We booked this place to stay for two nights, but requested cancellation free of charge as we needed to come back home due to familiar issues. They promised a refund that was never completed, so I had to pay anyway... 
Checking their reviews, I think this is a scam. Avoid booking this "Supe Homestay", also called Tran Hung Dao in Booking.com . 

Didn't get what they promised

The room was dirty and very far from the photos in the internet. We spent the whole night trying to kill the cuckroaches in the room. Next day wasnt anyone there to give us back our passport. When the staff appeared, was very rude. It was a nightmare spend the whole day trying to leave this place.

This place is a joke

We really enjoyed staying here. The building was quirky, the decor was really creative and unique. The bedrooms were fresh and clean. Beds were huge and super comfortable. The only thing that was sad was that it wasn't really social, nobody spoke or wanted to, so there wasn't really an atmosphere here. Also the bathrooms didn't seemed to be cleaned often, there was hair everywhere. Also, my partner had just washed his clothes and placed them on top of his bag, we went out for the day, came back and the aircon had leaked all over his clothes and bag. Everything was soaked through! We told the staff about the problem and asked if they could be cleaned free of charge, they offered us the dryer, I was a bit concerned as I'm not sure how clean the water from an air con machine would be. Thankfully we used the drying for free and the clothes still smelt fresh and the staff fixed the air con.

Great decor, super comfy beds.

We booked the apartment because there was no more double room left. It was nicely decorated and could have been a cool place, but the place looked like it hadn’t been visited by a cleaning lady in a long time. All the furniture was dusty, the bathroom was filthy and the shower was full of hair. Also, it smelled humidity in the whole apartment and there were stains on the ceiling.

Besides that, when you rent out an apartment, you’d expect to have at least a pair of everything in the kitchen. That wasn’t the case. There was only one plate, one glass, one cup, one fork, etc. 

Wouldn’t recommend.

Filthy and overpriced

Worst experience ever! They told me my booking was cancelled when I got there and just asked us to find another one. If there was any problem in the room needed to be fixed as they said, they should inform beforehand so we would have enough time to find another place. Besides, I sent several messages to them before I departed, but they never replied. At that time, I asked the staff to send the cancel request on the platform, so that I could get fully refund, but the staff just said no, their boss would do that later because he was not there. Till now, I couldn't see any action or any explanation. If you don't want to waste your time in Ho Chi Minh, please do not book this place or you may face the same situation as me.

Booking was cancelled

We booked 2 nights at Supe Homestay located in Nguyen Khac Nhu street on booking.com following good reviews. When we arrived at Supe Homestay in the evening. Supe homestay receptionist told me that there was a mistake and the hotel was full and told us to move to another branch of Supe Homestay located in Tran Hung Dao. So I decided to check on social media and various booking websites and found out that Supe Homestay is used to do overbooking in their most rated hotel to send then people to other hotel branches with less good locations. So I asked for a discount as Supe Homestay Tran Hung Dao hotel was 20 Minutes more far than Supe Homestay Nguyen Khac Nhu than the city center and also cheaper. The receptionist said that it was impossible. 
Finally, I called booking.com to complain so Supe Homestay manager finally agreed to reimburse us the taxi difference between Super Homestay hotels. As we have been relocating to another hotel, the booking has been cancelled on booking that is why I am writing a review on TripAdvisor as I cannot write in on booking.com. 
When we arrived at Supe Homestay Nguyen Khac Nhu, it was a nightmare. Even if they are trying hard to do a nice decoration, minimum standards are not met. Supe Homestay room was extremely dirty with hair in the sink, hair in the bathroom floor, hair/plastic/glasses/leftover on the floor between the bed and the wall, mold and humidity on the walls. 
When we noticed it, i told the receptionist who apologized but said that the room can be cleaned only the day after. Receptionist left at 11:00PM. When I went outside the room at 11:15PM there was poo on the stairs in front of our room, probably coming from rats from the rooftop.
I called booking.com but it was already to late to find another place. I didn't sleep during the all night as I started to get hard hitch when I lay down the bed. 
I attached some pictures as all this story sounds so incredible compared to the good rating of Supe Homestay. But please read other comments on social media in order to know concretely what you are booking.
Be aware that Supe Homestay asked the full payment of your stay in cash before you have the chance to see the room. I was lucky that I didn't have enough to pay the room.
The day after I asked to leave Supe Homestay immediately due to all these issues. Supe homestay receptionist asked me to pay 2 nights and told me that I cannot cancel the second night. 
It was not the truth of course, as it is Supe Homestay that previously cancelled the booking as they relocated us to their other branch. 
Finally, I succeeded to run away with my passport after showing booking.com email confirmation.
I still has to pay for the full night despite the fact that Supe Homestay does not meet sanitary standards!!!
My advice : AVOID SUPE HOMESTAY. It is overpriced, it is overrated and you don't get any support from staff or booking.com if you got an issue.
It was my worse experience in Vietnam and during my 6-month trip. This is not Vietnamese standards!
We lost time, money and were exhausted by this experience.

Hotel scam: dirty, overbooking & overrated

The place was very run down, nothing at all like how the pictures make it out to be. There was animal poo on our bedroom floor, the bins were full and stinking. The bathroom was dirty and the whole place smelt strongly of urine. The ceiling was covered in black mould and to top it all off there were cockroaches all over. 40 minutes after arriving we decided to leave- however the receptionist had left the building with our passports and we were the only ones in the building. I called the manager and he was very rude, told me to 'complain to booking.com' and that we would have to wait till the morning to get our passports. He hung up on me twice and offered no help. I believe the positive reviews have been faked by the manager.

Dirty, Rude, Falsely Advertised

the hostel is perfect for a traveller like me. the place is well- decorated and u will get the homey feeling as u enter inside. their mattress is so clean paralleled with the ones you can find on a luxury hotel, serve fresh and white as a pearl! Five stars for the shower areas.The service that their staffs are giving was absolutely amazing. They would even lend you an extra hand in getting tours or grabbing a service car. Even though it was just a lodge, u can feel as though you have your own privacy, probably because of the strict rules that are being implemented.It is also in  the city centre, so anything and almost everything is accessible. Best of all, the wifi is so fast another big plus!!Our total stay was remarkable!

cozy, affordable, and comfortable.. highly recommended!

During my 4-day stay in hostel, they never cleaned bathroom or dorm room. And hotel floor is really dirty yet they require guests to take off shoes from entrance. The housekeeping did come into dorm once. But all they did is take my bottle water away.  (maybe this is their so-called cleaning)

Another problem is: I left a comment on Agoda but after a while my comment disappeared from agoda. Maybe agoda automatically delete negative reviews. Hope people read this comment on tripadvisor.
