Sought out a Bed and Breakfast for our first time at the Finger Lakes. Hutton was not our first choice, but boy were we glad we chose to stay here. This place is magnificent. The house is pristine inside and out for the age of the home. Mike and Chef Maggie are amazing hosts. The attention to detail, cleanliness better than a 5-star hotel, from the hospitality to the meals. This history behind this place is well know by the host and in discussions with Mike, you can tell he has a desired passion to keep the Hutton Farm’s history alive. This is the absolute gem within Penn Yan. The thoughtfulness behind the lay of the land, from your room to breakfast time to your own personal escape time is well respected and well mannered. 
Details are laid down to even the breakfast, and will try not to indulge, but you will not leave hungry from my experience. Table service breakfast is what you could find at a James Beard nominated restaurant. Farm to table at its finest and the uniqueness to the course treatment with elegant historic table settings was beautiful. The time and effort both Mike and Maggie share in this experience is highly noticeable and can tell they live for it. Can’t wait to stay again in the future! May the road treat yinz well and cheers til next time!

Stay at Hutton Farm in Penn Yan

Underwhelmed. Because of this establishment’s high price and ratings, we expected a reasonable level of service and the basic amenities that we have experienced in numerous other bed and breakfasts. We were very disappointed from the moment of arrival until we had them in the rear-view mirror. 
 
After a full day of travel, we set foot inside the tiny, cramped entryway only to be accosted with a disjointed endless monologue about the do and don’ts of said place, its apparent logic seemingly stitched together like Frankenstein’s monster. A few of the numerous particulars involved cautions about the different sorts of noises that radiators make … only one and I repeat, only one bottle of water will be placed on the left side of the refrigerator for each registered participant … and that seating for a sit-down breakfast would commence promptly at nine. More on that later. This is the only bed and breakfast that I have stayed at that thought a personal one-on-one litany from the warden would substitute for a warm welcome, such as the usual glass of wine, or crackers and cheese, or even a simple cookie or something.
 
We finally got to our room, with Lurch still in tow spouting on and on about the wonders of his domain when we first realized that it was trick photography that had lured us into this hellhole. In this small musty Oscelia Rose Room stood a sink right as you walk-in. An old, corroded bathroom sink hidden strategically hidden behind a panel in the official web photo! The room, being about the size of a jail cell, got me wondering about why these house flippers didn’t just put the crapper next to the sink and call it a day. Well, the answer to that seems to be that someone had actually decided to take up the challenge of squeezing a cheap 30 by 30-inch tiny shower and miniature toilet into a very small closet with no room left for the sink. These bathroom accommodations made a porta potty seem spacious. 
 
The next morning, we tentatively ventured downstairs for the much-touted nine o’clock formal breakfast. We were hungry and hopeful of starting our day with a good protein-filled traditional breakfast. Herman Munster, ridiculously adorned in ill-fitted, plastic gloves, awkwardly served the first course consisting of three mini pumpkin muffins (touted as homemade but we have seen them at Costco) in the middle of an otherwise vacant plate. What these so-called muffins lacked in size they made up for in granular brown sugar. The other inmates sort of mashed these sugar-ladened dark balls around with their forks, not wanting to offend Lurch, the plastic-gloved, 6-foot 2 butler/greeter/warden while he was boasting about his wife’s cooking. The second and thankfully last course was one under ripened, underbaked, cored out green ordinary sour apple with a spoonful of everyday breakfast granola packed into the tiny, cored hole. These delights would have been more digestible if they had stayed in the microwave a bit longer. Herman Munster once again went on an improbable monologue, as he tried to pass this poor excuse of a gas station breakfast off as something of intrinsic value, having been made by the Amish, sold to the Mennonites, and then resold to high end bed and breakfast establishments such as his. Whether or not there is any truth to this tale is irrelevant. The pretentious sit-down breakfast was nothing more than a farce.
 
We were in such a hurry to leave this place that we left our two allocated bottles of water in the refrigerator. In my opinion, we had not only been grifted, but we had also been subjected to having to listen to utter nonsense. Only a fool that doesn’t know the difference between what is real and what is fake would ever return to this pretense of a bed and breakfast. Good riddance

Underwhelmed

We chose this bed and breakfast to be central to the activities and lakes of the region. Not only did it fit the bill perfectly, the care and support our hosts provided, and especially the wonderful breakfasts that fueled us throughout each day, and the ambience of the house and the private room furnishings, made the trip well beyond what we expected and resulted in a well-balanced fall break for us both.   Our hosts have done a wonderful job of anticipating and providing for guests needs and were very gracious and helpful in making each day a treat.  We can't recommend highly enough the wonderful soaps that Maggie crafts, as a bonus.

The perfect getaway bed and breakfast

It’s hard to choose where to start with this amazing bed-and-breakfast.

First, driving up the long tree lined driveway and seeing the beautiful well-kept bed-and-breakfast, surrounded by beautiful plants and bushes In front of you, thinking about the horse and buggies arriving just as we are now.

(And if you sit on the amazing wrap around porch,  you may be lucky even in this day in 2022, see a horse and buggy passing on the street below, amazing!!!)

Second, arriving inside the bed-and-breakfast which is beautifully furnished, incredibly clean, wonderful antique furniture, old pictures on the walls, you feel like you’re stepping back into time.

You are greeted by Maggie and Mike,  the hosts and owners of this amazing bed-and-breakfast.  Maggie and Mike are extremely friendly, funny, incredibly knowledgeable of the homes original owners and the people who have lived here in the past.  Immediately feel welcomed and relaxed. 

