This January, I made a reservation for June.  I cancelled 10 days later.  They charged me a 10% cancellation fee.  Granted, it IS in their policy, but I find it hard to believe they will not be able to book the room within the next six months.

They have a 2 DAY cancellation policy.  Seems quite extreme and they were not going to budge on this.  I'm out $98 for the cancellation, but this property will be out of me EVER going there.  Ridiculous policy.

I was disappointed in the condition of the property & the room we had. NOTHING of our experience resembled the photo gallery on their web site. Maybe they should take photos now and update.  Bed on one wall, TV on side wall?? All furniture is old and worn. Our bathroom wall had stains on it, that wiped off when I tried!! Obviously housekeeping is not top notch. If your 22yr and only care about a bed to sleep in- go for it. Room#1 is not the one you want.

Disappointing



We stayed at your inn 9/19/23, room 15.  We have stayed at various inns in Provincetown over the years, and have enjoyed them very much.

We were greeted by a very nice woman who oriented us to the amenities.  She said to be sure to let her know if we need anything, as did the text we received the day before.  

We are very easy to please and are not fault finders. When we first entered our room around 4 pm, we tried to use the remote for the air conditioner.  There were no instructions, and we tried pushing various buttons to turn it on.  We texted to let the desk know at 4 pm.  No reply. We called and had to leave a voicemail which was not promptly returned. We returned to our room later that evening and attempted to try to figure out the remote.  We then went online to get a tutorial, and it was so complicated, we gave up.  It wasn't until 8:30 pm after we had gone to bed, that there was a loud knock on the door from housekeeping saying they got our message.  Then, a phone call.  We were half asleep and annoyed that we sent housekeeping away.  

Other annoyances:

-Having to walk a couple of blocks to park and carry our luggage back and up a flight of stairs.

-The residents in the house next to our room had two dogs that woke us up barking late at night, then again in the early morning.

-Although the mattress was comfortable, the sheets were way too crisp and noisy that it felt like we were sleeping on paper. Repositioning one self was so loud, it woke the other.  Needless to say, sleep didn't happen.

-My husband went to open a window in the sitting area and the handle fell off.  

If we were staying in a Motel 6, we would expect such problems, but for a $436.00 room charge, we expected more. We honestly feel cheated.  And for someone not to call us back until hours later is unacceptable.  That is poor customer service.

As I mentioned earlier, we are easy to please. We really wanted to enjoy the room, but sadly, we were quite disappointed.  To spend our anniversary in an overpriced outdated room with the above problems is just wrong.  I hope you address these problems so the next customer won't have to endure such a negative experience.  I sent this letter to management, but they did not reply.


Poor stay for the cost

We have stayed here multiple times on trips to Provincetown. Our most recent stay was nothing short of amazing. The rooms are beautiful and thoughtfully decorated. The location is the absolute best. It’s just steps away from the shops and restaurants but you would never know as it’s tucked back and super quaint and quiet! A relaxing oasis in the heart of PTown! 
The amenities are top notch! Staff was super responsive and accommodating. Amy and Denise at the management level are also amazing and super helpful. We learned this company actually owns several properties and we can’t wait to visit them all! Thank you for a wonderful and memorable trip!!

Best in Provincetown

Well we come every year and have never met a manager in all our years but we met two this year Amy & Denise.  I was having trouble with our iphone key to let us in the room but the girls fixed us up.  The room is dim and I'm in my 70's and wanted to do some reading the ladies couldn't find a floor lamp so Denise went and bought one for us and Amy put it together since we were there for 5 nights.  You don't get the personalized extra mile service any where any more.   We will be booking next year in two months Denise just like you said to call you.

Love The Waterford The Charm and Victorian Architecture

Firstly, I want to say Provincetown was a joy, and the location of the hotel was perfect for getting out there every day. Despite my lackluster review of where we stayed, we had a lovely trip. We would just choose to stay somewhere else next time. 

To start, looking online after our stay, I don't even see a room that looks like ours featured on the website or listed under any of the king rooms with photos. 

The pictures I do see online appear decorated, clean, and somewhat updated. I understood when booking that, as an Inn in an old structure it would have its charms, along with fewer modern amenities. However, the room seemed under cared for when we arrived. Lampshades were crooked, instead of a ceiling fan there was a plug-in standing fan in the corner. Nothing decorated the walls in the bedroom area. The bathroom was outdated with a hair from a previous guest on the shower wall.

We stayed for 3 nights ($1,700) and ended up sleeping on the pull-out couch every night because the bed was so soft and old.

