We have stayed here a few times over the years. The last occasion was 18 months ago.

The picture is of the bed head where I rubbed my finger to show the dust. No shortage of spider webs around the ceiling. I shudder to think how clogged the aircon filter would be but it was too high to access myself. I got a sore throat for the first time in a month here.

The room is due for a paint as well.

As other reviewers have noted the man gets excited when its pay time and has on each occasion we stayed he conveniently rounded up the conversion from US to VND in his favour marginally.

i just show him the current exchange rate and pay that. Do not get twisted out of shape over a few shekels but I would rather the price of a cold beer be in my favour personally.

It us a pity that cleanliness has fallen but this is common in budget accommodation in District 1 over a time.

It is a shame as the rooms are a good layout, bigger than others and its a quiet location complete with local rooster alarm clock! 

Vote with your feet and they may clean the rooms back to an acceptable standard.

IN NEED OF A CLEAN DESPERATELY

Stopped here for 6 nights over labour day and reunification day weekend, even though the area is party central the guesthouse is very quiet (apart from the obligatory rooster crowing all morning) it was a clean large room with good wifi, comfy bed, good fridge, a seating area and cable tv with many English film channels (treat for a rainy afternoon) the a/c worked well and we had a little balcony with a small washing line, great location and easy to find, near loads of the attractions, plenty of shops and bars near and a great food market just around the corner, easy walking distance from the airport shuttle bus, the family that run the place are always there and pleasant enough

It's alright

We stayed here for 3 nights over christmas. Although a bit difficult to find, the hostel is very nice with a big room and aircon (also en suite and a fridge). 

Good price for what you get, and the owners are friendly. Located in the middle of the backpackers area but you can't hear any of the loud parties on the main street. Also a walk away from many attractions and good places to eat. 

Quiet hostel in a good location

We stayed 1 night there, before our flight back. This little guesthouse is at the end of a alley, in the heart of the backpackers aera. Super well located minus the noise.
The place is owned by a couple of old people,    they have 6 rooms inside the building. They only speak a few words of English, but enough for understanding you. They allowed us to leave our bags during the afternoon, before we head to the airport. They were mainly friendly, except at the check out moment, where they asked us quite sharply to pay for the room.
For a super decent price, the room is clean, quiet, comfortable. The place is quiet. Quite a bargain in any case.

Very good value !

Stayed here for a week and really enjoyed it. Run by a friendly elderly couple, the rooms where clean and spacious with good A/C, cheap mini bar and small balcony. Hotel is situated in the middle of district 1 close to bars, restaurants and shops. Museums and sights only a short walk around the area. Watch out for the rooster living at the back of the hotel, he gets up at 4am and doesn't stop clucking. I wanted to ring its neck many a morning.
