If you are looking for a wonderful bed and breakfast in Provincetown, please check out the Inn at Cook Street.  I wish I had taken more pics of the actual room that we stayed in.  It was called “Retreat” and it was spacious, private, beautifully appointed.  The bed was cozy and there was a private deck that looked over their Koi pond and what looks like an amazing backyard to hang out in on a warm summer evening.  We came in December and it did not disappoint. 

 But…the breakfast…omg.

Dustin, one of the Innkeepers, is an amazing chef.  We had delicious coffee, the best scone I have ever eaten in my life…still warm with huge chocolate chunks.  Overnight oats in coconut milk, topped with fresh berries in a chilled glass, and scrambled eggs on toast, topped with a garlicky pesto.  Best breakfast in town, hands down.

If you are lucky, you will be greeted upon arrival by a sweet, tiny dog named Tallulah.  She was the sweetest thing.  

Innkeepers contacted me within minutes of booking, asking if we had any questions or needed any recommendations for our time there.  Dustin recommended a florist in town and helped me had flowers waiting for my wife upon our arrival to our room.  A great overall experience.  We will definitely return.

Charming property, Best Breakfast in town

Had the amazing pleasure to stay at the Inn on Cook Street this November (2023)…. It is a charming B+B located in a beautiful area of Provincetown!  The Inn keeper, Dustin, was wonderful throughout our stay.  The room was spotless and extremely comfortable.  The morning breakfast was multiple courses and was delicious start to finish.  We couldn’t give a higher review to this Inn!  A must place to stay when in Provincetown!

Amazing Inn …. In every way!!

We stayed in the Koi Cottage at The Inn at Cook Street as part of our honeymoon and it was absolutely perfect. Spencer was an incredible host and breakfast chef and we loved having the shared space and our own cottage to relax. The rooms are all beautifully updated and decorated, all the amenities are provided and it's a perfect, quiet location right off the main street in Ptown. Highly recommend for couples, families, groups, etc.! 

Best BnB in PTown! 

Our first time in Provincetown and we picked the perfect place to stay. Our Garden Room was beautifully decorated with attention to detail.  When I told Spencer that we were attending a wedding and suggested a full-length mirror would be wonderful, there was one in our room before we finished breakfast. Dustin is a wonderful chef and the staff was lovely. The Inn is only one block from the water and I'm jealous of all of Provincetown's small, unique, art galleries.  

A Special Place

I never leave reviews but I need to let others know about The Inn at Cook Street. I was lucky enough to find and stay at The Inn on Cook Street, in Provicetown, MA, this past weekend. What an incredible find!! You won’t want to miss out.

Spencer and Dustin are the nicest guys. They couldn’t do enough for us. 

When the Rehearsal venue canceled six weeks before the date, Spenser offered his beautiful backyard. Realizing it was too small for what I needed, he then gave me several names of wonderful venues to use. What a life saver. 

The night before the rehearsal party I had nowhere to put together the little bags I was giving to each of our guests coming to our sons wedding. Spencer offered his dinning  area immediately. 

What they charge for their quaint, exceptionally clean, quiet place was comparable to all the other places in Ptown with one huge exception. Spenser and Dustin made the most tantalizing, delicious breakfast each and every morning. It is something you will be lucky to enjoy. 

If I could give The Inn at Cool Street more than 5 stars I would, they deserve it. 

Don’t miss out on this lovely Inn.

Best place to stay in Provincetown!!!

My husband and I have vacationed multiple times at this charming Inn at Cook Street and have enjoyed the warm and welcoming atmosphere created by the Innkeepers, Spencer and Dustin, who are also creatively excellent chefs/bakers serving up delicious full course homemade-everything daily breakfasts. We love to relax in the quiet ambiance of the Inn’s lovely garden after a day at the beach or a  block-away walk along famous Commercial Street. Looking forward to another upcoming June vacation with these wonderful innkeepers!!

Innkeepers Spencer and Dustin, and their adorable Havanese, Tallulah, provide just about a perfect B&B experience in P'town.  Spencer is the extrovert, engaging guests openly and charmingly on a wide range of subjects, while Dustin feeds you, fabulously.  The breakfasts are delicious, creative and beyond filling, so that you won't have to eat again until dinner when, if you are smart, you will take one of Spencer's recommendations and dine very well.  The setup of the breakfast room and the living room are conducive to conversation and connections, and the ever-present Tallulah makes everyone smile. We cannot wait to return next year.

A perfect B&B experience in P'town

Our experience was extraordinary from start to finish. The ease of reserving on the phone with Spencer was a great omen; he was extremely kind and helpful. Dustin was every bit as pleasant when he welcomed us (aided by the adorable Tallulah!) upon our arrival. Our room (Koi Cottage) was clean and spacious. The breakfasts were plentiful and scrumptious, and we really enjoyed the setting. Our weekend away was just what we’d hoped for - relaxation and comfort in a beautiful spot. Thank you! We look forward to seeing you again.

Perfect!

Beautiful, clean and the Innkeepers are so very friendly.   The food was fantastic.  It is so easy to walk to town yet a touch off Commercial Street for a quiet experience.   We could not have asked for a more wonderful escape.  
Thank you to Spencer and Dustin for a fabulous getaway.  You are both the most perfect hosts.  

Beautiful Experience 

We have returned to Cook St Inn a few times for a few reasons. First, the two innkeepers were made for their jobs. Spencer is so friendly, gracious, and helpful, from recommending which room to rent, to Ptown entertainment, to making restaurant recommendations and reservations. Second, Dustin makes truly spectacular breakfasts every morning using fresh, delicious ingredients and marvelous recipes. Wonderful coffee, too.  Each morning was a taste treat to look forward to. Also the grounds are charming, and the inn is on a quiet side street in walking distance to  almost all the shops, galleries and eateries. While most of the rooms are somewhat small, they are quaint and many of them open onto the serene, flowering garden or onto a deck. Our visits there have been most memorable. Thank you, Spencer & Dustin for your genuine hospitality.
