We could not even stay the first night becouse as soon as checked in the room was dirty and full of big insects that we had to kill ourselves. Was late night evening and had a tough day but after the forth we found we kindly said that to the owner lady that this was too much and we decided to find a plan b somewhere else. But even in front of evidences her son called us and was super rude. He didnt want to refund us fully or partially. Not even a sorry, not even a try to understand that the guest dont want to sleep with cucarachas, but just trying to find arrogant excuses like if he was on the right side. Poor him. Stay away from this dirty Vila, you can definetly find smth better around there!

Bad, dirty, insects, rude owner

we booked the place by e-mail, came for 2 days. Diana showed us around. nice good size apartment,  good view, ok price and ok location.  the staying was good. no problems at all. clean and comfortable.
when we left Diana's son Tony was there to receive the payment. after we paid he claimed that we scratched his refrigerator door. We were not sure but we didn't go through the apartment with Diana when we received it so we refused to pay. PLUS even Tony could not price the damage. 

He refused to negotiate and instead decided to take a screwdriver and scratch our rented car in exchange for damage to the refrigerator.
My husband and I stood in front of him stunned by his behavior.
 he approached the car that my 2 toddlers are inside. I couldn't let that happen.  I grabbed the screwdriver from his hand, threw it into the bushes, and we got into the car and drove, not before he hit me hard in the back.
We were prepared to reach a compromise, but that is not how you resolve conflicts.
That evening we asked to speak to Diana and Tony refused.

So even though we had a pleasant stay, we do not recommend this place, because of this guy unexpected behavior

GOOD stay, poor hospitality

Four of us stayed for a week in Vila Irma in July 2016. From day one the owners were attentive.
There are NO extra charge for anything like wifi, aircon usage or parking so no hidden cost. The apartment is well equipped with lovely cutlery and Tupperware dishes! The shop (BILLA) is 200m from the apartment and you can buy anything there.
All appliances were in a good condition and looked after. We got new towels in the middle of the week which we did not expect. The beach is 320 steps downhill so only recommend this place for a family or group who do not mind a lot of steps! You can swim everywhere along the promende that leads into Volosko ( which is a must) or Opatia. 
I can not fault this place and will come back again. Parking was always available and free (which in Opatia can be an issue and expensive)....

All in all - great place for a very good price !!! Definately recommend.

Great self catering accomodation for good value

We had booked Vila Irma because of the excellent rating on booking.com, the price-performance ratio was sensational. Well, yes - the room was not perfect (bad smell, old and not really clean). For that, the location was excellent, the stairs upstairs were easy to handle. And the sea view is not overwhelming. The ambiance on the terrace was nice, which didn't bother many cats at all. And the breakfast was simple, but very good. Opatija was great - not least thanks to the nice location.

Great location, perfect view - but lack of cleanliness

Given the price of the room I won't dwell on details because there would be a good list to make!! The location of the accommodation is useful when you want to visit Opatija because we are 15 minutes walk from the city centre. Parking is paid for in the centre. Otherwise the room is a little small, you don't know where to put the suitcases! The bathroom was dirty. Don't forget to light up, on arrival, the cumulus if you want hot water for the shower! We wouldn't have had an exchange with our host (she doesn't speak English). Beautiful sea view anyway. We had room 2 and according to other reviews it was wiser to take a stay in this B&B apartment!

Useful but disappointing!

It is a very spacious, very clean apartment, equipped with all the amenities (including washing machine and dishwasher) and with a wonderful view.

Perfect place to stay.

This cozy apartment has a great location and lots of amenities. A small kitchen and washing machine are provided with basic ingredients and detergent as well. The terrace provides a wonderful view of the sea. We were comfortable here as a group of three, even with one sleeping on a pull out couch bed. Several restaurants are in walking distance. A grocery store is just a block away. 

Cozy, comfortable apartment

We (family, 2 adults + 2 kids) stayed there for only one night in hot July 2013. Apartment was large with own kitchen and very clean. Air conditioning worked perfectly and staff was friendly. The price was ridiculously cheap. There is a big supermarket nearby for self catering and Opatija city center is within walking distance even for kids although coming back s quite hard because of the hill. The view from balcony is awesome!

Excellent value

My wife and I stayed 2 nights and we can be sure that although the owner was very kind, these apartments are some of the worst we saw during our trip to Croatia.The room was quite clean but the maintenance was quite desirable: doors that closed badly, lamps that didn't work, bathroom extractor that was extremely noisy, etc. But the worst were the insects we found every night inside the room that, although the owner told us they were harmless, were quite disgusting.

Too many insects and animals inside the room.

In the seven years I've been travelling, I've never encountered a more dirty and poorly maintained structure than this. The main problem has been cleaning and insects. Spiders, worms, cockroaches and mosquitoes, not to mention spiders and dust fingers everywhere. Wooden windows that are impossible to close (because the frame was deformed), and curtains full of stains, the result of insect killings. We had a terrible night, and the next morning we ran away as soon as possible.
