clean with comfortable beds and a side chair. Large TV with lots of channels. 
We were able to walk to a great Mexican restaurant with outdoor seating.
I'd recommend this to anyone staying in waterloo!

Fantastic remodeled motel

First, it is great that the new owners are keeping this classic motel operating. They just need to put more thought into the rooms. There is no place to hang your clothes. The floor is very dirty, since they are using low-cost tile that easily gets dirty. My socks were very dirty in no time. There are no toiletries and no soap. The "suppliers haven't arrived." But, you could easily grab what you need at a local store in Waterloo for your guests. The ice maker is a small, table-top home model, so it can run out pretty easily. With more work, this can be a very good motel. The price was excellent, I will say.

Good Motel, Needs Some Work

We stayed 2 nights in a newly remodeled and super clean room. The staff were friendly and helpful. The room had everything we needed...clean comfortable beds, new towels, microwave,fridge, coffee maker, hair dryer, and large cable TV. The room and bath  were immaculate and looked brand new.  We walked to the local bluegrass festival and all the restaurants and bars.I hesitate to write this review because I am afraid the motel will be booked up the next time I want to stay in Waterloo.

Exceptionally clean, nice location, nice folks at this place  Enjoyed our stay and would recommend this facility. If you are looking for a clean, friendly location while visiting or passing through this is worth a look.

Visiting relatives and wanting a clean room

This motel is an adorable little survivor of the mom and pop era.  The neon sign caught my eye years ago, and we finally got to try it out.  The motel is on a narrow little lot right across the street from the courthouse square.  Parking is in covered bays between the rooms, which is very unusual as most other motels of this style filled them in with rooms years ago.
  The family that runs the place is very nice, and let us check in quite early.  The room was large and clean, with nice, non-corporate, furnishings.  Fridge and microwave were provided.  The bathroom was very clean and pretty recently remodeled.  Towels higher quality than many mom-and-pops.  Water pressure was a bit feeble.  Sadly not much vintage left in the rooms, but the sign works beautifully.
  We really enjoyed being able to walk to downtown for some drinks and dinner in just a few minutes.  Motel was quiet at night, and the bed comfortable, although the shades let in a fair amount of light.  Our price was $83 with tax, which I used to consider pretty high, but it seems that $75 is the new $50 these days.

Cute and Convenient

What a cozy little treasure.  The family that owns this clearly has pride in their business.  Very friendly staff, accommodating for whatever you need, and incredibly clean rooms. Book the room, you won't regret it!

Cozy

I have stayed at Sunset many times over the last 10 years. Having friends come to visit in STL and then stay out there. now its where I recommend my Army Reserve buddies stay when they come in for drill. It's not ritzy or anything fancy but it is clean and well taken care of. It has been in the same family for multiple generations and it always feels good to look out for the little businesses. This lil place is surrounded by several restaurants, a brewery and a bar most within walking distance. It is also close to the center of town and the court house where lil events are hosted. You can't beat the friendly service, the location, or the price! Give it a try!
