This is a beautiful campground. Unfortunately, there are no rules followed, the GM - Amy claims she’s out on the street all day which is untrue. Children got hit with speeding golf carts, music was so loud I couldn’t hear  my TV at 11:00 PM. Not the place to be if you’re looking to relax.

Do Not Stay Here

Last year after our annual Labor Day trip to what was then (Massey's Landing) I wrote a scathing review about our stay. I stand by that review. However, that was then, this is now, and the resort has changed hands. After my review I had a talk with the General Manager of Massey's and then a face to face with a representative from Sun Resorts at the Maryland RV show in February. We were invited back and were told that things were changing and they wanted to show us how. Well, we arrived on Wednesday 8-31-22 went to our site, and low and behold we were right next to a group of campers. My wife refused the site and went to the office. They accommodated us by moving us to a "Deluxe Site" at no extra charge. The office staff was fantastic!!! Our stay was quiet, refreshing, and comfortable. Watching the staff cut down on children operating golf carts, rowdy noise, and staff going around in golf carts with trash pickers picking up debris and trash was great!! Amy (the manager) was more than nice and everything was so much like it was when they first opened. KUDO's to everyone for making our stay so good!!! You may pay a bit more than you used to but, Sun Resorts is doing their best to turn this place around. WE HAVE ALREADY BOOKED for next year and can't wait to be back on "The Neck" at Sun Resorts Rehoboth Bay!!!!!

What difference a year makes!!

We went for a vacation in our RV, made reservations but broke down on the way there. Took two days for repairs. They checked on us daily to make sure we were ok, when we got there we decided we wanted to stay a few extra days. The check in staff were so helpful.  The stay itself was so relaxing. All the staff was great. The beach was wonderful, our dog loved it. A totally relaxing wonderful stay

Bed Bugs and Horrible Customer Service 
My family and a group of friends and their families visited Sun Outdoors Rehobeth Bay in the beginning of June. Upon arrival we went to the restaurant where we had a fun dinner, followed by hanging out with our families back at our friend’s RV across from our cottage. We went to bed and a little while later, I woke up with an itching and burning pain on my head and throughout my arm. I went to the bathroom to see what was going on and I was horrified when I looked in the mirror. My head and arm were bright red with white spots all over. I was attacked by bed bugs. My husband and son also awoke with an abundance of bed bug bites. We were switched to a new cottage the next morning and we tried to deal with the crazy amount of painful amount of bed bug bites we each had. 
I woke up the following day and my arm was almost three times the normal size and my head was swollen. I had to get to urgent care because my fingertips were white and I was afraid about circulation in my hand. Amy, the general manager, gave me the number of an urgent care, her phone number and told me to make sure to submit medical expenses for my family to be reimbursed. Three urgent care visits and ELEVEN prescriptions later, we returned and submitted our receipts within a few hours. When we returned to the resort, Amy called and said that the pest control guy was inspecting the cottage with the bed bugs and the one we were moved to. The pest control guy said he definitely found them in 106 and that telling from our bites, there were a lot more in there. No bed bugs detected in 105 (which is the one we were moved to). After submitting our final receipts, we are told that they refuse to cover our medical expenses because they cannot determine whether we brought the bed bugs or they were in the cottage. Keep in mind that the amount of bed bugs found in the cottage were far beyond the amount anyone can bring in within the 6 hours prior to our bedtime that night and we have no bed bugs in our home. Telling from the reactions of the bites which were considered severe, the bed bugs were waiting for hosts to attack, which is literally what they did. I have pictures of what we looked like right before going to bed Sunday night which you can clearly see that we do not have any bites prior to going to bed that night. Besides why would bed bugs torch us at the campsite but leave us alone at home? Ridiculous and a claim that is without any merit. I am told that I can return for 50% off in the fall. Who would want to return to the place where so much pain was endured? When speaking with supervisor Tony Nichols (Blue Water Development Company), I can tell that he is impressed with himself. On our phone call, he basically shared his resume as he was blowing off the issue at hand. He then told me that they rented the same cottage 9 times within the year. I asked him when was the last time it was rented as the season had just begun and the way we were attacked was indicative of the cabin not being used for quite some time.  He said that he didn’t know but that it was 9 times within the year (meaning since June 2021). He then tells me that he will give me 100% off a visit in the fall and I say that I would never want to return and what is the difference between 100% off in the fall and covering the $300 of medical expenses that we had to pay due to our stay? He said that it doesn’t cost them money for me to go to an empty cabin in the fall. Nice. Possibly a bedbug infested cabin? No thanks! When I ask if I can speak to his supervisor, he tells me that I am not going to get a different answer because he was given approval to say that they were not going to assist with medical fees. When I push that I need the contact information of his supervisor and he says that he will email his supervisor Jessica and he will copy me. The email states that I am requesting her to contact me. After 5 days and no response, I respond and say that I would still like to talk with her. Days later, nothing. Completely unprofessional. Then I realize that Tony and Jessica have the same last name so I am assuming that they are related (Jessica Nichols, Blue Water Development Company). Although me and my husband could not return to work the remainder of that week and lost pay due to our terrible bites, we were only expecting Sun Outdoors to reimburse us for the medical fees that we needed to pay due to the bed bug ridden cottage on their campgrounds, which we were originally told would be covered. I tried to contact Blue Water Development Company to discuss this matter and again, no response. Very unfortunate that our first vacation in three years resulted in a painful experience. Update: They still rented out that cottage as I came across someone a month ago that had the same experience with the same exact cottage.

