SCAM! Better stay away. The room I got has nothing to do with thw pictures on Agoda. I immediately checked out again and asked for refund. The said I have to go through Agoda. Now they refuse to refund.

Booked extra night so that I could check straight in after overnight flight, advised that this would be charged as extra. What? Said they could not guarantee my room would be ready....seriously! Surrendering my passport, I don't think so.


BOOK AT YOUR OWN RISK!

Small lobby, small clean rooms, good location.  Just across the street from a park.  Good price.  They kept our passports until we left.  Not sure what that was about.  Not good for hanging around the room or lobby because it is so small.  But we were sightseeing anyway.

Basic Hotel, Good Location and Clean

We arrived in Saigon with nowhere to stay and after being dragged to a fro many homestays - where you had to pay per hour to use the fan?!?!?! - we ended up choosing the Spring house. The room was clean and had all the amenities you could want for a budget hotel room and most importantly it had hot water! We hadn't showered with hot water in almost 2 months so this was awesome! The hotel is in a great location with lots of nightlife and shopping around. The only downside to this place - and Vietnam hotel as a whole really - is that the beds are always SUPER HARD! Like, knock on wood hard! I understand that this is just the way it is in this wonderful country but it didn't do my shoulders any good!!

A really good base.

I've been travelling in Vietnam for a while now and my only complaint has been for this establishment. I stayed here no three different occasions and didn't have any issues until the last time. We had no hot water in the room, which is something you really want at the end of a long, sweaty day. Ok, no problem. I went downstairs and politely informed the girl on the counter about it and she picked up e phone to call housekeeping. I asked again If the it would be solved and she said yes. Nothing happened. After waiting for an hour the problem wasn't fixed, so when we left to go about in the city we made it a point to inform her again about the problem and again she said ok.  Before leaving, I asked for another room (cheaper), because mi girlfriend was leaving and I wanted a single room. We checked out of the room at 10:30am and moved into the new room (checkout time is at 12:00pm). We came back at 14:30pm to pick up my girlfriends bags to go to the airport and asked again If the hot water problem had been solved. They told us there wasn't a problem to begin with, and with an attitude insinuated that we were making things up to get a discount. Then they told me that if there wasaproblem with the shower that I should have said something to begin with, this after having complained twice in the morning to the same rude girl that was  now telling me she never heard a thing. I got really upset by her attitude and told her to check me out of the hotel and give me my passport. She then said if I wanted my passport back I needed to pay for two nights because I had changed rooms in the morning. Check in time is at 12pm, it was the. 14:45. They wanted to charge me for three hours of using a room to store my luggage since we had left to go about. When I told her I wasn't going to such thing she called the owner, who came 20 minutes later and laughed in our fAces when I explained the problem. I immediately asked to pay for the previous night so I could get my pAssport and move to another hotel, and she said she wasn't going to because there was never any problem with anything and we had to pay 2 nights. After yelling at each other for 45 min, and almost missing my girlfriends flight, she finally charged my the full $20 of the previous night and gave me my passport, but not before having 2 people check the room she had already checked (to make us loose even more time), and laughing in our faces the entire time. At which point, I told her the hotel was an embarrassment to anyone who has travelled even a little bit, and she said "you go now my hotel or I break you!", while making a fist with her hand and putting it right next to my face.
In short, DO NOT STAY AT THE SPRING HOUSE HOTEL! There are so many other places to go to where this is completely unnecessary.

My first stay at this hotel was in 2008 and then I stayed there again in 2009 and again in April 2014. This shows how much I like this hotel and the standard has not changed. I always book a Deluxe Double room which is not on the street side and it is all quiet. The free Wi-Fi works well with Android phone. This is a well situated hotel with a few minutes walk to a variety of restaurants and to the nearby Ben Than market for shopping of all sorts of items. Also the nearby park provides good relaxation in the afternoon where the locals gather to play, ballroom dance and a newly constructed venue for singing, free entertainment, etc. The staff has always been very polite with me. For me this hotel is always clean. I did not have breakfast at this hotel because I am given to understand that it does not provide same although I now see this advertised on some booking agencies websites. Anyway I had my breakfast at the bakery next to the hotel. I shall again stay at this hotel everytime I go to Ho Chi Minh city.

Good value for money

A centrally located  hotel in District One, with quick access to the main bus station, the Ben Thanh market, a plethora of restaurants and clubs, nightlife and tourist information. Many of the cheaper budget hotels in this area are what one would expect in the 10-20 USD dollar range; backpacker type hotels that generally are just okay. I  enjoyed my stay at Spring House; it was clean, more spacious than I expected, walls were a cheery yellow, bamboo type furniture and bed was good. Average comp. toiletries, water, etc. TV reception and channels were good. Breakfast not included but breakfast in Vietnam is very cheap and I would prefer eating breakfast out in one of the many local cafes. Room was 18.00 for the night. Excellent value for a much better than average hotel in this price range. One note of caution; they brought a towel to the front desk when I checked out and said I had stained it; it was in the shower on the floor when I left, I used it as a bathmat; I put up a bit of a fuss and I was not charged; but this would be my one high caution area on this hotel, as I see another review said something similar. So you might examine any linen and towels on arrival and report any 'stains' or substandard linen as soon as you check in, much as you would a rental car.
