Dirty & no coffee makers. Stay somewhere else!! The entire room was dirty from the ceiling, walls to the floors. There was even hair on the bed sheets & towels & walls in the shower & sink area. The towels were so hard they felt like sand paper with hair on them.Disgusting! The website says every room has coffee pots standard in every room. No coffee maker. When I asked,  I was told it was changed on the web site. It was not. Disgusting place. Stay somewhere else!!!

I called royal inn for room availability and price at 10.17pm on May 4th 2023 and they said they have one  room available and they said it's for $130 and I saw it online for $70 at booking.com so I booked it through them but when I went to the property the owner said there is no booking  with your name.i gave my confirmation but he was not interested.he said we have no rooms available.i said I confirmed before booking through a call at 10.17pm and made a booking at 10.21pm.he refused me to give me a room because he was GREEDY AS HELL he did not want to give the room for $70 he wanted $130 in offline because it was the last room left.i will be adding some screenshots where you can see clearly he LAID that he did not got the booking and after he sends the cancelation confirmation without anything charged to me because I called booking.com customer care and made sure that booking was made and told them to take strict actions againts such greedy motel owners.how can he cancel if he did not got the booking.i suffered for 2 hours at night time traveling here and there and my night was ruined.i don't want this to happen with anybody so please don't go for this property they are GREEDY AND LIARS!

DONT make ONLINE booking for this property because they want to make double money offline.they will refuse your boo

Just bad. You know it's a bad stay when you have to watch where you put your hands or travel items to watch out for gross things in the room. Stains on the bedsheets. Hair from previous guests all over the place. Woke up to a spider friend in my sink. Sticky stains from previous drinks from previous guests on the furniture. Old smell. Dirty footprint in my bathroom area, which seemed to be from a previous cleaning and then dirty track going out of the room. Who knows. Just no attention to detail when it comes to the cleaning and upkeep of the grounds. Plus, the walls are SUPER thin. Luckily my neighbors decided to treat me to a quiet night with no noise, but I heard every detail of their conversation in the morning once they woke up. 

Yes the places to stay in Sparta are limited, but if you can, make the extra bit of drive and go elsewhere. Yes, you get what you pay for and this is certainly a budget hotel, but even to call it two stars is a bit of a stretch. Only positive: all of the hotel staff encountered seemed nice. Good for them for maintaining a positive attitude, but the reviews for this place speak for themselves.

Just bad. Choose elsewhere

My husband and I have been on the road for a few days and found ourselves in this small little town. Only place to stay in town and was absolutely delighted with the sheer size of the room we got for the price! I was dying for a long soak and to my surprise they have a room with a jacuzzi tub. Super friendly staff and the room was really nice and clean. If we ever find ourselves in this region again, we will absolutely be staying here.

Absolutely amazing little gem!

Honestly, I use hotels.com a lot and this was the only hotel listed in this small town (though there are technically two in the town).  It was a decent place.  Had everything I needed in terms of amenities.   Would have preferred carpet over fake flooring but that was ok.  Bed was comfortable.  Was concerned about street noise, but it died down and we had a good sleep.  We also ran the air to make sure we didn't hear a lot.

Decent Hotel

Do not stay here. This is the worst place I've ever tried to stay. It was very dirty and loud. We were itchy after sitting on the bed for about ten minutes and decided to leave. They didn't give us a refund.

Terrible

The room and furnishings were very dated.  Arrived around 1130 p.m. had to wake the clerk up to rent a room.  She was sleepy, less than friendly and when my room card didnt work... told me that wasnt the card she just gave me.  Ice machines didnt work. Shower was disgusting and towels had stains

Needs an update

We were traveling from NC with 2 large dogs to visit my niece in Smithville, TN and neither of their 2 hotels had vacancies.  We located Royal Inn by internet and called from the road.  The staff/owners were very polite and accommodating, had an available room, AND were pet friendly.  The rooms were clean and newly remodeled. You can see the mountains from the front of the hotel.  I would definitely stay here again. 

Mountain View

We stayed for one night after visiting Fall Creek Falls. Our room was clean, if dated, although there was a fresh coat of paint and new laminate flooring.  It was quiet and safe. Our second floor room in the front had a distant view of the hills, no elevator.  There was a minifridge and microwave. Breakfast was free, but it was just mini donuts and my husband said that the coffee was not good. Overall, I would stay again if in the area.

Good Basic Motor Lodge

The hotel is on the side of a main road so it is very convenient and easy to get to when visiting Burgess Falls, Rock Island, Cummins Falls and Fall Creek Falls. The rooms facing the road have the best view and there is minimal noise from the road. I was given the disabled room (don't know why) which was large with a reasonable bathroom. The bed was extremely comfy and the room appeared clean. Unfortunately there was a very strong odour in the room which made it unpleasant. 
The staff were very friendly and took us to see their suites which are on offer. They were huge with a kitchenette and lounge as well as bedroom. They were both smelly but that could be because there was no ac turned on.
The whole hotel is gradually being given a much needed refurbishment.
There is a small outdoor pool which was very refreshing after a day out in the sun. There was a disabled lift into the pool which is unusual in a small hotel. Sadly the water was quite cloudy which is not so good.
Breakfast was extremely basic with sweet cereal, coffee, bread, pancakes and cakes.
There were no facilities in the room to be able to make a cup of coffee - I needed hot water to make decaffeinated coffee as that was not offered at breakfast and there was no way I could heat water - very annoying.
