Ideal location, accommodating staff, charming room and modern clean bathroom. It's up a flight of stairs with no lift, and the breakfast in the family-managed cafe next door is only average, but I'd stay there again!

What a treasure La Magnolia is!  Perfect location just steps from the Duomo, immaculately clean, quiet, very reasonably priced.  There are regular B&B rooms, but also apartments of varying sizes.  Serena is a pleasure to deal with, and we return every year.

Outstanding!

During a recent stay in Orvieto, we stayed at a delightful bed & breakfast called Magnolia (so named for the tree just across the street from the entrance). The location could not be better nor the rooms more accommodating. Our room even offered a large terrace overlooking a quiet courtyard with the Duomo in sight.  Serena, our friendly host, welcomed us warmly and was responsive to our every need.  Another favorite feature is that the B&B sits next to a small cafe where breakfast was offered every morning starting at 8 AM. Magnolia is only 5 minutes from the city's #1 attraction: the spectacular Duomo, but away from the crunch of of tourists and photographers. We would choose Magnolia on our next visit to Orvieto. 

CHARMING B&B IN THE HEART OF ORVIETO

La Magnolia is a small B n B in the heart of Orvieto. Just a short walk from the Doumo, it is in a perfect place to walk and experience Orvieto. Our room was super clean and nicely furnished. Serena was a fantastic host and even helped us out with reservations at some fantastic restaurants. The street was quiet at night and we kept our window open. We had a fantastic stay. A few notes. It is a good story and a half walk up to the rooms. And the room where we stayed did not have air-conditioning. I heard the front rooms did. The breakfast was downstairs at the family owned restaurant. And while the breakfast was not that extensive in selections, it was plenty adequate with a selection of meat, bread, yogurt, coffee juice and some pastries.  We loved it and if we ever come back to Orvieto this would be our first choice. If you are looking for a smaller, friendly place that is definitely not like a standard hotel, this is the place... 

A perfect Respite in Orvieto

Serena made us feel instantly welcomed to this lovely B&B steps from the Duomo. It was a last minute change that brought us to Orvieto at the end of our trip and Serena made the booking process quite easy.  Our room was an apartment on the 2nd floor, ‘street’  side, and we weren’t bothered by noise at all. It was recently remodeled and quite comfortable.  I would definitely return!

Lovely owner & fabulous location

Fun place to stay for 2 nights right in the heart of medieval  Orvieto.  Serena was very welcoming and provided information about visiting Orvieto.  I had tried to book a room before leaving home.  There was a glitch and, although Serena got my name and email, she didn’t get the dates we wanted to stay and credit card info.  She contacted me and made it very easy to resolve the problem.

When we arrived, she advised about restaurants “Don’t worry about a place being too touristic.  It won’t be all tourists - locals will be there too because we like good food”.  

Our room was clean and comfortable, with a big window overlooking the street.  Yes we could hear people at the restaurants below in the evening, but closing the window eliminated most of that, and it din’t go late anyway.  The compensation was we had great light in our room, and we could people-watch from out window.

Also, definitely the most spacious bathroom we experienced in 3 weeks in Italy.

We recommend and would stay there again

Beautiful Apartment—Extremely helpful and Friendly Staff -Clean as a Whistle-Breakfast Very Good - Location excellent and Very Easy to Park the Car very close to the Hotel I would be looking forward to come back any time - Had a VERY Pleasant Stay!

Excellent-Very Pleasant Stay!

We stayed in two of the apartments and found them to be beautiful, comfortable, and spacious with full kitchens. The location is unbeatable for touring Orvieto. You are less than a one minute walk from the Duomo and centrally located to shopping and restaurants. The owner, Serena, was extremely helpful and easy to communicate with. She was very patient and accommodating of our larger group size and adjustments we had to make to our reservations. Our primary issue with the stay was that the business is called a "B&B" however breakfast was not provided. To be fair, we never confirmed this specifically before our stay, but it seemed fairly well implied in the name (and the Tripadvisor "About" section says breakfast is provided). We were told this was noted in our correspondence but upon reviewing our emails we never found this disclaimer--ultimately, it's not a huge issue given the number of bars within a 5-minute walk, but left us confused on our first morning there.

Another fabulous stay!

I highly recommend staying at B&B La Magnolia for a number of reasons.

The B&B is in a great location, one block from the Duomo, an easy walk to the bus drop off and central to numerous restaurants.   It is an excellent area to walk.
Serena is an excellent host, willing to help out, humorous and a huge tennis fan. 

We enjoyed Orvieto so much that we decided to extend our stay, Serena made some calls to friends and got us a room in a BB two blocks away.

We stayed in the new, upper apartment which was absolutely luxurious after our small room in Rome.  The bedroom was excellent and enabled us to catch up on sleep after some difficulty in Rome.  The bathroom was large and shower was downright huge.   The patio was awesome with views and a partial view of the Duomo.   It also had two rooms we did not use – a kitchen and a large sitting room!   We did however use the washer.   If you can handle 2-3 flights of stairs with luggage, you will be rewarded.

As a suggestion, if you are looking for a guide, book Serena’s friend Lucianna Coppola.  Best guide we have had on any of our European trips.  She took us on a two day tour of Ancient towns in Umbria and several wineries.   No time pressure, spontaneous and a lot of fun to be with.   Her knowledge of the local Orvieto Duomo and it’s artwork was well worth it.
