We rented the 2-bedroom cabin with loft #C2. It was clean, the kids enjoyed the loft so much! Basically, the loft is intended for kids, as you can only sit and not stand, the ceiling is too low. No biggie, the kids loved their little hideaway to sleep & play games. The front desk was great and Scott allowed us to check in early, giving us almost a whole day extra. The dishes were clean, the unit was clean, the screen porch was great and the gas fireplace in the living room was awesome. It was October, so chilly in the am...we lit the fireplace. Nice touch! The lady in the store was so kind. We needed apple sauce for our granddaughter to take her pill and the store did not carry it. The store lady gave us her personal, unopened snack size applesauce, with an extra one for the next day. So kind of her! I would definitely recommend Wagon Wheel. They were great and we had so much fun! Thank you for everything!

Cabin was great!

Pool was beautiful and grandkids had a blast on the splashpad. Was a decent experience until we tried to leave our "pull-through" site. Some person parked his truck right in the middle of the exit drive from the path. We had to maneuver our 32 foot trailer out an alternate way asking people to move their cars so we could get out. Took almost a half hour to get out. Admittedly it was Labor Day weekend, but the lack of parking for the sites pushes parked cars out on the road... so it only takes one inconsiderate person to to block you in.

The experience during the week when it was less crowded was pretty good. The park is very heavily weighted towards seasonal sites.

Other than how tight it is, everything else was fine. But having a big truck and a large trailer... we won't be back.  One of the people who had to move their vehicle to allow us to get out agreed that it is way too tight and they were not going to return either, for the same reason.

Bottom line, i you have a smaller trailer and/or are very experienced in tight maneuvering, I would recommend. Otherwise, no.

Beautiful Pool, great splash pad, campground WAY too tight

Straight through the gate to Site #1! Easy in, easy out...laundry and shower facilities 100 yards, gift shop, and store 200 yards, and a 7/11 just a quarter-mile away, oh, and the best Lobstah on da Planet just 5 miles away!! Wonderful stay, loved every minute of it!

Excellence!

We have stayed in more campgrounds than I can remember across 40 States so I have a reasonable idea of to expect. This was the most packed I have ever seen a campground, there was no e tea space anywhere. It deserves credit for being clean with a great play area, it also had $1 rides to the beach.

