Edmund has really put the time and energy into making this space a home away from home - cats and all - taking care of his guests and the space alike. So many lovely details, from the types of shower gels to the pillows, to the tea and coffee counter. He is attentive and present for guests, ensuring a great and comfortable experience. The location couldn’t be more perfect (and even more so especially for LBGTQI+ visitors).

The perfect place for your break in Brussels.
The decoration, the design, the garden… everything was perfect. It’s very close to all the sites you want to visit, it’s in the city centre and at the same time it’s incredibly quiet.
The host, Edmund, is a really helpful and welcoming person. He offered us very good advices about the city.

Perfect place for your vacation!

I can’t say enough positive things about the Guesthouse. Edmund made the experience absolutely sensational. Without his advice and knowledge of the city, our visit would have been standard. Edmund’s recommendations, not to mention the Guesthouse itself, made our stay in Brussels one of our favorite vacations we’ve ever been on. The room was spacious with soft lighting and had its own balcony with chairs and shade. The bed was larger than hotel beds and much more comfortable. The common area had coffee, tea, food, and his two adorable cats. He even baked all his guests croissants one morning and let us eat some of his tomatoes he grows there. If you are unsure whether or not you want to stay at this location, I cannot recommend it enough! I would rate this 100/10 if I could, and if I am ever back in Brussels again I will only stay here.

This is one of those hole in the wall, diamond in the rough spots. You will love staying here.

If I could give this zero stars, I would.  Worst customer service I have ever experienced.  

I booked to stay here and made arrangements with Edmund to drop our bags at 11:00am as our flight landed early that day. We arrived at 10:50am and we buzzed the door. And waited. We buzzed several times to no avail, so we called and got voicemail. We left a message. Then we texted multiple times. We sat there for an hour. We finally left, went to a restaurant and called Booking.com. While we waited for them we booked another hotel so we could actually start enjoying our day (we are only in Brussels for 2.5 days). We requested a refund. Edmund refuses to give us a full refund. He answered Booking.com’s text (or call - not sure which one) and said that he would see us now and he was ‘busy’ checking out other guests and vacuuming. Really???? You left guests outside for over an hour - while you were vacuuming?? even though you made arrangements with us for 11? Even a call or text saying that you were running behind would have been appreciated. We sat there, outside the door, with our luggage waiting and waiting…. Edmund kept the first night’s room rate (about $200) saying that as per his contract, if we cancel day of, you pay for that day. What about our contract? I have it in writing that we could drop our bags at 11:am. I’m beyond fuming as we DID want to stay there but it was Edmund who did not keep up his end of the contract. I wouldn’t have booked a place where I couldn’t drop my luggage off. I wasn’t going to drag it around Brussels for 3 hours. 

I have now spent my first day arguing about my refund, which I still have not received.  This has probably been the absolute worst experience I’ve ever had at a hotel (and I travel a lot). If you are too ‘busy’ to take our bags at the agreed upon time, I can only imagine what would’ve happened if we needed an extra towel.

Horrible customer service.  Stay anywhere else.

We booked last minute as we had to have a quick trip to Brussels and it was a very pleasant experience. Edmund is really nice and friendly and he gave us great recommendations around for food and things to do. We did not have much time to go everywhere as we had to leave quite early, but we will definitely come back when visiting Brussels.

Very nice stay in the heart of Brussels

This guesthouse in 2012 might be the perfect place to stay but not any more.
The room was very neglected and dirty. Sοme metal surfaces had rust.
Very soon we saw that the toilet seat was dirty and used. The owner came and cleaned it. Then there was no soap either hand towels. At night we realized that our bed sheets were worn out and had holes! Last but not least, the room was full of mosquitos in the air and marks of dead ones at walls and the sealing from other visitors.
For me not worth it at all. I paid 96€ for one of my worst rooms ever stayed.
Also, keep in mind that is a guestroom, not a hotel. The rooms are inside a residential building

Totally not recommented as it's not what it looks like

On arrival immediately appreciated what a fabulous location the room is in. It is less than a 5 minute walk from the Grande Place and has the Brasserie Lombard, the Platesteen Restaurant (one of the 11 best in Brussels) and the Capital Cafe within about a minutes walk away too. It is great place to explore Brussels from.  Our room was clean, tidy and very comfortable and given the amenities nearby made for a really enjoyable stay in this great city.

The location could not be more perfect

My husband and I have travelled quite extensively and have never felt the need to post a bad review. We had to make an exception in this instance.

The location is brilliant but we were sorely disappointed by the lack of customer service and lack of effort to compensate us for inconvenience.

On early arrival at the guest house at the agreed time of 11am we pressed the buzzer several times but no answer. We had to look up the number to call the host, Edmund Wee, and only then did he come down and let us in.

He allowed us to leave our bags downstairs prior to the normal check in time of 2pm. Being 31 weeks pregnant at the time I needed to use the toilet and so was allowed to access our room (which was waiting to be cleaned). There is no common toilet for use outside of the rooms.

We wanted to finalise the payment at the point at which we dropped off our bags but were told that the machine was broken and that Edmund would finalise the payment with us on another day (we had a three night stay).

After a long day of walking around Brussels we returned to the room at about 7pm. It was clean and comfortable, nothing fancy. After a few minutes we heard a loud tapping sound and discovered that water was pouring from the ceiling. One of the single beds was placed along the wall where the water was pouring down and this resulted in a wet floor, wet bedding and slightly wet mattress.

