Our visit started disastrously as we were unable to get into our room. There was no-one to ask, and we even drove around to the Margaretville Motel (owned by same people) but alas it appeared to have been abandoned. It seems that our check-in arrangements had been changed during the day as we drove through the Catskills to Margaretville, but we did not receive the email as I had no cell reception. It was only through the kind intervention of a local that we finally gained access to our room.
And what a room! Dark, tired, and poorly equipped. The 'breakfast' that was supposed to be supplied consisted of one small box of sugary cereal (for two people!), no milk, and no pastries. The only good thing about SoM is its great central location.
My advice is: don't stay here!

Not 'suite' at all!

I didn’t want to believe the terrible reviews given to the Suites on Main….but they were right on point! From the dirty and poorly marked entrance, to the damp that pervaded the one bedroom unit on the first floor (which did have a strange doorway in the bedroom that led to a concrete hallway—very unsafe), to the shower temperature regulator that didn’t work so you either had a freezing or scalding shower, to a bath towel so small that I went out and bought two large ones from Dollar General, the unit just felt tired and dirty. I will give credit that check in was completely contactless and there was milk in the fridge and small boxes of cereal for breakfast along with a coffee maker, and the location is quite convenient for walking around town. And unlike our friends who stayed upstairs, our mattress was okay but the linens smelled very damp and unclean.

SoM advertises itself as a "bd and breakfast". Don't  believe it.
What it is are renovated store fronts turned CHEAPLY into Motel 6 quality rooms.  Th mattress on our queen-sized bed sagged so badly that you could not help rolling to the center.  Sleeping on it reminded me of a waterbed, but without any heat and with coils sticking you in the back.
There is no 'breakfast room'; instead, SoM gives you little cereal boxes, the type you once found in an assortment pack in a supermarket, all heavily sugared, 3 "danishes" of the type you might see in a vending machine and coffee "packs" which probably were originally supplied to a Howard Johnson's.  They supplied dishes, some cookware, and utensils, all of which came from individual flea market sales.
To call this place a rip-off would be to demean rip-offs.
IMy back is still hurting, a1 1/2 days after leaving there.
If you find yourself in this part of the Catskills and are looking for lodging, look elsewhere. Any elsewhere.

Run Away! Run Away

My wife and I stayed in a one bedroom on first floor.  Location and value are good.  Place definitely needed updating.  Mismatched bath towels with frayed edges shows that owners are not willing to put in any efforts to update.  My main issue was specific to this room.  We were told there was keypad to enter unit.  Upon arrival, our door into our suite was unlocked and there was a set of keys on kitchen table.  So we had to use the key which wasnt a big deal until one night, the key would not unlock the door and we had to call management to come and open our door.  But that was still not the main safety concern.  This unit had a door in the bedroom with a bathroom type lock that led into this unfinished ally concrete ally way where there were electrical boxes and at end of the hall there was door that led somewhere to back of property.  This door should minimally  had a deadbolt!  I actually took a kitchen chair and tried to prop it up under doorknob for some added safely.  I even told my wife that if our teenage daughter came with us, I would not feel safe leaving her in the suite by herself for any length of time.  If you are thinking about staying here, ask for a second floor unit.

Safety was issue

We were hoping to get the one 2-bedroom suite at the Margaretville Mountain Inn Bed & Breakfast since our kids love what my son refers to as a "Sleep & Eat," and the breakfast got rave reviews, but it was booked. :( So, I saw they had another property called the Village Suites that had two 2-bedroom apartments. After checking in at the Margaretville Hotel down the road, we made our way through the quaint downtown to find this old Victorian home with a cute, colorful paint job. We had the bottom floor, and the 2nd floor was not rented that night, so it was very quiet except for the little babble of the brook along the back of the property. We were only staying one night, so we really didn't need the full kitchen, but it was nice to have a separate living room to watch TV and a dining room table that we used to play some of the board games that were available there. But the clincher for us was having a second bedroom with 2 twin beds for our kids - we are done sharing 2 double beds in a studio hotel room with our 10 and 8 year old! After tucking them in, we were able to retire to our separate bedroom with a comfy king bed. All bedrooms and large rooms had window AC units, which were necessary on this hot, muggy night. The place is definitely dated, although the living room appeared to have newer furniture. Our kids are used to more contemporary decor, and felt the "old-timiness" of the place bordered on spooky (to be truthful, I kinda did too!). But we all got a good night's sleep and had plenty of energy for our rail bike ride in Phoenecia the next morning. Very clean. No complaints. Free wifi. Only inconvenience was having to return the keys to the Margaretville Hotel since we had to use the keys to lock the deadbolted doors as we left instead of leaving the keys inside.

This apartment is perfect if you are looking for a rustic apartment (two bedrooms) with a kitchen (with dining table) and a living room while enjoying the nearby attractions of the Catskills.  Although some of the appliances did not work (apologetic signage noted), the kitchen was clean, and accommodations were made for non-working items.  Information binder on area was very helpful.  Dated bedspreads and furniture made it a step below a hotel and more along the lines of a motel.  Air conditioning units during our stay triggered a circuit shortage when both bedroom units were on,  but management was responsive immediately which was helpful on a summer August night of epic heat!  For a traveler used to motels - this would work well.  Bar next door had some noise activity, but our room was on the opposite side of the street noise so it did not impact sleep.  Stayed overnight due to a family wedding, but would not want to stay more than the weekend in this location.

Rustic Apartment Near Roxbury

I stayed at Suites on Main while doing a tour of the Catskill mountains. Very convenient with a bar, restaurants, grocery store and liquor store all walking distance. This is great when you're traveling by motorcycle. Very nicely appointed room, and being in room 1, I was able to glance at our bikes parked in the lot next to the building. Small kitchenette was a bonu. Would stay again for sure!

Room #5 was older but very clean and comfy. Only issue was the power. It was hit outside the two bedrooms without the AC. You could not have them both on and blow dry your hair. We kept popping the fuse. We had a larger group getting ready for a wedding. We figured it out :). Great location in a wonderful town. Unit #3 and 4 were bigger and#3 had the best layout. Great for families. 

Very clean and comfy. 

We had a family wedding in Roxbury and this was one of the recommended places to say. Cute apartment type setup. Kitchen didn't have much. Perfect for 5 of us to sleep and visit with each other. Everything was clean. There was an outside pitch facing the mountains that was a little dusty.
