I come every year two time this hotel. Good place with staff very friendly.
Good services laundry ......etc
Room have TV,water,laundry service.
Staff a the reception can wake you up in the morning or time you want.

Good hotel cheap and confortable

The hotel is in side street close to Phan Ngu Lao. Wery clean rooms friendly owner. Craft work and cleanless much better then most similar range hotel. Nice and friendly staff/owner. Our room had balcony.
The hotels has no elevator and the reception is a living room of the owners. p. I would choose this hotel as the first choice next time.

great satisfaction

Very cheap, convenient and comportable place in district 1.. they clean the room daily, bath towel is always new, tourist spots are walking distance from this hotel. A smiling face and very accommodating receptionist.. food market is just across the street. Only cons is, they closed the gate/door at midnight but you can still go outside and ring the doorbell when you get home.

Place near tourist spots

1)	Location : The Location of this hotel is superb and right in the city centre. 15 secs walk away exit to the left is the busy street with high end hotel and Highland coffee. 1min walk away exit to the right is the busy backpacker street with numerous bars and countless restaurants. It is a bit noisy in the night, and even in the day. The proximity to the main road is somewhat useful and stressing.
2)	Reception : it is a family run hotel where the reception is part of the house (living room). I quite disliked it honestly. The reception lady is a middle aged nice lady but she speaks fairly less good English and took time to understand what I speak. But she is helpful at least. The whole family normally sit in the living room (reception area) watching telly and I have to walk in front of them in order to go out. We are feeling quite hungry around 11pm and decided to go out for food. The whole hotel is closed down, the main door is shut and the gate is shut. And surprise, there is a boy sleeping on the floor in the reception area right in front of the main door. We have to wake him up to go out and we have to ring the bell to get inside again.
3)	Room : spaciously big and comfortable.  The bed is very nice. Big bathroom, but the hot water sometimes can be problematic.
4)	Cleanliness : very clean. The mosaic tiles are always shiny.
5)	Recommendation : I would prefer if you can let the main door open 24 hours. I will understand if you can not open the reception for 24 hours but the main door had to be open. Some people does have stomach jetlag after flying across the world.
6)	Satisfaction : Okay-ish.

It is a weird hotel.

With all the choices of hostels and hotels around I wouldn't go here. We had to pay $20 usd. Which is a fair price for the Lucation, plus the room was more or less clean. 

But because it's located close to a busy street it's very noisy. The receptionist was not welcoming or friendly compared to other experiences in vietnam. 

After we checked out we had to wait for our flight in the evening. I got very sick and dizzy and needed to lie down for a second. The lady from the reception did not want to help me. However when I mentioned that I could give her some money to let me lie down somewhere for an hour she reluctantly helped me out. 

It might have been bad luck, but I would recommend to take one of the thousand other places in ho chi minh

Not terrible but far from good

What you read from others about no elevator and hard beds is true. 
But we liked the position of the hotel - near to Ben Thahn Market and the museum for fine arts and a lot of foodshops around. Because you're in backpackersarea there's good coffee everywhere.
The staff doesn't speak much english, but they are helpfull.
The room was clean and good enough for two nights HCMC.

Value for money on a good spot

I have been booked into this little hotel for one night only down in District 1 in Ho Chi Minh City. It is priced at USD17 per night and this includes hot water, and aircon so very good rates. The single beds are very firm however there are very many pubs and restaurants nearby to assist with making the beds softer - well a couple of drinks will help of course . Staff not so good with English but it all works. It is very clean and well run😊