We had to telephone Edmund again (bear in mind each time we have to ring from our own mobile; there is no communication system within the guest room or house to contact the host so let’s hope post- Brexit it won’t cost you anything to make such calls). 

Edmund came into our room and we showed him the problem. He discovered that the student renting the room upstairs had left the tap open resulting in an overflow and the resultant leak into our room.

There were no other rooms to relocate to and he did give us the option of moving to another hotel but we were so tired and the location of the guest house is a good one. Also given it was 7.30 at night he didn’t even offer to help us find an alternative hotel. Bear in mind I’m 31 weeks pregnant at the time and didn’t want to traipse all over Brussels with a suitcase to find another hotel in an equally good location. We decided to stay but fully expected some sort of compensation.

Edmund explained that he had no spare duvets and had to take the wet one and tumble dry it but could only return it at 11pm because he had to leave for evening studies. We had to agree as we had no choice really. It was clear he was simply too busy to accommodate us otherwise.

I ended up having to use a hairdryer to dry the sheet and mattress. It got to 11.15pm and Edmund still hadn’t returned with the duvet. Again we had to call him and he turned up a few minutes after. Apparently he was rushing back from his class. It’s not great that we had to wait for him until 11pm in the first place but then for him to turn up late added insult to injury. This was the start of indicators which show Edmund is always busy elsewhere and the guests at the guest house are just an afterthought. We didn’t see Edmund again after that. He didn’t even bother to check if we were still happy with the room after that first night.

On the morning of checkout again we had to ring Edmund only to discover he was at the train station. He knew we had agreed beforehand that we would leave our luggage at the guest house until the afternoon but he didn’t bother telling us he wouldn’t be there. Edmund explained the location of another keycard we could use to get back in to the small communal area to collect our bags again. He wasn’t there of course when we returned at 3pm.

Whilst on the phone my husband asked how we could finalise the payment given Edmund was elsewhere only to be told he had finalised the payment without first notifying us. My husband explained that we were expecting to discuss some level of discount to compensate for the inconvenience and annoyingly Edmund retorted “I was meant to buy you a box of chocolates but didn’t have time”. Like that was meant to make matters better- it annoyed me even more!

In the subsequent days my husband emailed Edmund directly asking if we could resolve matters and arrange some sort of compensation refund. Edmund then tracked our card use and said we had only come back to the room at 10.30pm so it didn’t matter that we had to wait for him- as I said before, he left us no choice but to wait for him so what difference did it make that we decided that in order to meet his timeline we would stay out as long as possible. Its a basic room with no extra amenities in the building so why should we have to wait in the room for hours for him to return. Frankly it’s also very unprofessional, and creepy, for him to track our movements.

He then also went on to allege he had showed a great deal of effort in letting us drop our bags early and allowing us to leave it after check out. In my opinion any hotel that charges in excess of £100 a night should offer this service. Also it made no difference to him as our bags were left in the communal area at our own risk and as I mentioned Edmund wasn’t even at the guest house on the day of check out when we left the hotel nor when we returned to collect our bags. He didn’t have to go through any effort or inconvenience himself in any way to accommodate us.

We eventually managed to enter into email correspondence with Edmund (he didn’t respond initially) but this only made matters worse as he then accused us of lying that we had suffered inconvenience. He also stupidly focused on the word “suffering” rather than the words “suffered inconvenience” (past tense). I think he stupidly thought we were claiming that upon our return to London we were still suffering inconvenience. There is no doubt in our mind we were inconvenienced and the last email from Edmund basically blames us for making up suffering and trying to blackmail him to get a discount. It was clear he never intended to give a discount anyway and his email correspondence with us proves how completely unprofessional he is and how customer service skills are lacking from his repertoire. We fully expect him to make an unprofessional reply to this review... And we are happy to post the entire communication chain so you can assess his behaviour for yourself.

If you stay here you can expect a good location but a basic room and little to no customer service. If you run into problems there is a lack of concern on the part of the host, no acknowledgement that you have been inconvenienced, and no prospect of compensation if something goes wrong. All you will face is the retort of a man who will adopt the victim mentality upon himself and fail to acknowledge his shortcomings.

Location cannot be faulted but you need to cross your fingers and hope you never run into any problems

I booked this guesthouse 2 weeks ago and was planning to go there in a week. Due to an enexpected occasion, my trip was canceled. Though according to my booking conditions, the cancellation cost me at least the first night, after explaining the condition to Edmund, the nice owner of this beautiful guesthouse, he accepted to waive the cost and cancelled the booking for free. I want to take this opportunity to tell you that he's the best owner you could find here in Brussels. Really helpful and trustworthy 😊

Excellent experience with the helpful owner of bxlroom guesthouse

This is a fabulous 'quirky hidden gem of a place to stay. On the doorstep of all the main tourist attractions and so central, but the quietest and most peaceful place when you close the door! 
Edmund is an amazing host and nothing is too much trouble, from recommendations of where to eat and try, to calling to check we were ok on our day trip to Brugges.
We didn't want to come away as felt so at home and comfortable. The beds are incredibly comfy, with an amazing coffee machine in the 'communal' area which made fresh coffee.