Overall, the room just felt like it wasn't attended to thoroughly or with great attention to detail. There was dust and dirt in the corners, no fitted sheet for the pull-out couch, the body wash in the shower was 3/4 used up and not refilled -- things like that. Then, on our second day, I noticed a few ants near the TV and refrigerator. By the next morning, I killed at least 20 ants and had to throw away the little food we had in the room, even though it was packaged and stored neatly. 

I did find someone in the lobby that day who I was able to notify, and I assume they went in while we were out to spray. I say I assume they sprayed because, when we returned, there was a black, wet stain on the pillow I'd been sleeping on and the sheets (assuming they set their equipment on my pillow to spray pesticides). We had to find our own change of bedding in a cupboard downstairs.

It's mostly a serve-yourself establishment as I only saw someone at the front desk during check-in. When we put our dirty towels, bedding (from the pesticides), and trash (which we had to remove due to ants), they sat in the hall for 2 days untouched. 

I hate to leave a bad review, but I wish I'd have seen this before I spent almost $2k on a few nights, hoping for a comfy, carefree stay. 


Great Location. Disappointing Standards. 

Elaine & Irina were amazing always had extra towels and toiletries for us check and out was a breeze the views from the balcony were stunning!  We messed up our phone key one night and were locked out we called the emergency number at 1am thinking we would be sleeping in the courtyard get a load of this it's a 212 number and we are thinking it's just a help center it's the general manager's private phone and she answered asked us security questions to make sure we were who we said we were.  And fixed our phone key from her computer somewhere outside of the area we were in in 10 minutes and she stayed on the phone until we got through the entrance and opened our guest room door.  She was amazing I wish we remembered her name but she is your general manager. Kudos to you!

Friendly - Amazing Views - Historical Victorian Home

Let's just say my first impression was not good.  When we checked in, there was a line of people waiting, with one person at the "front desk". He was very flustered and I felt bad for him.  Our room was supposed to be ready at 3pm but it was still not cleaned so not ready. So they said they would call when it's ready. After 90 minutes, I never got a call. I called the hotel and no one picked up. I left a message.  No one every responded. To make a long story short, we finally were able to go to our room. The guy apologized and said they are overwhelmed and short-staffed which I understand and sympathized.  
The room was very nice with a beautiful view of the ocean and generally clean and comfortable.  Tastefully decorated with updated amenities. The bathrooms were a bit dated, but the property had a lot of character and was quirky and unique, just like Provincetown.  However, the place was not well maintained and there was stuff everywhere (seems like storage issues with boxes). I would tell management that they can improve or lower their prices. In conclusion,  the hotel is a boutique hotel with tons of potential, but managed almost like a hostel or 2 star place.  Maybe just a COVID/hard to find workers issue which I sympathize.  For the price I paid, I still think it was a good deal and enjoyed my stay alot. I loved the location and the quirkiness and for the price I would stay here again!

Despite it all, I would stay again

This place did not meet my expectations at all. Way too overpriced. I found James the owner? rather un-engaging. There was no real welcome, interest in our stay, or offer of what to do while visiting. 
The rooms aren’t serviced during your stay, as a covid measure, but I think this is just an excuse. If you have room #9 or #10 you cannot leave your window open or use the balcony, as Ventilation fans from the restaurant kitchen are loud and terribly smelly.
Breakfast is advertised on their webpage and booking portals as "Continental breakfast" but you could only select ONE item from their Mexican dishes, served in paper cups and foil/plastic with plastic fork, simply disgusting for USD400.- a night. Where is your sustainability? Only after complaining we were offered ONE croissant instead some Tacos or Burrito. 
Shower and toilet are from the 80ies. No cup or glass for the toothbrush, not enough space to store your toiletries. 
It seems that the owner uses lots of paint to hide the defects.
Having said all these negativ points, I'd like to mention the positiv points as well: comfy bed, great coffee, excellent location.

Overpriced - Not to my expectations

We have stayed in several times over the past 10 years, had almost concluded this would be "our" inn as re visit P-Town about every other year. Our 2021 visit however proved very unsatisfying - the manager particularly seemed disturbed that we asked for services of any type (carrying luggage up three flights of stairs - we are in our seventies) or asking that the in-room refrigerator noise be fixed. Our room, with a tiny balcony seemed a good idea but actually overlooked the restaurant fan and courtyard dining area, The room itself was spacious and clean, it was the service that just turned us off from future stays.