While many will disagree with this review a few of us experienced RV’ers will know exactly why I rated this RV resort the way I did. In fairness the park is doing its best to become a 100% seasonal owner RV park. The management should place the traveling RV’s in a separate part of the park away from the seasonal residents until this transition is complete. However until this is done, those of us who have been on the road for six months or longer and have stayed in more parks than we can remember, we are not looking for a park that crams your RV into a spot that will hardly hold a tent, hours of annoying loud music vibrating your RV and shaking your windows, huge hundred pound dangerous breed dogs being walked by children, teens having golf cart races, a safe place to walk your small dogs without having tons of children scaring them and laughing about it, neighbors acting like drunken fools at midnight, free WiFi that never works however you are offered an upgrade at an additional cost, etc, etc. I believe by now you get the idea. Don’t get me wrong, if this is what you are looking for in a RV park then this is your park. Matter of a fact it deserves a five star for managing to even fit a 32’ travel trailer in between several RV’s that are decked out with storage buildings, elaborate decks/sunrooms, fences and vehicles lining the small road. I can’t make this up, one of the sites on the end actually built a Windsor wall to prevent anyone from turning down “their” road. Because of this you have to navigate up to 20 vehicles that line the road then blind back your RV into a tiny spot. 
Most experienced travelers are seeking piece and quite which is a far cry in this park. The only reason I booked this park was because I had stayed in another Sun Resort in Mystic Connecticut that was perfect for my age group. That particular park was very quite and laid back with plenty of room to walk my two small six pound dogs without having to torture them to walk in the middle of the street holding their urine and poop while passing by RV’s with people glaring warnings not to allow your pet to not unleash its bladder or bowels on their little tiny spot in this world and the fear of getting mauled by huge dogs on chains not being watched by their owners. However it’s ok for them to allow their pet to drop huge piles on your campsite and keep walking. My wife and I felt like the park pooper scoopers. 
I don’t want this type of drama. All I want is peace and quiet. Why campgrounds think that experienced RV’ers want to deal with this is beyond me. I actually know exactly what a sardine feels like in a can after my stay here. 
The staff was nice, especially Phil, who by the way was doing his best to help me thread a camel through the eye of a needle while backing (for which I have over 40 years of doing so) however someone on his pocket radio thought something else was more important. However don’t trust what they tell you about sites being booked. I asked three times to move to a couple different sites that I watched empty my entire visit, however I was told they were reserved. Getting hooked up and pulling out was a nightmare with trucks and cars parked out into the middle of the street. Some campsites had as many as 12 people and five vehicles staying in one RV across from us. 
When I checked in I ask for a good quite spot. What I received was far from it. 
I believe I would have been better off boon docking at Walmart. 
The night before I left I had to walk around the park and politely ask people to clear their vehicles off the road to make room to pull my truck and camper out. What a nightmare. 
I’m sure the management will respond with something smart to say, however they will probably be right. I should have looked for a park that advertises large private campsites without seasonal RV’ers and without all the bells and whistles. 
To Sun Corporation, it’s only a matter of time before a small child gets mauled to death by a vicious dog, drowns in your pool where parents don’t stay with them, someone getting seriously injured by a child racing a golf cart or a child getting ran over by a vehicle from walking out between all the trucks and cars that line each side of the small roads. Your goal should be to look at Seaside in Mystic Connecticut and try to model that park.

Beware travelers

Very clean facilities and exceptional service. There are plenty of family activities. There is a family pool and water play area and a second swimming pool as well as a spa for adults aged 21 and over in a quiet corner of the campsite. There is less and less space available for tourists' VR as they are mostly seasonal. Many cute cottages are available for rent at affordable prices in low season as well.

The best campsite in OOB

I don't like to leave negative reviews so I will start by saying that most of the staff at the resort were VERY nice. My kids and I stayed in a cabin and the cabin itself was adorable. It was very cozy and cute, and the porch was really nice. However, it was filthy. I was shocked by just how filthy it was, because it seemed like a newish place and it would be very easy to clean. When we first checked in the kids immediately went up to the loft -- the main draw reason we booked there. They started yelling that there was something on one of the mattresses, and I climbed up to look. There was what appeared to be a large pile of excrement on the mattress. It was dried but had also soaked into the fabric. It was pretty shocking. I called the front office and they sent someone to pull the mattress and bring in another. The replacement mattress was also gross -- stained and lumpy, with a ripped cover. But no excrement and we just wanted to get on with our vacation. They didn't clean up after they took the mattress out, and there was no broom or mop, so I had to crawl around in the loft, stairs, and the living room with wet paper towels to clean up the debris that fell off the gross mattress. I also asked for them to send someone with a vacuum because there was dog hair EVERYWHERE, especially on the living room furniture and the bottom bunk. The floor was very dirty so we had to wear our shoes inside the cabin. The bathroom in the bedroom had a hair clump in the drain, a moldy shower curtain, and at least two old bars of soap melted into the caddy, along with someone else's razor. There was an old shirt stuffed between the mattress and the wall. The loft was dirty as well. I was expecting spiders and dirt, but not bandaids, finger nails, and piles of other people's hair. I don't understand why there was a cleaning fee when nothing was cleaned. The fireplace didn't work and it took two calls and an extra day to get it fixed. Even the can opener was broken. 
The cabin itself was cute, and we loved the golf cart rental. The pool was really nice, and the kids enjoyed walking to the store for candy. The residents of the RV park were great and very friendly to us when we drove around looking at everything. We had a fun time at the outdoor movie too. We loved using the fire pit and the grill was filthy  (of course) but it worked fine. 
I would not book there again because of the really surprising grossness of the cabin, which is too bad because the place itself was kind of awesome. My kids loved it, but they weren't spending the entire time stressing out about excrement, hair, filth, and broken stuff. Not much of a vacation for me!

