Couldn’t fault the lady on reception, she was very helpful and friendly but the accommodation wasn’t quite what I was expecting. The room was very small, there wasn’t breakfast and the shared/communal bathroom is less than ideal for reasons which I’m sure don’t require explaining in detail. The bed was extremely uncomfortable. Although there is no parking, it was relatively easy to find on-street and the parking permits are straight forward enough.

Friendly staff, seafront location but small room and shared bathroom

Disappointing visit and disappointing response from the owners to a range of complaints. Be warned THEY ARE NOT A BED AND BREAKFAST. You have to go elsewhere and pay extra for breakfast. They dont seem able or interested in amending their tripadvisor site. We also found our rooms and the building itself a little "tired". Owners now say they are renovating but that doesnt account for broken glass bedside table, torn sofa fabric and SOMEONE ELSES UNDERWEAR IN THE CHEST OF DRAWERS! 
 When they were there (hardly at all) the staff were friendly and helpful. To be honest it just feels like an unloved "business".  Its a great location and the beds and showers are good. But at the moment, that's about it and its a lot to pay for just a bed and a shower. Here's hoping the renovations make for a better experience in the future. I know I wont be going back though.

No Breakfast!  poor cleaning. A disappointing return to Paskins.

I just want to write a review and thank you the owners of Parkins. 
We stayed for a week to see family and the hotel was such a special and lovely place
Our room was beautifully clean, great shower and stunning art decco decoration
We felt very spoilt by their endless supply of tea coffee and biscuits and just felt cared for.
Thank you so much we will be back!

A special experience

Room comfortable, everything in good working order, nice toiletries.

Customer's satisfaction could be improved by stating clearly on the homepage:
-No breakfast
-Rooms are not made up even during a three nights' stay

The entry code to the front door was changed without letting me know. Not my idea of hospitality: Standing in front of the door trying to unterstand instructions via a crackling intercom.
Impossible to contact anybody on the day of departure to settle the bill as per information on arrival(9.30am)
Working in hospitality is not easy, but why do it if you don't want to interact with your guests or be clear about what you offer and what not ?


Nice room but no welcome 

1 night stay and felt I had a bargain, easy check in, room was immaculate. Bed comfy. Shared bathroom but was not an issue although the shower was a bit sad (slow pressure), tea/coffee/bath products were very good quality. Would stay here again. 

B&B at its best

Although the staff were friendly, the conditions were far too small for the price that was charged. My partner and I had to constantly move out of each others way to let the other pass. Nothing matched what the pictures reveal online.

The bathroom itself didn't have a working radiator or ventilator.

No staff were available at the front of house desk the majority of the time and was only contactable via phone. 

Average and not worth the price.

The pros: the management team are friendly, helpful and kind. I was able to check into my room three hours early to make a video call.

The room was very clean, the bed comfortable with good quality bedding. The toiletries are of a high quality, as are the tea/coffee sachets (mostly Clipper with a few rogue Nestlés in there - could do without those!)

The place is environmentally conscious and has some thoughtful extras including a fan.

The cons: £65 is a lot to pay for a shoe box room, even in high season. There is no breakfast included (so you are bound to spend at least another £10 sourcing that) and the guesthouse has no amenities as such, so you will probably just sleep here and spend quite a lot on food and drink elsewhere. Spend another £30 (even in high season, if you shop around) and you can find a double room in a seafront hotel with breakfast thrown in. 

The toilet seat was broken - had come off its hinges - and that could and should have been fixed at this price point.

I accept running costs are probably high here. Also Brighton has an absolute dearth of decent budget options (except for the youth hostel). Read reviews on Tripadvisor and you'll see many dirty and run-down places. Demand outstrips supply in this town and very few places are maintained to a high standard, so the Paskins has the edge over most of the competition.

I think double rooms are probably better value than single rooms here. As a solo traveller I'd probably go elsewhere next time, but appreciated my stay nonetheless.



Friendly, clean, comfortable - not the best value for money for a single

Arrived here for a 3 night stay. The hotel is presented very well from the street and when we arrived Charlotte greeted us. Charlotte was very friendly and made us feel relaxed and very welcome. 

We were given a room in the ground floor which was very spacious and welcoming. Brilliant amenity tray and the room even had its own iron and board which is still rare these days in smaller hotels. The bed was comfy the linen was clean and fresh too. The en-suite was small but had everything you wanted. 

There are only a few things that could possibly improve the stay for us for our next visit. The room did smell a bit damp and it was a little dusty. The decor was presentable but a little tired in places. The kettle struggled to fit under the tap for making tea and coffee, and the towels were a little small for us. Seems like the use bath towels instead of bath sheets. Also a final check of the bathroom for dirty spots would be good too. Though it did look like it had been cleaned, maybe just not rinsed. 

Even with those little niggles we would happily stay again as it was a great base to explore the city and there were plenty of cafes near by too. We even had a discount code for the cafe at the top of Charlotte street which was a lovely addition.

We booked the 4 poster bed room for 1 night stay on a weekday. And believe me when i say.. defitnley pay that extra if you want a BEAUTIFUL room!  It was stunning! Was feeling a little skeptical with the mixed reviews but we was WOWED! The lady that greeted us on arrival was super friendly. Such a warm welcome. Explained what time check in was.. gave us a free WIFI code. The room had tea and coffee facilties. a free bottle of water each. Fresh towels with shampoo and conditinor. 

Wasn't too far from the main attractions either. at most 10-15 minutes walk. Very ideal if your wanting a quiet/peaceful stay away from the craziness. The only downfall was we had to pay £15 for parking within a zone (the zone is massive so lots of parking). This allowed us to park here for 24 hours so fairly reasonable. We will be returning! 

Brillant stay!! 100% returning!!

We stayed here in one of the family rooms that we booked last minute .  

When we arrived one of the owners was really friendly / welcoming and sorted out our parking permit we needed to be able to park near the hotel (£15 per 24hours) and we were lucky enough to get a spot right outside .  

We were allowed to leave our bags with reception early  while we went out for the day and were told that our hotel keys would be left at the unmanned reception,  which was fine.   When we returned our bags had been taken to our room . 

The room was at very top of the building and was clean ,  with nice bedding etc ,  although not decorated like any of the rooms online ,  in fact the whole hotel including reception looked nothing like the pictures online but for us as a last minute booking didn’t really matter too much as we were out most the time.  The hotel location and budget was the main reason we booked and for location this guest house was perfect ,  right near the beach and short walk into town ,  great location!. 

The hotel did have an unmanned reception ,  however ,  whenever we used the phone on reception to speak to owners they answered and helped so  this wasn’t an issue. 

I’ve seen on here posts about the breakfasts not being available on site and for us this really wasn’t an issue as right outside the door within seconds /minutes there are loads of breakfast places .  We found the Cosiez cafe a couple of mins walk which was great and would recommend . 

Yes ,  the hotel didn’t look like the photos online and the style /decor looked different.  yes , they don’t do breakfast , and yes , there is an unmanned reception.  However ,  for a guest house within a budget ,  near the sea and walkable to town this guest house did the job ,