 They are extremely helpful with information, exploring the area, special events  and also reminding you to enjoy a glass of wine on the amazing wrap around porch for some peaceful quiet time.

Maggie is an amazing chef, her food is like you’re eating a five-star restaurant.  We stayed for three days, and every day with a different amazing breakfast. Often, old recipes, not just something you would get anywhere else, truly unique delicious recipes. 

 Oh and coffee is always waiting when you wake up at 7:30 in the morning fresh and hot. Mike serves these amazing dishes for Maggie with wonderful stories of the home, and answers all questions that you may have, with lively stories, You feel more like your visiting family as you sit there involved in conversation.

The bedrooms are absolutely exquisite!   We stayed on the first floor, the library which is in the front of the house ,when you look out the window you can see the long driveway, beautiful.  The bed, King, is extremely comfortable, my husband I had a great night sleep after a long journey.   

Maggie and Mike, were very accommodating, I have a bit of a swallowing difficulty and they were quick to adjust breakfast just for me, which never happened before, We travel quite a bit and stay bed and breakfast all the time.

They do ask if there are any special accommodations you need before arriving, but I usually travel with what I need, But it was wonderful to have someone that cared to prepare something special for me. 

Thank you so much Maggie and  Mike  two amazing host for welcoming us into your amazing home with such generosity, kindness, and friendliness.    We will definitely Will be back.

Oh my gosh, I forgot Mention, Maggie makes the most incredible soaps, shampoo and conditioner,  which you will find in your bathrooms,  she also has these to purchase, and I must say I did purchase quite a bit.  My family and friends are so grateful Maggie , they love your soap and shampoos, conditioner. 

I know, a long review, but this bed-and-breakfast and the people that own it, truly amazing.

A truly amazing,unique, Beautiful, with amazing hosts Bed and breakfast

My wife and I really enjoyed our stay and we will definitely consider staying again. We stayed in "The Library", a spacious room with a very comfortable bed.  The room has a bathroom which was a must for us. The shower stall is cozy and may be challenging for some. Mike and Maggie are building a library of older books in the room, many of which were donated by guests. We thought that was a really cool idea that should lead to to an eclectic assortment as it grows. Note that Longs' Cards and Books is a great bookstore on Main St., but they sell new books.  If you want to contribute to the antique book library you'll need to bring a book with you.

Maggie and Mike are great hosts and were a pleasure to talk to.

Wonderful place to stay in beautiful Penn Yan

This was my third visit to this beautiful and historic bed and breakfast.  Maggie and Mike have thought through every detail to make anyone's visit so wonderful.  The outdoor space is beautiful and serene, the breakfasts absolutely outstanding and the individual rooms historic, clean, unique and comfortable.  If you are looking to explore the FingerLakes Region for some delicious wine and wonderful outdoor sites...this is the place to stay.  Thank you again Maggie and Mike for a wonderful stay.  I cannot wait to return later this year!

Third Time Visit to this Lovely Bed and Breakfast

Maggie and Mike are very friendly and welcoming. Maggie's Bakery and her food is Fabulous.

The rooms are comfortable, well thought out, and the Inn is very comfortable.

# day 3 night stay

Michael and Maggie run a beautiful B & B, on an awesome property , and we will definitely  stay again. The rooms were very comfortable with a private bath. Each room in its own way had its own theme and history. Our hosts were super friendly, but not intrusive, a tricky balance.  They gave us ideas of things to do , and places to eat and history of their home. They will tell you as much as you want to hear, or not, if that is your choice.  All we can say is that they were both  a lot of fun to chat with .  However, you can not write a review for them and say nothing about breakfast.  Maggie, the main chef ( with some help from Michael )  and served by Michael , created us an amazing breakfast each day.  Always fresh, creative, delicious and filled us up a good part of the day. Each day was totally different and every breakfast was delicious. We looked forward to it each morning.  Since they act as a bakery as well ( see facebook ) we bought a dozen blueberry muffins home with us, and hand made soaps ( all by. Ms. Maggie ) to share with others
Though the weather was still chilly we enjoyed sitting on the porch with our morning coffee as it was so peaceful.  At night we sat in one of the parlors talking and chatting with our friends and a bottle of wine.   All in all , a great experience, that we look forward to repeating,

Great place stay, and will be back again

Long Overdue Review!  I would give them 10 stars if I could. We celebrated our 20 year wedding anniversary in the Finger Lakes and had an amazing time staying at the B&B at Hutton Farm. Maggie and Mike were so welcoming and friendly, made us immediately feel at home. They were experts on the area and gave us many suggestions for great local wineries and places to visit.  
The B&B is located in a residential area, which made it very quiet but we were also able to walk to the downtown for restaurants and shopping and also explore the outlet trail. 
This gorgeous home is beyond beautiful, they have put their hearts into its history and you can tell. We enjoyed our morning coffee on the porch listening to the birds while planning out our days. 
The best part, Maggie’s baking. She is so talented. The breakfast was divine, every item that was served was delicious and elegantly presented. 
I highly recommend and look forward to a visit again soon.

Stay Here!! Felt Like Home only better food.

This is a beautiful, well maintained property, and Mike and Maggie are wonderful hosts.  They are a fun, engaging couple who genuinely care about their guests.  Maggie is an exceptional cook, so all the breakfasts were outstanding.  We ordered some of her baked goodies to bring home, so we're still enjoying her culinary talents.  While Maggie is busy in the kitchen, Mike provides the entertainment in the breakfast room with his great sense of humor while playing his waiter role with gusto.  This is a B&B that really does feel like you are welcome guests in someone's home.  Downtown Penn Yan is a short, pleasant walk from the B&B.  This place definitely merits repeat visits!
