this is a really cool place to stay they are clean rooms and lots of stuff happening on property.  the front desk is awesome also are the housekeeper girls. maintenance is coming a long way it seems they have all new people here and it is a very nice site.  I stayed here a while ago and again recently I can tell you they have done a lot of work here.

The room was only okay, and there was some trouble with connecting to the internet, but the clerk, Shebba, was extremely helpful to us and went beyond the demands of her job to help us after a very difficult day.

We decided to visit the lazy river in Waco, and needed a place to stay for just one night. Our request for a room with 2 beds and beside the pool was granted.  The room was clean and spacious.
When we  first arrived I  thought we were going to have trouble with loud music next door to our room, but it quieted down at bed time. All in all it wasn't bad for the price.

We are staying simply because it’s too late to cancel. 
This is in a very sketch area. 
For a single CCW man of Texas-fine

This is a non smoking facility but the smell of pot or marijuana is pervasive.

I'm going to try to keep this short. *read ending regarding illicit/illegal behavior* So I checked in, received a key card for my first room but it was occupied since the door wouldn't open. Went back for a second key card, let the staff know, they apologized and gave me the second key card and AGAIN it was occupied but this time I walk in and a man was pooping. After apologizing, I went to complain to the front desk. The young girl at the front was polite and apologized. I kindly requested to cancel my reservation and was told I would get a different room instead. At that point I asked to please have my reservation cancelled. She stated I would have to speak to management. The manager/owner Bob came out and said no to my request regarding the cancellation. When I insisted he stated, "no room! No reservation! Leave!!!"Therefore, I called the police due to his hostility and the need for this to be reported so that I could receive a refund since he was refusing to de so. Per police, this motel/hotel has been under investigation for illicit/illegal behavior and has changed it's name as well as management three times in the past three months. Soooo,with all that being said please save yourself the safety risk, headache and unprofessionalism. I wouldn't trust my kids or family here EVER. Had to give one star in order to post this. Otherwise, I wouldn't rate it even one star. Also, the hallways smell of mildew.

Wrong key card twice was declined a cancellation/refund and yelled at, police had to get involved.

I purchased 2 weeks and paid in advance. When we showed up to check-in, they refused to let us stay "because we didn't have a car". No where in their policy online or in the booking process did it say we needed to have a vehicle. The manager was completely unprofessional and rude when we tried to advocate for our stay. This should have said up front and we should have been treated with respect. This felt like discrimination. The manager screamed at us; he was completely inappropriate.

Expedia had over booked our original hotel on a family weekend. This was the only place left that was less than 500$ a night. This site says 53$ but was 103 a night.  The hallway smells like weed and Nevermind the hookers passing by in the hallway. Or the loud music. There was crap smeared on fire extinguisher outside our room. Black mold on ceiling in bathroom. Holes in the wall. Blood on the wall and floor. Cigarette holes in the blankets. Mascara on the "clean" towels. Housekeeping said, yeah just our locals... Don't do it friends... Not worth 10$ a night, trip advisor sir limit not letting me add all the photos. go to the next town or sleep in ur car at Walmart.

DRIVE TO NEXT TOWN IF THIS IS YOUR ONLY OPTION!

Absolutely terrible! We arrived for an overnight stay. The bathroom had not been cleaned.  There was hair in the tub, dirt on the floors, an open/used bar of soap on the tub ledge, the toilet seat did not fit the toilet and it had dried urine on the seat.  
We requested another room.  The manager was very rude about it but gave us another key. When my husband opened the door to that room, roaches scattered.  When he closed the door, there were roaches on the back of the door. We contacted the manager again and he told us that this was a Motel 6 and if we expected anything more we can leave and go to a Hilton. 
Upon calling corporate we were informed that the state pays for people in need of temporary housing to live there long/short term. The conditions are sub-par for any guests.

Avoid at all costs!

I thought it couldn’t possibly be that bad...I stayed at another Motel 6 in calif and it was pretty good. The motel manager was very sweet and helpful and this review is not about the manager or the cleaning staff but a bigger issue as they were helpful and our room seemed pretty tidy. Something is not right here. I really think this motel is rented by the hour because of the strange and constant things going on. The bed and disgusting bedding was the worst I have ever seen. The bedding was so thin it was sheet-like with many holes and several disgusting large stains. We requested a non-smoking room yet the non-smoking room smelled of smoke and urine. Even after we had to leave due to getting no sleep and feeling unsafe, we noticed that hours after leaving, our clothes and luggage smelled of smoke. There was a constant smell of pot outside our door-not something we like. A man standing in his boxers for around 20-30 min above our floor should have been a sign of how the night would go. Our bed made a strange broken sound when my husband just sat on it to remove his shoes and it seemed to be uneven abd broken in the middle and made noise without much effort. Let’s just say we knew the upstairs bed had the same problem as it was very apparent on and off all night! The walls are like paper thin! There was music blasting and people talking on and off at all hours as well as the doors around us opened and closed at all hours. The toilet did not really flush and the bathroom door couldn’t even close, yet had a lock that would never work. I’d have to agree that it reminded me of the drug and sex trafficking motels in the movies. I would hope the police look in to what is really going on here. The owner of this motel should be aware it feels unsafe and not worth the price...and people who think it’s up to other state standards...it’s not!!

Don’t book it!!!

Bugs in bed. It felt unsafe.  People appeared to be hanging out outside the doors.  Checked in and checked out in one hour. I do not recommend this place to anyone. When I set on the bed, afterwards I felt itchy.  Reported it to the desk when checking out.  They did not deny anything or offer to correct.  Just said o.k.