Bedbugs!!!

Our family just returned from our first visit to this resort.  We stayed in a fifth wheel, Coveside, with family in the spot behind us so it was a good setup for our needs. They provide a neighboring space for your driving vehicle so we had a decent amount of room.  The campground is large and has a fun, beachy vibe. Staff was friendly. There are two pools - one's a family pool on one end of the grounds, and the other has a swim up bar near the main building of the campground.  The bar pool was really fun but a bit cloudy so we spent most of our pool time at the family one which looked cleaner. This campground also has a great tiki bar off the water and tiki tables and chairs outside, as well as a long dock for fishing. Next to the tiki bar is their bay beach which was the nicest I've seen thus far in my campground travels. They also have a fully stocked campground store, food menu, and delicious ice cream.  This campground offers a lot so you really don't need to leave but if you do, check out Paradise Grill a few miles from the campground.  Fun place with live music, food, drinks, and palm trees galore!  Also, you're about 30 mins from Rehoboth Beach but we knew this when we booked and we took the drive. Happy Campers who will be back!

We booked a site close to the beach; however, we were not able to enjoy it.  They do not offer a separate area by the water for people to bring their dogs; therefore, it serves as a beach/dog park.   I certainly would not let my children/grandchildren play in the sand on that beach...unsanitary.   We left before our week and will not return until they remedy the situation.

We had a great time while at this property for five nights. Below I have listed some of the things that stood out:
1. There was live music at the bar Friday and Saturday night which was amazing and on Sunday there was Music Bingo and Karaoke. The bands were all fun to listen to and sing along with and the drinks were delicious...if not a bit expensive. I would highly recommend the lime crush, delicious and refreshing. 
2. We once again ordered food a few times while at the bar and it was delivered quickly. Everything we ordered was tasty, but would definitely order the Appetizer Sampler again- the loaded tots and pretzel sticks were amazing and my husband loved the bacon wrapped scallops that were included as well. The kids ordered the chicken tender basket and fries a few times while we were the beach and the portion was enough for them to share. 
3. The kids took advantage of several of the activities offered while we were there, including sand art and the dunk tank (super fun!). There were no activities offered on Sunday though which was puzzling as the campground was quite full and the kids would have enjoyed a few things to do- this could be improved upon. There was also a movie offered while we were there and the screen was huge!
4. The gift shop had many things to offer- great job!
5. One change that was a negative for us was the inflatable- several of the pieces were not there (were stored nearby) and made it extremely easy and my kids did not go back after one run through. Not sure why so many pieces were removed, but a disappointment. 
6. Check-in was smooth and all of the employees we encountered were polite and knew how to do their job well. 
7. The public bathrooms were all clean when we used them and the AC was a welcome change from last year! 
8. The dock was a hit again and the kids caught MANY crabs. Even though most were far too small to keep, the kids made some great memories and had a ball. 
9. The playground is nice, but more needed for the older kids- something like a gaga ball pit would be a great addition for kids to gather and play. 
10. Love that compressed air is available to blow up floats!

Start of Summer 2022

We were just here to park our RV for a few nights and see sights around the area, so we didn't partake of all that the resort had to offer. Looks like a fun place to bring your family. They have two separate pools, and one of them has a swim up bar. Our campsite was quite basic (old picnic table, sand, no grass or patio), but I did see others with nice adirondack patio sets etc.

We were here for a few days in April, so we couldn't take advantage of the warm weather activities.  There's plenty to do with 2 pools, a beach, kayak rental, batting cage, arcade room, playground, fitness center and onsite restaurant.  Our RV lot was gravel and level.  I like that they have a strict leash policy for dogs.

For 4 years now we had made Masseys Landing our Labor Day go to. Great Resort, fine sites, swim up pool bar, beach, everything you would want in a resort campground. The staff was fantastic! We made friends with a few, and the place was clean. Well, things change. Our last trip was a walk down campground Hell! After arriving at our site we settled in and started to enjoy our favorite place. Then "THEY" showed up. A group camping bunch, flood light set-up, and their  cornhole boards. 3 families with no care of campground etiquette, respect for others property, or a clue! This went on for 3 nights. Kids running through our site, parents with chairs set up in our parking pad to the extent that they had to move them when we came back from dinner, bikes and trash on our site pad, and cornhole tournaments to way after 11pm. Quiet time is 10pm, but not for this bunch! After numerous attempts (at least once or twice a day) we received no help until the last night when security finally returned our calls and the reply was, ("I don't know what you expect me to do about it"). Not an answer!!!! I am sorry to say our resort getaway has turned into an average campground that overcharges for misery. We will always hold our previous visits dear and will have fond memories of those times. However, we have decided that this form of "RESORT" camping for the money they charge is not for us. Full disclosure, Price is not a concern for us when we book a campground, but, we do expect a certain amount of decorum and relaxation for the price. Thanks for the good memories Masseys Landing. I realize that COVID has brought out people who have never camped or know what the written or unwritten rules are, but, a simple reminder or some direction when a complaint is lodged could go a long way!! To management:  You really need to do something about things like this before it gets out of hand.....
