We stayed 3 nights in this wonderful Victorian house recently. We love the location. A short walk to all downtown sites. Clean and comfortable. Wake up to the aroma of fresh coffee. Great breakfast. Denise is a great host. Highly recommended.

Ideal B&B

What a lovely B&B this is. We have spent two nights here. Denise is a wonderful friendly host and welcomes you into her home. Lots to choose from with a fresh home cooked breakfast. Great central location with a great view of St Mary’s Church at the end of the street.

Wonderful friendly welcome

Wow! What a great location to visit the main street of Newport. There are so many historical sites to visit within just a few blocks of this B&B. If history isn't your cup of tea, there are plenty of local shops to explore ( bring your sneakers it's a lot of walking ). If you are hungry and  want to experience the night life, Denise's B&B is the best location you will find, it is close to all the great restaurants and local pubs. My husband and I were pleased with the location, and the rooms were very comfortable and extremely clean. We also had a private bath, that was a nice perk. Breakfast was a true delight. Denise gives you a choice for breakfast... eggs, pancakes, waffles, fresh fruit, along with coffee, and juices. The breakfast was delightful! Denise is also a wealth of information when it comes to the history of Newport, and places to visit locally. When we return to this area for vacation the Fair Street Guest House is our new place to stay!

Looking for the perfect location to visit Newport, Rhode Island?

Location, location describes this Guest House/ B&B. 
You’re a street off of the wharf & harbor, 20 minutes walking to visitor Center/ bus tour locations  for sighting and tour of mansions.

This Guest House is not plush at all.  It’s is a small & simple and filled with collectibles.

There is a noise factor in the day- a contractor  was working next door.

Our room was very small, and there was also a fold-up extra bed.
The bathroom had a tight shower but plenty of hot water.
Breakfast was simple, coffee weak and served rather late if you’re making  the first tour bus.
Hostess quiet, reserved and polite.

Location is Great

The Inn is a very well kept beautiful New England Victorian. Denise, the innkeeper, clearly takes pride in keeping it clean, making her guests feel welcome, and knows how to prepare an excellent breakfast. The location is perfect. Only steps away from most of the centrally located hotspots of Newport. Denise was also very helpful in providing us with great places to eat and visit.

We picked the right place!

Really nice place, very clean.  Room A is very quaint.  Breakfast was really nice.  Location couldn’t be better, right off Thames St.  Denise and Wayne are really nice people, and Denise was really helpful with her advice.  We would definitely stay again.

Excellent Bed and Breakfast, in a great location

Loved our stay at this charming B & B.  Very clean, great breakfasts, and very gracious, friendly hostess.  Perfect location.  Within walking distance of everything in downstairs Newport. Will definitely return in the future

Perfect!

Guest house with rare to see excellent old style furnishings, including big and small pieces collected from all over the world. Though rooms are a bit small but quite comfortable and cosy. AC fitted. Room 'A' is about the best if you do not mind a small bathroom. The owners are very courteous and helpful. Breakfast with several choices for children made hot and fresh.

A rare old style guest house at an ideal location

Well, my review in June 2018 said we would return one day - & we did!!  It was lovely to see Denise & Wayne again & it felt like staying in a friend's home. This time we brought friends with us so had 2 of the 4 available rooms & we had the same room as last year.  I have seen all rooms now & they are all quite individual. It's a quaint, quirky property & certainly in a great location.  Yes, there are a few points like the small TV, street noise & being upstairs can be hot & difficult with bags but that, to me, is what you expect from a character property rather than a run of the mill chain hotel. 
Someone mentioned that the bin wasn't emptied but that is the house policy & I personally don't have an issue with it.  Perhaps it should be better publicised which is why I'm mentioning it again having mentioned it in my previous review. 
Our friends enjoyed their stay also.

Return visit

I had the best time at Fair Street Guest House. My room was large, comfortable, clean and very well-stocked. There is a TV, cooling and heating. Denise was such a welcoming and warm host, ready to help with maps, directions and advice. Her cooked breakfasts (and the rest of the spread) were really delicious! The location in downtown Newport is extremely convenient for the touristy spots, too. Due to main roads being very close, you may hear the occasional motorist at night or in the wee hours of the morning but I was so worn out after long (happy) days of sightseeing that I went right back to sleep!

I would highly recommend this lovely B&B for the warmth and convenience!
