Has steep steps down to reception but has fabulous sea rooms available at a reasonable cost.
Nice dining area overlooking the sea and access to the sea via ladders directly and has super sun decks with a bar. Recommend as near to the Kas centre and to visit the neighbouring Greek island of Kastelorizo.

Kas Hotel is centrally located with the most beautiful waterfront views, which most rooms enjoy. Sitting on your balcony at sunset with a little sundowner is true quality of life.

There is a huge sun terrace with sun loungers, umbrellas, a snack bar, steps down to the water, and a shower - here, days can be spent in relaxed enjoyment.

The breakfast restaurant is nice, the breakfast decent if not opulent.

But, but, but... The rooms are worn, our bathroom smelled of sewage, and it was never fixed even though we complained. Overall, the level of service is below average, the staff seems unengaged, perhaps tired after a long season.

There is room for improvement, good friends.


Great location, sloppy service

Ameneties at the hotel were satisfactory however the breakfast is very minimal and basic,  and you don't get served if you arrive 3 minutes before the official time they end the breakfast. We were told breakfast ends at 10 30 am. One morning we arrived around 10 27 am and by the time we settled at the table with our self serve teas, the server told us breakfast time was over. I showed him the time which was just showing 10 30 am. Needless to say we were not happy and told them we arrived before cutoff. We were then served food but it wasn't the best way to start our day. There's  more to customer service than this. Beware.

We saw this hotel wandering around the waterfront and decided to spend a few more days in Kas. Fortunately they had a couple of free rooms in the Garden Section which is set high above the ocean. There is a great open air deck area next to these rooms with tables and chairs to enjoy the uninterrupted ocean view and have a drink at night etc. The rooms were spotless, quiet, beds comfy, linen clean and white and water pressure and air con great. I have recommended that my son stay here on his upcoming holiday as it has the benefit of a bar and deck down below, so that you can lie on some sun loungers with a cocktail and then jump directly into the ocean to cool off. There were lots of locals holidaying at this hotel and they were friendly and happy. There are small ladders to get into the sea and they provide noodles for those less confident with their swimming. The water was a lovely temperature and clean and there were fresh water  showers on the deck to rinse off afterwards. Breakfast is plentiful - not the best I have had in Turkey but more than adequate as you can help yourself to the buffet. The cost was around A$100 per night which for the location and service I thought was pretty good. Next time I will stay for a week. They also have water front rooms with panoramic views and a balcony. Staff are friendly and you have to send CC details via an email form to book in advance from Australia - did not seem to be too much drama for my son to do. Hotel is 5 mins from downtown, but still quiet at night.

The seaside restaurant has the best food, the cook prepares everything perfectly every time, highly recommend. Great ambiance. There's a diving board and swim ladders. 

Across the street is the best coffee shop in Kas, Linckia Coffee. 

We extended our stay and chose this hotel for all of the reasons above. 

Will come back.

Great Location, Cool Rooms, Excellent Food

We spent two non consecutive nights here - liked it some much we came back for another stay later in on our trip. We were off season (Nov). Great views, nice bar/restaurant, water access. A short walk to town. The staff was exceptionally nice!! We had ocean facing rooms - very clean and nicely appointed. Great breakfast as well. I would stay here again in a heartbeat!!!
