Our condo, 1206 was very dirty. The floor was old white tile that needed a serious scrubbing or replaced.  There were dirty marks all over the walls and on the kitchen table.  A dead bug and toilet plunger was in the main bathroom.  As well as brown marks on the walls.  Some of the dishes were dirty and the cutting board looked like it was covered in mildew and mold. The shower rod was so rusted it was a struggle to pull the shower curtain open/close.  The cabinets were outdated and very worn not to mention covered in dirt as well. The TV didn’t work for the first 2.5 days but someone finally showed up to fix the remotes. 
Housekeeping mopped the floors on our 2nd day and I asked for a manager to come up and
Look at everything.  They did some spot cleaning which helped some. 
On a good note the view was spectacular and the bed was clean and soft.

Extremely Dirty Condo-Phoenix V 1206

The room was disgusting when we arrived. Hair all in the bathtub and shower. Sand all in the floor. Paint chipping from the ceiling. Could not keep the floor swept for the paint chipping. Tub stopped up.

Room 706

The splash pad and outdoor pool is great!   Condo very nice and well furnished.   The balcony and view are great!!   Kids really love that they can go from one thing to the next.   (Definitely lots for them to do.) 

Biggest issues is the elevators or lack of.   Typical wait time has been 20 minutes to an hour.  (Which is a lot for the littles).   Due to the splash pad family setting…many guest have wagons and lots for littles making elevators fill up quickly.   Other downside is indoor pool.   Very dark and the chemicals are so heavy it truly made my eyes hurt just sitting in the hot tub.   

First time in a complex this large and it will be the last.   For me personally it is to big.  

FYI…jelly fish were horrible.   Early August and regulars say that is typically.   🤷‍♀️

Great for kids….but

This unit has partially been updated but still has issues…..desperately needs painting, especially the trim. It’s really bad. Mold in the master bathroom. Living room furniture really needs updating. Most of the outlets in the kitchen did not work. Had to move the coffee pot every day to plug it in. This is the 2nd unit we’ve staying here and the first one was really really bad. Be careful when you rent from here. Other friends that stayed on the second floor said their room was terrible.

Unit 605

Not sure what happened to cause Brett Robinson to hand over management of this complex to someone else. But whoever Coastline is they fall way short of being involved and helpful. Current employees behind the check-in desk will tell you...silently...that Brett Robinson has made a huge mistake in this handover. Well, they told us and they were right. Brett Robinson has allowed Coastline ( just the name we were given ), to come in and manage Phoenix V. They may manage other Brett Robinson properties. We're not sure. In 25 years of coming down to Orange Beach and staying at Phoenix Condos,  we've never been met with such a distinct difference in how they treat you. Forget about previous experience here. That's gone. The first sign was parking charges. $50.00 per car. Only 2 allowed - 3BR unit. YES, they will charge you $50.00 per car to stay here. No compromise,  no discussion. If you happen to have more than 2 cars, then other vehicles stay way off site. That's a new charge and probably not popular. We've never paid for parking at any Phoenix Condo.

Maintenance work on the property while we were there was never promoted to our attention until checking in. Several balconies not accessible because of this. Work areas were not defined on the ground as balconies were inspected by mobile scaffolding. This dangerous work should have taken place in the off season.....not at the height of summer with several hundred people below. In any case we were not informed our balcony may be closed until check-in. 

Security guys at this Phoenix V have taken it up a notch. I was asked to provide proof of my residence time after time. Constantly checked at the pool, in the pool, on the way to the pool. Walked across the street to Live Bait. As we came back across the road after dinner, we were met by the guard at the entry kiosk. He was not going to allow us back on the property without proof of our staying there. These guys don't need to be so rabid. Fort Knox could use these guys.

In the 8 days we were there the pool could have been treated more. Not one attendant with a skimmer......and there were plenty of times on entering the pool in the morning that it needed skimming. This is a huge pool. Lots of "objects " needed to be directed elsewhere. Again, things are changing here and they're noticeable changes. 

