If it had not been for the poor quality shower where the temperature was so unpredictable to the point of becoming dangerously scalding or if we both wanted a shower the second person was almost certainly going to have a cold one then a higher score would have been awarded. I've dealt with poor showers before but this was almost unusable. It was such a shame as the room and bathroom were finished to a very high standard otherwise. Located opposite the zoo entrance and a bus stop made bus our main transport into the centre about 20min, 30 at rush hour. There is a layby with unrestricted parking outside but no dedicated or private parking for the B&B itself so its very much first come first served and it was full every night. There is a driveway space round the back but the owner uses this. The owner came across a bit rude when we were later than planned arriving due to traffic, even though we still arrived about 6pm so hardly late. The owner does not live on site and she also expected us to choose our breakfast and a time for the whole stay on arrival. English is not the owner's first language and sometimes we were unsure if she understood everything we said, and possibly why she came across a bit rude on the phone, she was pleasant enough but don't expect to be able to ask for travel/sightseeing advice etc. There was cereal yogurts toast and a limited amount of fruit for breakfast and cooked breakfast if previously ordered. Another mark down was the wifi signal barely reached our room on the top floor which would be an easy fix. Both this and the problematic shower were raised and met with smiling and nodding but nothing to convince us anything would get done which sadly would put us off booking again which is a shame as the building has been nicely refurbished and was good value for money.

This could have had 5 out of 5 but...

Lovely little guest house situated across the road from the Zoo, which made access to the Zoo very easy for us. We arrived quite late and Joanne was very understanding and friendly about it. Room was a good enough size, nice bathroom and very clean. Not in the centre of Edinburgh so quiet at night, but a 10 minute drive and you're in the centre so it's very accessible, but not too busy. The breakfast in the mornings was lovely - best bacon I've ever tried. Only problem was the shower is not the greatest and does go a little cold sometimes, but nothing we couldn't deal with. We were the only people staying so could come and go as we pleased, and you get your own key to do so. Had a lovely stay and would definitely return again. Thank you Joanne!

Comfortable, friendly and accessible

I stayed in MacIntosh for 4 nights last week, Joanne was extremely friendly and helpful, the rooms and bathrooms are a little small but spotlessly clean and very well appointed. This guest house is in a fantastic location opposite the zoo easy for bus travel in to city centre. When we go back to Edinburgh we will definitely stay here again.

"Excellent value for money"

We stayed one night last weekend and were very pleasantly surprised. Very clean and comfortable. The room was modern and well appointed. Staff were friendly and helpful. Cooked breakfast was fine. Excellent value for money. Convenient. Straight opposite the zoo. Road can be a little noisy but no complaints at all.

Super value for money

This guest house is such a friendly home from home that we have returned after staying here a few years ago. You can't fault it or it's position for exploring Edinburgh as there are a choice of 4 buses every few minutes into Princes Street plus the Airport buses, from where many more run to all parts of the city and beyond. Very nice breakfast, including choice of cooked if required. En Suite bathroom spotlessly clean, as was the room. Plenty of tea, coffees etc replaced each day when room was cleaned. Free WiFi was good too.  
Joanne looked after us really well, as she did last time we stayed too. 
We'll be back.
