The location is pretty good, close enough to areas of interest that you can walk to many of them, but not in the thick of it. The surrounding area see's lots of locals sat out socialising and kids playing etc, it had a nice feel to it which wasn't overtly touristy, but was also very practically situated for tourist use. The room itself was big, bed was fine, shower was hot, bathroom functional, TV worked, Wifi was ok, so in essence this was a decent enough place to stay! It's the amount of noise that eventually made staying here unpleasant..

If you like the option of sleeping in a bit in the mornings you are bang out of luck. Between the cleaners, other guests, and music from outside you have no chance. The sounds of anything going on in the hotel rattle through your private room as though you are sleeping out on the corridor, and it feels more like you are sleeping in the spare room of a busy household than a hotel. Worth a mention is the absolutely terrible breakfast offering, which can wholly accurately be described as 'inedible'! Microwaved baguette that refuses to be chewed by the teeth of mere mortals, an egg that's half rubber tyre half snot, and a bit of salad and a banana (the banana was fine). How it's possible to make a plate of food so bad is beyond me, it's almost as though it was intentionally so!

If you have booked to stay here don't fret, the room was clean and functional and the area felt safe to us. You'll be up early but it's not the end of the world.

God help you if you have booked a dorm bed though...

Noisy and not very private

The hotel is a little further away from District 1, but it gives you a lot of walking opportunities. What was funny was that a small family just sat outside the door (they sold something and slept there right away). A second time I wouldn't choose this hotel.

It is cheap.

Sadly the room seems somewhat like the photos but also not at all. Our room was pretty dirty with dirt on the walls and lots of hair in the bathroom drain. Our bathroom smelt bad too so wasn't pleasant. We didn't have a window which made it clostrophobic and we didn't feel like spending much time there.
 The first night our aircon wasn't very good and kept me awake as my body temperature kept changing. I asked the staff about it the next day and mentioned the smell and a lady came to our room and laughed at us but no one seemed to want to try and get us another room.
We also got our laundry done there as we couldn't find anywhere else close by, it was quite expensive and we got our clothes back a bit damp and some of my boyfriends socks were missing. 
Overall the staff didn't seem to want us there and every time  I had an interaction with whoever was on the front desk they never smiled or even made the effort to make us feel welcome. I know it's a very cheap place to stay and we don't speak the language but I was just a bit shocked at the lack of service which made our stay unpleasant.
The location was okay but there's lots of other places around. It was a 10 min walk to the centre. Would recommend staying elsewhere. 

Okay but wouldn't recommend 

I arrived by vinsun taxi-cab to this hotel with one suitcase and a shoulder bag. I was met by a male manager. The hostel was  handmade cheap plywood  framed coffin type bed boxes stacked two high. These self made sleep boxes measured 4x4 in a room which was about 12' x 20 feet'. It was very messy so i refused it and told the manager i wanted a hotel room.
 I was told to leave my luggage with him and go look at a room. I returned a few short minutes later and my shoulder bag left with him at the desk was gone. This man immediately denied seeing it even though the lobby has multiple cameras. He sensed i was tired and insisted there was no bag then called his wife. She scolded him apologized and he walked away holding his head down. Lobby was now also full of local people who were chatting with him when i returned. I was looked upon by them as if I were Santa Claus. I asked to see the cameras and she became belligerant and nasty initially then said they had no recording since the tape being changed.
I went to the police station which was closed. Hotel refused to call the police. I made a complaint with the office of tourism and that is as far as it went.

Phuc Khanh is in a residential local area which is full of street trash and plenty of strong arm street robbery, snatch and run theft, moped hit grab and run, pickpocket, currency switch and just about any other  crime. Hotel has posting at elevator to avoid going out at night.

Do Not Reside or Visit this den of thieves.
Rooms are big, cost is cheap, but you pay by being ripped off -robbed by hotel staff and street thieves. Breakfast was a quick fried omelette raw on the inside and nothing else at all - not even a glass of water! I was there two days but never unpacked my luggage. Returned second day and bag was repacked and zippered differently than when I left room. A/C has mold spores beds very old  cheap spring but you tired from the airport will sleep.

Do Not Reside in nor Visit this den of thieves.

Den Of Thieves

We booked in the hotel and make a check in room for 2 nights. For the first night in that room, the air conditioning is not functioning and we are feeling hot and sweat a lot. We feel not comfortable with that room, so we request for the receptionist to change with the new room. Fortunately for the second night, the facilities in that new room are well-functioning. We are in comfortable and relax.

Poor Performance of Receptionist 

if you are looking for a cheap and good hotel / hostel that is about 15 mins around the tourist area, this is the place you have to go.

Alot of street food near by that starts from 25k. Ben Thanh Market is about 13 mins away.

breakfast comes with 2 eggs + baguette + banana + Vietnam coffee and slices of tomato and cucumber ( i mean, for that kind of price USD15 per night with a/c and water heater.. its DAMN GOOD )

staff at the counter are friendly too, their tour price are also acceptable 

half day cu chi tunnel for less than USD 10 and full day mei kong river for less than USD 15...

Good and Cheap

We arrived around 3am in Ho Chi Minh, unfortunately our hostel booked for the following night did not let us in. So we went there, the nightguard gave us a double dorm bed for 125k Dong. The room was dirty, mattress was so thin it almost felt like sleeping on the floor. One bathroom with shower and toilet for the whole floor, toilet paper only upon request. Cameras everywhere, but no one looks at them, so I ended up having my tablet stolen out of the room. They did not really care, tried to please me and let me come back to the hostel 3x, always told me different things, called the thief (surprisingly did not reach him!!), took me to the police..., without any solution. Worst experience ever, I would not recommend this place to anyone!!

The worst ever!

I've booked this hotel just before my 3am arrival to HCM, night porter was nice, let me stay in the lobby and wait for early booking around 10am. He proposed I can crash on the sofa, which I didn't, causes it smelled like urine. Later that morning I saw rat running through the lobby and I was done. Just cancelled my stay and found something different.

We spent our first night at the Phuc Khanh Hotel - we arrived in HCMC after 10 p.m. and wanted to rest for the first time. Our room was on the top floor, and so the elevator was right next to our room door. Since this felt was in constant use, unfortunately, there was no need to think about rest. Moreover, the room wasn't really clean. Fortunately, we didn't have high demands on the price. The location of the hotel is quite good for that - we could get to and explore everything on foot. The breakfast in the morning was quite okay - unfortunately, there is no one who really speaks English there, but everything is cooked fresh. For one night you can make the v.A.A. The price is already - I'll make it from a longer stay - rather than a quick one.

For one night all right

Strictly minimum me for breakfast, poor cleanliness, but useful for a night or two in a backpack rather than comfort, not very nice staff.