I will say our unit was clean and nice. The owners did a fantastic job on the decor. But if this is where Brett Robinson is heading with outside management of some of their properties it will start to affect unit owners and their bottom line. Bad news travels fast. Those that travel don't appreciate being treated like this.

Overall, we're disappointed. We weren't prepared to see this from Brett Robinson.  However,  there are other places.

Great Condo, lousy management. Be prepared to shake your head.

Excellent 6 night stay at Phoenix V, unit 904. The condo was perfect for 4 adults/1 child. On the beach, clean, super convenient, large balcony, short wait for elevators despite past reviews. Despite a massive amount of people, the most we waited for one was 10 minutes tops.

It was very crowded because of baseball tournament in town and start of holiday weekend so lots of kids and families, but this only added to our experience! Our daughter made new friends every day and all of the parents looked out for each other’s kids while we got to know each other. 

Plenty of carts for check in and check out, both luggage and shopping carts. Staff was on site but everything could be managed on own. Door code instead of key for door is so much easier when you’re schlepping all sorts of stuff to and from beach. 

Pool and splash pad were big enough for us to enjoy without feeling overwhelmed with people. Our daughter LOVED the splash pad!

My only minor complaint is that we didn’t realize that people could set up their own chairs/umbrellas in front of the ones we rented from Ike’s Beach Service. However, it never ended up being a real issue and now we know for the future. The people with Ike’s were great, btw.

We can’t wait to come back next summer!

Great family vacation spot!

Upon entry the floor tiles are duct taped around the entire lobby. The front desk evening male receptionist was snide and rude. Hardly looked up from his phone to greet us. Rented from a third party rental company Beach Getaways (which I also would not recommend) so the staff on site could not help us with anything not even with extra towels.  The hallways and doors to the condos and main areas are in desperate  need of a coat of paint. Lobby Decor is 1990 with updated furniture to mask the age. Parking was convenient but you do have to pay an additional $55 for the parking pass. Ice on site but it’s an extra charge as well. No restaurant or anywhere to buy drinks or snacks other than vending. Pool was decent although a little too warm.  Room was clean.  Two stars because the beach access was convenient and easy and the room had a great view.

Subpar accommodations with a great view

We stayed in Unit 605.....The floors were dirty .....The Master bedroom had sand in the bed .....The Freezer Door would not shut all the way and would not keep things cold ....The Fridge/Freezer leaked water on the floor and we had to clean it up every morning...I really love that area....But, I feel like this was way overpriced for the accomodations.....Also, We pay for beach chairs and umbrellas and make arrangements to be on the front row so we can watch our kids play....People bring their chairs and unmbrellas and just set up right in front of you....I love the area and enjoy bringing my family here for summer vacation....but, I don't think I would reccomend this property

Not Pleased

Will never stay here, or another Brett-Robinson managed property. Everything was terrible and when attempted to contact management, just made it worse. All of our furniture was falling apart, the pictures on the website show NOTHING of what our room was. Our dryer went out and was told there was nothing that could be done so I had to dry my clothes on my balcony, which I was attempting to enjoy but couldn’t since my clothes needed to dry. Speaking of balcony, we had the cheapest furniture anyone could put out out. We were provided with $2 plastic chairs and a whicker set, which was broken and dirty upon arrival. Our fridge leaked all over our food then created a puddle in the back of the fridge, which smelled disgusting. I couldn’t even enjoy my vacation because of here. Their elevators need some serious help, as you have to sometimes wait 30 minutes for one. Our friends also had rooms and they have nothing positive to say. Their carpets were filthy and hadn’t been replaced in over 5 years, easily. You had to wear shoes throughout your entire condo, even to bed which you as not comfortable for vacation. I wanted to relax and never could because we didn’t want to be in our condo more than to just sleep. We normally stay twice a year, but will take our business elsewhere from here on out.

NEVER AGAIN.

I could see why they call this condo a "high demand unit"!  It was extremely clean, updated and had everything we could possibly want!  My husband loved the 65" television and I loved having the kitchen well stocked.  We like to cook and eat on the balcony.  We've already rebooked this unit again!!!
