We just got back from staying 4 nights here. When we first checked in one of the bedroom air conditioners were not working, we let the owner know. He said that he would send someone the next day, when they checked it out he said it was fine. After 2 nights the maintenance man came to install blinds on the outside porch(which should have been done before you had guess arriving) we told him about the air and he finally replaced it. The door to the apartment would not shut unless you slammed it  and hit it in a certain spot. The outdoor furniture was old and rotten. One of the chairs fell apart while my dad was sitting in it. The bathroom was gross. There was rust all over the shower curtain and rod. The steps leading up to the apartment were broken, felt like you were about to fall through them at any time. Not sure if they change the bedsheets.

Horrible

BEWARE! This is the craziest hotel experience I've ever had, and the first time I've ever felt inclined to leave a review for a business. We had to book last minute for a trip because of a covid related reschedule and this was our only option. Upon arrival we were skeptical because the room was dirty, but it was an awesome location. The booking.com ad that there were private balconies for every unit, but we didn't even have windows in our living room -- we found it a little humorous and moved on because we didn't plan on spending much time in the room anyway. All four of us woke up the first day with sore throats and raspy breathing from a mildew filled ac unit in the bedroom, but as soon as we got outside and got some fresh air, our lungs cleared up. The room was damp from whatever the mold issue was when we woke up every morning. By day 3 there were dozens of flies and nothing would dry because of the lack of window ventilation and the mildew. We all laughed it off and went home vowing never to book last minute again. When I got home, booking.com emailed me asking me to rate my experience with smiles and frowns. Within an hour of responding to the email, the owner of the facility called me 3 times screaming at me for my frown responses. He called me "junk", "a piece of s**t", "trash", etc. and called back screaming more each time I ended the call by telling him it was inappropriate to call me at 10:30 at night to scream about my responses to a booking.com email. I ended up blocking his number and freezing my credit card for fear of this volatile man having my personal information. He called back from a different phone number twice more at 9:00am to continue screaming under a phone number that wasn't blocked. I explained that it was harassment and my husband attempted to speak to him, but he screamed more extensively. Please be cautious before booking because this place it super questionable and the owners are out of their minds.

We came to Ocean City for a family reunion and stayed at this place in the 3 bedroom ocean front room. It was very spacious and immaculate. We had a great stay and the owners were so friendly. The man helped us ASAP when the TV wasn’t turning on correctly. Great service. It was a wonderful location, so close to the beach and boardwalk. On the first floor of the building was a delicious pizza place, PIZZA BOY, and a yummy ice cream/ cannoli shop, JULIA’S. The view from our balcony was incredible. We were on the third floor and could see everything below us. We will for sure be back. Thank you so much. Definitely recommend for families. 

Great Family Place

We stayed in the penthouse which is 401. The apartment was very spacious with amazing location on boardwalk over looking the ocean. I have no idea where the negative reviews are coming from. This was a great value and the owners were so very helpful. This is a beach apartment rental so will not be the same as let’s say a 4 star resort. There are many steps and no elevator which means the kids wear themselves out nicely and no need to fret over any extra calories take in. This is the typical beach walk up apartment experience in Ocean City and along Delaware beaches. Full kitchen and two full baths with three separate bedrooms means everyone was spread out steps away from the boardwalk!

Great suite in perfect location with wonderful hosts.

If I could give this place a zero rating I would. I called and asked to be upgraded to an apartment with an ocean view. When I called I was told that they didn’t have any ocean views available and I let them know I double checked Priceline and it shows two ocean view apartments available. The owner then said he wasn’t in the office and didn’t know actually know if the apartments were available. The owner gave me the front desk number and I spoke with his wife. His wife said no ocean views were available and she couldn’t change my reservation without Priceline making the modifications. I called Priceline and the representative spoke with his wife to make the modifications because Priceline did show two rooms available with an ocean view. The Priceline representative confirmed this with me. The representative said she would call me back in 30 minutes to make the changes. An hour and 1/2 later no one call backed. So I called the front desk again, she spoke with her husband and they did have an ocean view apartment available. She asked if I was bringing a dog and I said yes, your ad on Priceline said you accept dogs. She then refused to rent me an ocean view because of my large dog. You can see from my profile picture of my boyfriend and puppiers, I do not have a large dog. I explained this repeatedly, because she stated they do accept dogs in the ocean front just not large dogs. I honestly think the owner and his wife are pulling a bate and switch on Priceline. I think the dog situation was just an excuse not to rent me the room because they are advertising ocean view apartments when none are actually available. I’ve seen reviews on how people are paying extra for ocean fronts and not getting the room they paid for. Oh and then his wife yelled at me and told me I’ll get what I get. So I canceled my reservation and got a hotel with higher ratings. Honestly, it isn’t worth the hassle. The owner’s wife is rude. Who wants to deal with that on vacation? I know I don’t. Vacation is supposed to be relaxing, a getaway from everyday stress. Spend the extra money and stay somewhere else! It’s worth it. We love our hotel and having a wonderful vacation :)