I have gone to this campground for quite a few years. Last year we went somewhere else and immediately regretted  our decision! So this year we were excited to return. 

We loved the pools, splash pad, the overall cleanliness of the campground. We loved having a fire every night to sit around. We also loved to be able to rent golf- carts truly a highlight for my kids! The staff are super friendly!

Now for the small amount of issues...  we spent a little over $1300 maybe more to stay in a cabin for five nights.  Always stayed at these cabins as we don’t have a camper.  I believe for this kind of money the cabins should be 100% shipshape and I feel that they are really showing their age especially C8 which is the one we stayed in.  I actually requested this cabin because we’ve stayed in it before and we really liked it.  Overall the cabin just seemed a run down ( The mattresses need to be changed the showerhead needs to be fixed, needs paint, the locks on the doors are all busted etc) which I would have no problem with if I was paying motel prices but that’s kind of top dollar and the place you’re staying at should reflect that. 

 I also brought my own toilet paper and paper towels just in case but we were told to bring linens and paper goods which I didn’t think would count as paper towels and toilet paper and when we got there, there was only one roll of toilet paper in each bathroom and one small thin roll of paper towels (we had six people in there) and by the last night I had to go to the front desk ask for more and they wouldn’t just give it to me they needed somebody to come to me and come to our camper and give it to us. When the  gentleman showed up instead of just handing me a couple there was a relatively complicated conversation on exactly how many I needed and for how long I was going to be there. Again paid pretty good money per night to stay here just give me the darn toilet paper lol.

One more thing...  because we had so many people in the camper and one of them being a toddler sometimes it just was easier for myself and my daughter to go to the public restrooms to take showers. They’re very clean my only concern is that they have sensor lights and on every occasion that we showered those lights would go off mid shower and you would have to get out of the shower go into the hallway wave your arms for them to turn back on and it was actually pretty frightening for that to happen at night time it was pitch black in there! So just an FYI.

 But overall I truly believe it’s one of the best campgrounds in all of old Orchard!!

Nice family vacation

A disappointing visit at best.
As you turn right just after the office check in, there is this extremely large campsite with setup that belongs in a trailer park housing area. I was so excited to see the size of the lot and the enormous amount of things allowed.The deck is huge and then they have a lovely yard beyond the trailer and deck as well as a shed beyond the yard area and a driveway as well. 
I have to say we were impressed right off the bat. There were two vehicles in the driveway, another in front of the deck, a golf cart and two jet skis stored as well. I was ready to sign up.
Until the smell of pot hit us as we drove by. Very strong smell. I was totally unaware that Maine is an open air marijuana State. What a great idea!!! 
We settled in to our site pumped because of our intro into the campground but it all went downhill after that. The roads are great being paved but what a mess. Nothing was cleaned up. The roads were covered with piles of pine tree needles and our shoes ended up with sap on them from walking around.
On a walk during our visit which was hindered by incessant barking of two little yipper dogs. Lo and Behold, they were at the elaborate site at the entrance. Those dogs barked all day and the mother just kept yelling for them to stop. My happy thoughts were slowly dissipating and were totally wiped away when we turned the corner on our walk to the next street over and saw a man yelling and ranting at a woman. Sadly there were children there as well. We stopped and stayed to make sure no harm was done.He was in a frantic mode and we were concerned. When he left we questioned another neighbor and they said he was the park manager. We were stunned at the unprofessional behavior of this man and NO man should ever treat a woman like that. 
Needless to say, that was enough and we will not be purchasing a cabin on this property. 
I gave two points because the bathrooms were spotless and the campers were great but that is not enough to change my opinion of the awful way this place is run.
Shame of that man.
