I did some good feedback about this hotel.. I came here many times since 2003, the level sometime increased sometime came back.. now it is clear that they don’t care to grow up anymore and the service is going down and down but the price increase.. 
21usd for a two people now is too much for this kind of hotel.
We stained here 10 days me and my wife and in 10 days they had not jam for breakfast even if they have on menu.. and they have a little market, but in 10 days they didn’t buy it. The staff continue to change, every one say a different thing, they don’t understand English well.. only one guy can. Now there is not lundry service anymore, so we had to go outside, but they didn’t tell us and they kept the lundry basket inside the room. The room are not clean and maybe they don’t paint since a long time. The bathroom are old. This hotel can be really better because it is in a good street, quite and big.. I hope they do something!

After 15 year here, now is not anymore like beofe

This is a great, affordable place to stay long-term. The staff are lovely, there’s a decent breakfast and there’s a beautiful rooftop! Also, there is room service and a shop next to reception with imported goods. I highly recommend this hotel to anyone visiting HCMC

Excellent guesthouse/long-term stay!

Spacious and clean room with fan, aircon, new bathtub. Lovely outside terraces with view over the neighborhood. Very cool place where you can also watch normal life of locals. Really nice and attentive staff. And fresh buns for breakfast. I truly recommend it!

Super! 

After taking me to a room already occupied, the girl took me to another room not cleaned bed and dirty towels but they fixed it by cleaning the room right away! The last morning I had to have my breakfast at 6 am having a bus later they told me that it was possible without worry (2 times!) and when I got there in the morning everything is closed everyone is sleeping.. the girl got up and gave me bread and jams +: large room, hot water, very good flow in the shower, several choices in the morning, good bread: - dust in all the rooms I am allergic I picked up a grill all the way =/ wifi connection can be very limited after that is because I had a nice room at the end.

Mixed up.

The staff here are hopeless. They cant fully understand guests' requests. The maids are rude don't care about the customers since they are untrained. Many of the staff often hang out in hallways, stairs and common areas so guests don't feel free to use these areas.
Many of the rooms as well have problems. When you inform staff, they say they will fix that problem that day, but they never do till you remind them for many days. 
I recommend other hotels or guest houses in this alleyway where staff are more attentive, trained and actually care about paying customers.

Bad service ever

We really enjoyed this hotel on our visit to Vietnam.

It is close enough the the heart of HCMC to walk to the wild and noisy Bến Thành Market...a great place to buy anything you need.

District 1 is itself the heart of Saigon and is the only place to stay unless you want to be away from  the center of the city.

The rooms were spotless and the staff were extremely helpful and nice.

When we moved into one room, we decided to upgrade to a better room and although this is extra work, all we got were smiles from the staff.

When we did this a third time we expected them to wonder why were we moving three times in one visit, but finding the perfect room was important to us. The hotel just told us that this was "no problem" even though it again meant cleaning our old room.

When we found the best room for us, we stayed here for the rest of our visit...and this was two weeks.

It is the staff that makes a hotel great, and the staff here were excellent.

Between the staff and the room we finally settles into, we can say without hesitation that on our next trip to HCMC, we will ask for our old room and spend the entire time in this delightful hotel.

Wonderful and Friendly in District 1

Girlfriend and I stayed there not long ago. Too many teenage drunks there - some of whom appear to be in their 30's and 40's. Avoid if you want a nice place. I would recommend staying away from that part of the alley as there didn't seem to be any limit to the how loud people were. We stayed at another guest house nearby in the alley and you could still hear people yelling. Apparently the hotel owners don't give a you know what about the effect on other businesses.

Noisy

Hotel in the Ho Chi Min city center. Friendly staff, english speaking. 
Good WiFi connection.
Breakfast not very various, only one dish. But they can take it to your room.
They have very nice garden on veranda on different floors. Nice city view from upper floor.

Great hotel in Hochimin center

Squalid and noisy rooms; poor quality/price ratio; hard to find; find better (much better!) at the same price in the center ($18 a night; after the first night I changed and found a beautiful place at $12 in the center)
