DO NOT STAY IN THIS INN!  I typically do not submit reviews on businesses, but my experience at the Black Horse Inn was so incredibly egregious that I feel I must warn future travelers!  have never experienced such rude and spiteful personnel and management in the hospitality industry!  I rented a room there for a one night stay at a discounted price of $159 which included a Queen bed and the option for a "free" rollaway cot (see uploaded screen prints providing a description of the room on Travelocity.)  I was staying over with a sailing acquaintance after an all night sail from the Boston area to Rockport, ME.  My sailing friend had a bad back and really needed to sleep in a real bed, so it was my plan to allow him to have the bed and I would take the cot.  Note I could have reserved a room with two single beds (several were advertised as available), but thought it better to use the cot and save a bit of money on the room.   When I requested the cot at the Inn upon checking in, I was told there was a $25 fee for the cot.  I usually don't get so upset about $25 but had just paid $55 for a 6 mile cab ride to the Inn, which is actually in Lincolnville and not Rockport, and was beginning to get very cost sensitive.  Management was incredibly rude and threatening to me when I maintained that they should honor the advertised commitment of a free rollaway cot, which prompted my purchase of the room in the first place.  Management refused to honor any commitments made on Travelocity, and claimed they were not responsible for what Travelocity advertises on their website, even if it is that advertising that leads people to their Inn.  When I asked for a refund, they refused (stating they had a 7-day cancellation policy).  I asked if I could switch to a room with two single beds, they said no - even though i could see that there were still available double twin rooms online (which would have cost $10 more than the room I initially reserved).  I finally gave up and said I would pay the additional $25 for the cot, but it would be followed by a review explaining what had transpired with them.  At that point, management spitefully refused to even sell me the cot for $25, and then the man at the front desk  threatened to call the police if I remained in the lobby.  Because I was renting the room with a married acquaintance, it would have been completely inappropriate to share the bed.  Because he had a bad back, which is why we rented the room in the first place, I ended up sleeping on the floor in my sleeping bag.  I only wanted management to honor their commitment or work with me to find a fair resolution.  They were unwilling to honor the commitment advertised on Travelocity, they were unwilling to sell me one of their available double twin rooms!  They would not allow me to cancel the reservation and in the end, the spiteful manager refused to sell the cot to me.  Be warned.  These people are horrible!

Management will not stand by advertised commitments and threatens guests!

The Black Horse Inn is a cosy lodging and Susan, the manager is a funny and friendly host! We were there for four days and it’s a perfect spot to discover that beautiful area of Maine. Very calm, the rooms are large and comfortable. Frank the housekeeper makes all efforts to have the rooms very clean. Breakfast is prepared by Susan every day when she bakes delicious muffins, Nutella croissants or cinnamon rolls. It’s a continental menu but she includes boiled eggs. You feel at home in the dining area and talking to her. She gives you good tips on restaurants nearby. Not leave without having a delicious lobster at McLaughin on Lincolnville Beach! Discover Camden, Rockport, Acadia Park and Bar Harbor during your stay. Recommended!

Fun place!

We spent one night at the Black Horse Inn. We had no reservation and arrived late in the evening.  Lovely property and friendly staff.  Thank you Frannie (Susan) and little Lily.. our stay was accommodating!!  We wouldn't hesitate to return in the future.

A Gem!!!

Our experience here is a long complex story...too long to write out the details.  The manager was rude and threatening when we complained about not have the queen bed we reserved.  And never available or helpful.  Eventually she did give us a $20 refund.  I might have mentioned I would be reviewing on TripAdvisor.  Trying to find the ice machine was awful...wandering about this place, which could be beautiful but now is cluttered and apparently decorated for Christmas 365 days.  There is no way to reach the front desk and no one there if you could.  We could not wait to leave and would have sooner if there was a vacancy anywhere else in the area.  All said, we cannot recommend this place.  We stayed there this past August.

Would not recommend!

At first sight, we were thrilled! What a beautiful place to pull up to. Even the overly dated lobby didn’t bother us… nor the 70’s style rooms. It was a blast from the past. We had read other reviews about the “quirky” proprietor, and they were correct. The proprietor was “quirky,” but who doesn’t like “quirky?” It’s the 70’s, right? Well, if it were just “quirkiness,” that would be fine; however, it was not. Highly unprofessional was why we chose to leave and find new accommodations. Invalid accusations (such as claiming to have seen someone smoking pot behind the building and in the room)stalking, unprofessional requests (guests are “required” to remove and replace the very heavy hot tub cover…. AND, it can only be removed half way… try fitting a party of four in a hot tub opened half way), being repeatedly told that you would be charged $500 for anything and everything done out of line or against the rules, …etc), and being spoken to unprofessionally in front of other guests just did us in. One review worded it perfectly when they said that you felt “tolerated” not like you were a welcomed guest. So very sad/disappointing as this “could” be a lovely place to stay. Not a place to relax and/or feel as if you’re welcome. Sad, but true.

So disappointing

Please avoid at all costs. Horrific service from the owner, the cranky, rude woman (I will not call her a lady), who refused service to a couple who had a valid service animal, a well-behaved dog. This was a well-needed vacation cut short by this prejudiced, intolerant and ignorant (she is literally completely disobeying the disability laws) person. The couple had a reservation, the owner turned them away without even offering the customary “walking to another hotel” (=offering a room at a comparative hotel/ property and paying for it). The couple had to drive back the 7 hours to their home. I hope the lawsuit closes them down for good. What goes around, comes around. Being mean and unkind does nothing bode well in the service industry.

Horrible sercice

We drove 5 miles from Camden Maine and saved a bunch! This place was a very pleasant surprise! Stayed there last night- it’s safe, clean, comfortable and spacious! The lady in charge is pleasant, friendly, and a hard worker.  Breakfast was eggs , OJ, and muffins.

A wonderful value!! Yummy quick breakfast and spacious, comfortable room. Highly recommended!

Clean, comfortable. The manager Fran is wonderful. She made certain that we were very happy and comfortable during our stay. Great breakfast with delicious homemade muffins. We highly recommend when visiting the Camden area.

Black Horse Inn is Excellent

Fantastic place,  great host loved him! We had a wonderful time here, i would come back anytime! I would recommend this place to anyone! Great breakfast! About a hour away form the state Camden park !!

My stay in Maine!

Stayed at the Black Horse for four nights in early October.  It was a great place to stay and we were treated like family by Frank and Fran and it was like staying at a bed and breakfast.  The breakfasts were great and felt like being at home.  The room was comfortable and clean and we got a great rate.  Would recommend this hotel to everyone.
