We used the campground as a base camp for a wedding and held our rehearsal dinner there.  The staff was very accommodating and everything worked out better than expected. Special shout out to Donna who paid extra attention to us to be sure that things were just right.  

Wedding base camp

The site is nice and clean. Pool, playground, water pad, toilets... Everything was well maintained. We rented a Studio Cabin for a week. The outside amenities were great with BBQ grill, fire pit with another grill, picnic table, multiple chairs and a swing. However, the inside of the cabin was a lot smaller than the pictures from the website. Only two chairs instead of four, even though we booked as a family of four. Smaller kitchen amenities: NO kitchen SINK!!! (we had to clean our dishes in the bath!), no kitchen cabinet, no counter top available to prepare food. No luggage storage. It was also infested by ants, which was clearly a known issue because we saw ants trap, but that was evidently not enough to take care of the problem. The AC was barely working: it was on full blast the entire time we were there and the only thing it did was dehumidifying the studio and leaking water on the floor. The shower only had two temperatures: cold or burning hot. In summary, we were not very happy with our lodging and did not consider it was worth the price. We will not come back.

Overall Good Site for Camping, but Do Not Rent Lodging

This is an awesome campground. It’s clean, the people are great, showers are hot. There is a trolley to Old Orchard Beach if you choose to take it. We took it after dinner to walk around the boardwalk, very convenient. Llbean is a short drive north, some good restaurants in the area or beach pizza. The management is quick to respond if you have an issue.  The pool and hot tub are clean and well kept.  It’s become one of our go-to places!!

Enjoyable place 

Paid 189.00 for a bed. Cabins had no linens, no fridge, microwave. I'm glad we bring our own blackets.blankets..  just a bed a pillow and a trash can..  wanted to find someplace else but would have lost our money... can't say 1 good thing about this place.

Cabins have less than nothing

My family has visited this campground multiple times. We love the rustic cabins, the Merry Moose (food and activities), the pool. Unfortunately, during our last visit we woke up covered in bed bug bites. The rustic cabin where we stayed had a serious infestation - we found bed bug stains even on our clothes, which were hanging on pegs. The staff promptly moved us to one of the new larger cabins (with bathroom etc) and refunded our whole stay. They also offered breakfast, free washer/dryer and use of the bikes. They really tried to make the best of this unfortunate situation.

I asked what process is in place to avoid a similar issue from happening again, but I couldn't get an official answer. We love the place but we would not be comfortable going back.

Great, but beware of bed bugs.

We have stayed here and we’re wonder how it would be since Sun Outdoors bought out the KOA. We were pleasantly surprised that everything pretty much stayed the same. We love that this is a smaller campground compared to many in the area. You can walk anywhere within the campground. The bathrooms and showers have always been clean and we see people cleaning them often. 
They have a variety of sites. They have tenting, patio, padded, full sun, shaded/wooded, and cabins. They also have a great pool, large hottub, and splashpad. The hottub is 18+ only which is a bit of a bummer for our younger teen. 
We also enjoy that they are on the trolley route so you can use that service if you don’t want to drive to the beach. 
We have recommended this campground to many friends and continue to stay here yearly, several times a year. 
No matter which worker we encounter they are always helpful and kind!

A favorite for years

We stayed last weekend for a long weekend and had a couple problems but the biggest problem we saw was that these cabins need a deep cleaning. The floors need to be thoroughly washed, not just swept. The blinds were very dusty and dirty and one blind even had mold growing off of it.  We were the first to stay in the cabin this year and there was no hot water, but they did fix it after we called the office to let them know.  The staff there is great, and they do take care of every issue you bring to them, but we wish the cabins were more clean.  We did enjoy our stay but if they cleaned better it would be a 5.

Cabins need a deep cleaning.

Our family of four camped here last month with a pop up camper. They offer an excellent Veterans discount (2 nites free from our 6 nite stay!) Our site had 30a and water but no sewer (which our camper couldn't have used anyway) The staff was very friendly and attentive. The campsites were clean and well maintained. They are very dog friendly.  It has many amenities. we used the pool, hot tub and dog park the most. Bath rooms and laundry were a short walk (about 5 sites over from ours). We usually drove to the beach but parking there is very expensive and if you want to save a few bucks there is a trolley to OOB that runs about every hour.  

My only complaint was the Wifi, it was horrible. we tried to stream shows and music at night and we couldn't stay connected for more than a few minutes. I know most people don't think about internet when they go camping but this is the 21st century and many families rely on the it for entertainment. When you advertise Wifi as an amenity it should work!

As this was the only problem we had all week I am looking forward to coming back here and to other KOA's in the New England area!

Long time camper, first time KOA stay

Worked here for a while and this place sucks people treat u like crap here no one does anything about it don’t work here unless u want to be treated like crap  I got told that I shouldn’t work here by one of the workers it’s just disappointing how badly I got treated here and it wasn’t just me it’s was other people who got picked on to so I recommend not working here

We had site #152 and it was a pull through. Normally we don't care but since we've had some really tight back in sites lately, we thought we'd pay a little  more for the pull through.  It was spectacular. We were in a newer section of the campground, smaller trees between the sites, open and level sites with cement pads adjacent to them.  We had a table and fire pit and they bring the wood/ice directly to your site - all you need is to ask.  Wood is $9/bundle or $25 for 3 pks.  Big huge sign at end of main street and also at entrance to campground which made it very easy to find.  Store is small and has limited camping supplies, but all of the basics.  Staff very pleasant. Donna was a hoot!  The pool is quite small, but they do have a hot tub.  There was a splash tower (currently out of order).  You can rent bikes, golf carts by the day.  There is a trolley that comes every hour to bring you Old Orchard beach and back. $2 per person, per trip.  Definitely worth it as parking as difficult.  This place is well maintained, workers were constantly out and about. 
Will be back next time we are in the area again.
