I had booked two nights and paid cash for two nights on arrival, and when I checked out, I had to pay for another night. That's BETRUG! Otherwise the owner is very unfriendly, impatient and quickly becomes aggressive.

It's a lie!

It's a really small room, not cleaned up before we arrived, no light in our bathroom, but the bar at the guesthouse is cool and the staff is nice.

It's cheap.

Cheapest guesthouse in Phon Penh. That's all you need to know. Don't expect to have a nice toilet or shower, not very clean linen, not spacious at all, although the mattress I had was very nice. Food is okay, but you can find a lot of better things outside. Location is okay. The staff is friendly although they're english is very limited (this doesn't apply for the translator-kid) lol.

Cheap.

If you are looking for a cheap place to stay and near the center, this is the place. We stayed in a room with fan and private bathroom. As you are paying for a cheap place, you need to know a few 
Important things: the single sheet bed was not very clean, there are not toilet door ( there was a courtine), no toilet paper or shampoo and soap provide, the toilet was not clean and the shower was broken. 
Anyway, you get what you pay. 

Very cheap guesthouse

Tried 2rooms, both had bed bugs, told them, seen people telling, they don't care, rooms stink, no electric plug in my room, cold shower food is ok but a way over priced.
    
   I definitely don't recommend it even if it's cheap, couldn't sleep coz of the bed bugs..   so many better options in Phnom Penh.

I stayed here 2 years ago but only because I couldnt stand another night at 10 Lakeside next door. 2 minutes after being in my room a prostitute knocked on my door. They must have told her which room I was in. This year I came back to check the rooms because I was staying somewhere even worse.. They showed me a room I liked so I prepaid it. Came back the next day and they'd given it to someone else. So they offered me a room without a bathroom, then gave me a room with ants all over the bed. So I got upset. The owners wife hated me straight away, for no reason. I stayed here for 5 days because I was sick and she was angry with me every time I talked to her. There were no mirrors in either room making it impossible to shave. And a tourist died of a drug overdose at 10 Lakeside next door while I was there. If you want to pay to stay in a place where the owner hates you and then hang around with drug addicts, alcoholics and prostitutes outside, this is the place for you

Don't stay here

I've come from a very long journey and I'm greeted by a guy who doesn't even know what English is, but by gestures we can still find the reservation made. He takes me to a room that I can't find the words to describe: let's start with the air conditioner that doesn't work. Let's go on with the tiny bathroom that you have to go through, and we end beautifully with dirty sheets, but so much.

Get out of here.

We were walking around the Street Art neighborhood when we came across this place, a cool, cool place to take time to cool off before discovering the rest of the neighborhood.

Grand view restaurant and bar.

Rooms are very small, also the bathroom, ants in the beds (because beds are next to the walls). We did not see flees, but had some ichy stiches. Food was ok - actually quite good - , but there were some bugs in the rice. Staff and owners are nice and speak English. Wifi only downstairs. There is always somebody around to ask. Due to the fair price - totally ok.