Rude Owners

Total Scam. My boyfriend, his daughter and his parents checked in on Sunday. I was having car issues so I planned on heading down tomorrow. I can't go because even though our reservation was for 5 people there is only accommodations for 4. The list of ammentities that were reserved: condo on the boardwalk; two bedrooms: one full size bed in one room, two full size beds in the other, and a pull out couch; and two parking spaces. The condo they were given: Two blocks back from the boardwalk--apparently the owner has a few properties that all are up for grabs but you think you are making a reservation at Boardwalk Terrace with no mention that there is a possibility that you might get that property; two bedrooms: one with a queen bed, one with two twin beds, and a pull out couch with no mattress--the reservation was for four adults and a child so with no mattress on the pull out couch there is no room for me. I suggested I bring an air mattress with me however there is no room for an air mattress; and ONE parking space--I would have to pay to park or park far away in the free lot and take a shuttle bus. So, all of this leaves me wondering what the owner would have done if we had all gone down on Sunday???  I think I'm making the arrangments for the next family vacation. The owner is lucky I am not down there. Just stay away from this place if you have specific needs--there are many other options in OC. 

Owner is a scam artist

Cons:

You look @ the award-winning pictures & think this property is on the boardwalk. Guaranteed, you're thinking the ocean is right outside your window. However, looks can be deceiving...

1) Warning: These are NOT hotel rooms. They are apartments in houses.

2) Amenities are few/minimal. No wifi. A limited selection of satellite TV viewing. Bring your own towels, bedsheets, paper goods, soaps, shampoos, detergents, etc. Bring 'ALL' your own personal comforts & items during your stay. The air-conditioning is aged & in windows.

3) Unless booking strictly, 'Ocean-front', these apts. are in different locations/properties/apartment buildings. The pics online are for a facility called, 'Boardwalk Terrace', a real place, but 80% (4 out of 5) of the owner's properties are NOT as the pics imply. Totally different locations w/in Ocean City and 'DEFINITELY NOT' on the boardwalk. Even the 'partial-view' apartment pics were NOT taken from our balcony. This apartment & its actual balcony view is several several houses away from the boardwalk. Honestly, its view is hardly worthy mentioning. Note: Our room is 2nd to the best!! 

4) The pics imply that the balconies are private. They are NOT. This is a problem if you are concerned about safety, security, & privacy. Unfortunately, we had to share ours w/ four young, rambunctious, party-loving men who drank day & night. Looks as if they never left their apartment. Between the door-slamming & the non-stop noise from our neighbors, it was bedlam. Seeing beer cans & drinks everywhere was bad enough. But, maneuvering around flip flops in order to get to our apt. door as well as looking @ wet soiled clothes & towels hanging over our shared banisters made the majority of our week's stay a visual nightmare.

If owners didn't lie or deceive, apt. has positives. Walking distance to boardwalk, takes pets, has kitchenette/refrigerator, & owners non-intrusive. Apartment very clean.

The pros are accurate. The cons are just as real!

OMG, I JUST SPENT $820 FOR A PIECE OF CRAP DUMP.  There is a small (year 1950 sofa) that sinks to the floor when you sit on it and you will  have back pain if you can even get up from it!  There is no washer, dryer, or dishwasher!  There are no local channels on TV!  The screen door to the balcony is useless  because it is all ripped up!  There were little black flies in the kitchen!   There are pieces of wood under the mattresses that stick out!  The table on the porch is all cracked!  There was one wine glass in the cupboard!  There were no drinking glasses nor any frying pan turner!  I was charged an outragerous $820 for 3 nights!   To top it off, I just realized I left my pet's medicine in the drawer there.  I just called the owner and asked him if he could mail it back to me since it is Rx medicine for my dog's eyes and he said only if I sent him the postage first!  Can you believe this owner!!!!! DO NOT STAY HERE .....he is a complete RIP-OFF.  I have been literally SCREWED!

DUMP

STAY AWAY! The male owner is very rude, nasty, arrogant and confrontational.  I can take and understand a cheap rental amenities but what I can not take is the negative attitude of a person who is running the place. I will advise all my friends and family to stay away from Boardwalk Terrace, Ocean City, MD, 
By the way, the beds does not look very clean especially the pillows looks very old and has stains all over, it's really disgusting. We washed all the bed spreads and we bought new pillows. I wished we checked the reviews about this place because I just read similar bad reviews from other people.

Rude Owner

Very old and not maintained!  Could hardly open slider doors . if you can't climb steps BEWARE 64 steps up and 64 down. Terrible!!! The pullout sofa in living was so old and uncomfortable you couldn't sleep much less sit down and be comfortable. I do not recommend this hotel to anyone. Also your oceanfront is blocked by all the steps. Also outside deck area is very dirty and in bad need of freshening up .
