My girlfriend and I stayed here in September, 2020. When I made my reservation, my mom told me that it sounded like the same motel she and Dad had stayed at in 1958 during a trip there. After I showed her pictures of the motel, she confirmed that it was. "It wasn't very fancy, was it?" she asked. 

No, Mom, it's not. 

When you stay on the bottom floor (in the back of the motel, facing the stream - which is the best part of the whole property), you'll hear EVERY. SINGLE. FOOTSTEP. that your neighbors above you take. The ceiling - their floor - is thin. Very thin. Mighty thin.

But not as thin as the walls. Oh, no. The walls are thin, and when your neighbor decides to play his radio at 3:00am, you will hear EVERY. SINGLE. DRUMBEAT. AND. EVERY. SINGLE. BASS LINE. 

So, if you decide to recover from your sleep deprived night with a wonderful hot shower, guess what - HAHAHAHAHAHAHAHAHA there's NO hot water, and VERY LITTLE water pressure! 

And, if you're female, and you decide to go up to the parking lot to make a call because the reception in your room is not great, and the owner of the motel yells at you asking you who you are and which room you're staying in - THAT is a real knee slapper, I tell ya!!

We stayed two nights. We had pre-paid for our room. When we decided to stay a third night in the Springs area, we stayed in a hotel north of town. 

It's tempting to catch their specials on websites such as this because their prices are below average. But, your experience will also be below average. 

Take your chances, if you dare.

Old and Shows Its Age

Rude owners don’t do it find another place run down and they don’t care because they are marijuana friendly it makes everything ok that doesn’t work and no security you can wiggle the doors open and dead bolt doesn’t work

Owners are terrible they shouldn’t run a business period very rude

I visited Park Row Lodge in February of 2020
and I will never stay there again 
here are a few of the issues.
1.The owner’s didn’t shovel the sidewalk after
   many snows. There was ice under the snow
   so it was very dangerous. I told the owners
   and they said ” We don’t care, we have 
   Insurance.
2.There was no hot water
3. The carpet was so filthy that I threw away
     my socks after walking on it.
4. My room was broken into, and the owners 
    could care less.
5. I couldn’t deal with them after one night
    so I checked out the next day.
6. The owner charged me  $50.00 for
      a blanket she accused my step-son of
      stealing  when he stayed there a month 
      ago. He is 31 years old. 
     I told her that was illegal. She did it anyway.
   
7. Her husband started shouting and telling 
    me to get out.

The good reviews have to be fake.
I don’t know why they are still in business.

Park row lodge Awful

This was the worst hotel experience I’ve ever had!
I booked it for 6 nights and checked out after one night!!!!
The husband and wife owners are lovely until you you have an issue with the property and have to check out...
I stayed in February and the snow and ice on the walkway and stairs were horrible!
I had to check out because not only did MY ROOM GET BROKEN INTO , but the ice and snow build up was impossible to navigate.
The woman owner had an issue with refunding the money for the rest of the days.
She put a 50.00 charge on my credit card that had nothing to do with me....
Soooo, I paid twice the price for one night.
There was no hot water and the carpet made my white socks black .
The good reviews are phony. They have a way of blocking the bad ones!
Please don’t book a room here!!!!!!

Dump! Overcharged! and dirty!

We booked this hotel kind of last minute on a weekend that had big events going on in both Manitou and Colorado Springs so there were very few hotels with available rooms left. I chose this hotel because it had decent ratings for cleanliness and the location seemed good.
  My room was very clean. The owners are friendly. The room's decor was kind of mismatched and outdated. It reminded me of staying in an older relative's spare room. I really didn't care though because it was clean. The room had a fridge and microwave. The shower had hot water and the pressure was adequate. There was plenty of soap and shampoo provided but I brought my own preferred brands. The WiFi was fine and I never had any trouble using my devices other than I had some snags with streaming movies. I was able to stream but there would be times that it froze up for awhile. Continental breakfast included choice of a few cereals, a few prepackaged pastries, fresh fruit, and granola bars. I would stay here again.

Nice budget hotel

It looks, and feels, like a run-down motel, but its actually fine! It has some nostalgia going on, with the neon sign and the motel area, and we really liked it. The room was spacious and well equipped and we had a balcony to a creek (not the best creek around though, and there´s a parking lot in front) but still we had a very pleasant stay. 
Its a very good option if you´re on a budget, close to Colorado Springs and though breakfast wasn´t included, they gave us fruit and granola bars.

Good:
-Convenient location
-Clean
-Nice outdoor area behind hotel
-Room had a mini fridge and microwave

Bad:
-No bar soap provided. Just hand soap in an old Bath & Body works bottle.
-No smoke detector in room. There were fire extinguishers outside the room, but nothing inside in case of a fire.
-Ice machine was outside of hotel exposed to the elements. 
-Wifi was very, very slow. Almost not worth using, but the cell signal was limited down there as well.

Ugly:
Hotel apparently changed management between when I made my reservation in March until staying in July. Upon entering and the lady seeing the dogs, I was advised they no longer accept dogs. I advised her we booked a dog room and paid extra for them. She then advised me it was $10, per dog, per night extra. I told her that was not what I agreed to when I booked and was referred across the street to a different hotel. The gentleman kept saying it cost them $50 to deep clean the room after pets.
I was not willing to lose my money since where I booked through already had my credit card number and it was non-refundable at this point. After paying for the room, I was advised to use just a little toilet paper as the toilet clogged easily. First flush with just a couple squares and the toilet almost overflowed. Waited and it eventually went down, but you could tell it was still clogged. Called maintenance and was told we clogged it because we used too much paper. Finally, after a couple back and forths, he was able to unclog the toilet. Later, I went to ask for an itemized receipt showing the pet fee and was advised I had already been given that. Showed the lady that I just received the reservation card and she frustratingly wrote out the pet fee and advised this is what they can do.

No longer pet friendly...rude staff

Parkrow is a very clean hotel. The cleaning people were so nice! A small tip goes a long way... and it’s just the right thing to do. There was an obnoxious smell in the bathroom due to a sewage problem... I’m guessing due to some construction off the street. WiFi was spotty at best, but it was very strong off of the balcony, and there was also a nice view of a creek in some woods.

Okay Hotel For Price 

This vintage motel is very close Garden of the Gods and the popular shops, clubs and restaurants in historic Manitou Springs. Check in was quick and friendly. Our room was clean, bed was fine. They are replacing a broken city water main that runs along Hwy 24, however we were in a Ford Fiesta and had no issues getting in or out of the motel. It was nice to open the door to the small deck and have trees and the stream in the back. You won't find that in a chain hotel.
