My wife and I have just returned from a short break with 3 other couples from Brighton.
We where on the top floor and spread over the other floors including the basement. All the rooms where very spacious modern furniture clean and bright. Basic essentials kettle, iron, hairdryer and nice selection of tea coffee and milk, suger.
The communication was good we had a phone call the morning of are arrival to inform us that we could book in early, just give then a call when we were 20 mins away. The limehouse is informal & relaxed in a great location if you looking for room only look no further.
We had breakfast at Irmas very friendly good vale just a couple of minutes away.
Parking in Brighton can be a problem but you can park outside the limehouse for 
£10.40 but you are competing with other guesthouses.
Try to book parking before you arrive we parked for 48hrs  10 minutes away for £12.
I can recommend the Limehouse

4 very happy couples 

Booked a suite in Lime House as visiting my student daughter who was having an op. Brought her back her to recover for a couple of days. The service was excellent I needed to move rooms so we could get more windows open and they were very accommodating.  Lovely decor, comfy beds.igloos could be a bit plumper but overall it was very comfortable. Excellent location. You can park outside for 10.40 for 24 hours. Morris and Jacques is great for breakfast. Would definitely come again.

Excellent stay

Love this place, room was spacious, clean & bright, we were even given a free upgrade to a seaview room. Tea/coffee/milk/sugar.
Short distance to the pier & shops.
No parking but that's quite normal for Brighton.
Will definitely be back

Weekend break

I fell in love with Lime House! My room was incredibly beautiful and stunning!

My first impression was big "WOW" Clean, bright and modern accommodation with a pleasant fragrance. The room was perfectly clean (I expected such a high standard in a 5 star hotel, but not here in 3 stars - I was glad to stay there for 4 nights).

During my stay there was an unexpected problem with the central boiler (so there was no heating and hot water at all or a while). I did not even notice it. Oliver was absolutely amazing! Before my room has cooled, he managed to provide room with fan great heater. Also he asked regulary If i need anythilg alse, if everything is ok etc...so kind he was.

Such a professional fast and pleasant service! After a few minutes, my room was warm and after another hour later came another great surprise - hot water worked! Oli and Rasa have done absolutely great work! Both are lovely, smiling, professional and kind! Love them both!

I was so sad that I have to left such a great place! I've been to Brighton many times ... I know how other hotels work, but Lime House with Oliver and Rasa was the simply the best experience in Brighton for sure!!! They made my holiday !! Thank you so much for being so kind, helpful and friendlyl all the time!

PS: Location is TOP! Close to shops, downtown, restaurants and beach!

Best stay in Brighton

We had an absolutely fantastic few days here for a little birthday surprise trip. Oliver could not have been more accommodating helping me set up the little surprises that went exactly to plan.. Really going over and above board that extra mile makes all the difference.. perfect location to access all the great places of Brighton .. literally a stones throw from the beach and pier, in the heart of Kemptown and 5 minutes walk to the lanes.. very clean and immaculate rooms, fantastic shower and endless supply of tea and coffee... if your taking a trip to Brighton this is the place to stay... thank you Oliver and team.. we will be back 💛

It is a well-located guest house, as it is very close to the sea and the shopping and dining areas of the city.A proper room, with a comfortable bed and a bathroom with all the necessary amenities.A highlight of the tranquility that is breathed throughout the property.

It's a very good hotel option within its category. Very clean, pretty and neat decoration of the rooms, good bed. Like most hotels in old houses, it has no elevator and it's hard to carry the luggage up the narrow stairs and there's no one to help you, as the hotel reception is across a plaza (in the Strawberry Fields Hotel). They were very kind when I asked if they could call me a taxi to the station; however, with the luggage they couldn't help me because they couldn't leave the reception. For the check out (if you pay by card) they only ask you to leave the luggage in a pocket. During your stay you can leave the room and the door of the hotel with the keys to enter and exit. There were keys to get me into the hotel, but there was nothing to take me to the hotel room (there was no room for the hotel), although there was no room for the room to pass through the room, and there was no room for the hotel to leave.

A very good option to visit Brighton.

Very well located hotel, within walking distance of Brighton train station. Clean, beautiful and well equipped room. The temperature is pleasant. The bed is very comfortable. A little happiness. We highly recommend it.

Strongly recommended

B&B on average, nothing exceptional. Prices too high compared to the services offered. We stayed for a week and all these days they never changed the towels in the bathroom!! We even put them on the floor to let the room cleaners know they needed to be changed, but they were folded and put in place on time!! Maybe in England it's like that!

Poor cleaning

We were warmly received and accompanied to the first floor. The room is very tastefully furnished and in the bathroom we even find a bathtub. Everything is very modern and clean. The third bed is unfortunately a little uncomfortable (sofa bed). Breakfast is recommended at Miss Piggies around the corner.
