We were very happy with our stay at Guesthouse California. The boss (the American owner) and the big boss (his Vietnamese wife) were lovely, welcoming and helpful with  absolutely everything - negotiating prices and dealing with the airport on behalf of us regarding our lost baggage (thanks again!). The guesthouse is within walking distance (a bit over 20min) from the city centre. It's not located in the backpacker district so a good choice for anyone looking for a neighbourhood of locals and a bit of quiet. Rooms were clean and tidy and came with a lockable drawer/safe.

Great stay - helpful team

The room was clean & comfortable with good working TV, A/C, fridge etc. The wifi was amazing which is a rare find. The staff were nice & friendly as well. There's also a shared kitchen downstairs you can cook your own breakfast which we enjoyed. Great value for money would definitely recommend.

Excellent stay

I'm writing this review as I sit awake at 5am because I just killed a roach in the room. Decided that this was as good a time as any to write my review, since I am checking out today and it can't get any worse than this (I hope).

I booked this accommodation because it had pretty positive reviews on Agoda & TripAdvisor. The day before my trip, I googled the location to see where it was on  Googlemaps (relative to where I would be dropped off) and saw a new review on Google stating there were roaches in that guest's room. This was shocking to me because no other reviews mentioned it, but I hoped it was just a one time thing. The next day, I got to the hotel pretty late (11:30pm). There were people (im guessing they were supposed to be the receptionists) sleeping in the living room and when I told her I was checking in, the woman called someone (maybe the property manager?) and put me on the phone with her. She said they were already booked and had no room. I told her that I had already booked with Agoda and I saw my name on the "welcome board." At this point, she apologized and magically they now had space and I was taken to my room.

My room had a very thin mattress and as other people have commented, very old furniture. None of the furniture matches, it looks like a hodgepodge of things put together. Because I read the post about cockroaches, I put all of my luggage in chairs and made sure everything was zipped up. The next morning, I went on a quest to find "breakfast." You have to go back across to the main hotel and the kitchen is on the second floor. In every other hotel in Asia I've stayed at, if it says breakfast is included, it's either a buffet or someone cooks for you. Not here. There was bread, unripened bananas, and eggs in the fridge. You have to make breakfast yourself. I toasted the bread and found that the butter that was in the bridge probably hasn't been touched in 2 years, so I ate dry toast for breakfast. The cleaning ladies were also cleaning around me. It felt kind of weird to have them sweeping by my feet as I tried to force myself to eat this meal. 

Later that day, I left to go explore and I saw what I assume was the manager. She was very pleasant and gave me a map, however, this was around 11am and she was nowhere to be found earlier that morning.

The two good things I will say is that there is a tub and the shower/hot water is pretty decent. Also, the wifi is strong.

Finally- I had a conference call and had to be up at 4am. As I'm ending the call, I see something race across the floor. I look and see it's a giant cockroach. I don't even have time to think- I grabbed a sandal and killed it. Then, I stuffed the gap under the door with an old towel and made sure that all of my stuff was completely zipped up. Now, I'm laying awake, sneaking glances at the floor every 3 seconds to make sure nothing else is there. 

From the customer service, to the dingy rooms (with no elevator- so be prepared if you're on the top floors), to the cockroach...this is the worst hotel that I've ever stayed in. Not only did it cost me my sleep, but it's a rip off to say that they include breakfast and to charge people for something so basic. 

While the previous reviews neglected to shed light on any of this, I hope that my experience prevents someone else from a sleepless night on cockroach patrol. There are thousandssss of hotels in HCMC, I know you can get so much more for what I paid. Also, I'm so angry that I paid more for this than I did for one of the best lodging I've had in Asia (in Hoi An). The California Guest House doesn't even deserve this 1 star. They need to stop leading on guests and be truthful about what they provide.

Do not stay here!

This was a great place for not a lot of money. The location is pretty central, and it's near lots of good local places to eat. Breakfast is available in a nice little side room on the second floor where they provide bread, jam eggs etc. I had a pbj for breakfast every morning, nothing fancy but very convenient. 

One issue however was that the managers/owners were very rarely there. This was inconvenient when we had a slight problem turning off the shower, and we didn't see them until the next day. All in all though, great stay!

Very nice room, great location

California Guesthouse is a fantastic place to stay, also for a longterm stay! The rooms and facilities are clean and well furnitured and there is  big kitchen everybody can use. The guesthouse managerin Thao is so nice, perfect speaking english and extremly helpfull! 

The location of the guesthouse is perfect! It is only a 5minutes walk to Bui Vien and De Tham Street (backpacker area) and you have so many options to have food around the place and many small supermarkets.
