We stayed here three nights. The room was spacious and had everything we needed. It was right in the hard of old town, which was great. It has only 6 rooms and not much in the way of hotel amenities, but if you’re just looking for a nice centrally located room, it’s a good choice.

Clean, simple, central

Despite asking for a quiet room, we were assigned a room on the first floor where I could hear every single guest arrive downstairs and every word exchanged between reception and guests reverberated around the marble staircase and stone walls! Simultaneously I could hear the toddlers on the top floors screaming for extended periods. I went to politely discuss the problem with Anna at reception who was very lovely and sympathetic. She told me she was aware that the noise was amplified by the heavy stone building and the owner was aware of it but she should not do anything to help me. She offered that I could move to the building next door but they had screaming babies there too, so it would be exactly the same. My husband and I wanted to chill in the room for a couple of hours in between tiring activities but the electricity on our floor went out so we were sitting in the pitch black with no air conditioning so we’re forced to go out. I politely explained that this wasn’t a great hospitality experience to pay for somewhere to sleep but be unable to have any quiet and now to be forced out. I get that stuff happens but a good organisation would have offered some compensation. Even a 30 euro spend to get a couple of drinks when we had to vacate our room. Anna checked with the owner who refused anything.

Staff really nice but owner not.

This was one of the worst experiences I have ever had with a hotel/AirBnb. I don't believe this is a hotel, but rather an Airbnb. There is no hotel signage on the building or any way to locate it from the outside, as it is a locked apartment building with no lobby (see photo). Although I checked in for my reservation ahead of time, they cancelled my reservation without informing me (and they have no listed cancellation policy). When I called them to ask why they cancelled my reservation and asked for a refund, they hung up on me. Extremely unprofessional and feels like a scam.

Unprofessional and rude

The rooms were in a great location in the old town part of Split. The room was large and had a large bed not two singles pushed together thankfully. It wasn’t a hotel so can’t comment on the staff as you just pick up your key and let yourself in and out. Clean and everything worked. Bathroom was fine.

Great central location.

Great location for walking around the old town. Lots of restaurants and shops nearby. The room was OK. Clean, nothing wrong with the room. My only complaint would be the young gentleman who works there. He was very inhospitable. He met us where we were dropped off from the taxi to walk us to the hotel. He was not friendly or welcoming in the least. When he took us to our room I  asked him if there was a safe and he said "Yes" and just stood there. OK, well would you like to show me where it is please?? All other interaction with him was pretty much the same - inhospitable and unhelpful. On the other hand, there was a girl working there in the morning who was very pleasant and helpful.

Good Location, Need help in the Service Area

Split Old Town is completely pedestrianised so you will get dropped off at the very edge. Then you will need Google or a street map to find ANY accommodation here!       ( but that is half the fun!)  - Wind your way through narrow streets and Spalato rooms is only a couple of hundred metres from drop off, however we got to within 10 metres and it still took us a while to see it tucked away in a corner!!
The room we were given was lovely, very simple, very modern with a really great shower in the en-suite. ( This is not a Hotel, but a number of rooms within an old, modernised building, there is someone in a ‘reception area’ all day but there are no “hotel” type facilities, however we found that to be fine as everything else is so close by)
It is perfectly positioned for exploring the Old Town. There are restaurants and bars everywhere - even immediately outside if you don’t feel like walking.
We would stay again!

Well appointed room and perfect situation for the Old Town

Beautiful apartment with sea view, close to sandy beach, old town and  great restaurants.
The apartment is nicely furnished with big a rooms with comfortable beds, also very good kitchen and bathroom with shower. 
The apartment is in a great position, only a few minutes from the sandy beach and 15 minutes walk to the city center.
The area is quiet and there is free parking in front of the building.

The rooms are located in the Centre of the old town. Ideal location as everything is within walking distance. The rooms are bright and perfectly clean with a good shower and are quite with excellent beds. The building dose not have a lift it is not suitable for people with mobility issues or kids!!! Would stay again.

Great location

My partner and I booked a 5 night stay at the Spolato Luxury Rooms 11-16 Sept 2019.
In advance, reception were kind enough to send over walking instructions from the Rivera to the Reception (as the rooms are located in old town, this is pedestrian only area). They did offer to book a cab from the airport for us, however we chose to use Uber which works out cheaper! I definitely reccomend using Uber, and put in your loto be dropped at the Rivera as this is a short 5-7 min walk to the reception. 
Reception were rather helpful responding to questions in advance, such as do the rooms have a hair dryer? (of which they do, a small travel style one).
Nicola our lovely host met us at reception, offered to carry our luggage on the short walk to our room. (It is noted the rooms are located in a square in the old town, it is as advertised more an apartment style than hotel).
The room on arrival was clean and well presented. A safe is in the wardrobe. The bed was SUPER comfy and the room came with a great mirror and dressing table area. Bathroom has great shower and includes little lavender toiletries from a local spa (lavender is popular in split as it is grown here). Thought that was a nice touch! 
A kettle and teabags were provided, but NO COFFEE which was disappointing, so we filled up at breakfast! 
Nicola gave us a map and circled out key locations for us, such as the location of the local restaurant that includes your breakfast, and where to go to look at excursions he recommended etc which was very useful!
As mentioned, breakfast is located in a local restaurant a short 2 minute walk from the rooms. A lovely restaurant with both indoor and outdoor seating. Offerings are of a breakfast buffet, however our waiter was kind enough every morning to make eggs fresh on order as a little extra (scrambled/omlette/with bacon etc whatever you want). The buffet includes a selection of hot and cold sausages and ham/salami meats, fresh chopped tomatoes/cucumber, cheeses, sliced brown and white crusty bread, hard boiled eggs, mixed vegetables, fruit salad, cereals, yoghurts, mini cakes, jams, juices, homemade smoothies and tea/coffee. We were sceptical based on reviews before our trip, however I and my partner were very satisfied with both the food and service! If this is not the style of food you like - either book a hotel or opt out of breakfast! There are many local establishments to the rooms that offer breakfast menus, we stayed with the inclusion as we enjoyed it so! The same waiter looked after us every day, got to know our orders and was one of the best waiters we dealt with while our trip in split! 
Overall we had a fantastic stay and you really cannot beat the location. You are a stones throw away from EVERYTHING and it meant we had less travel time and more activity time throughout our stay. HIGHLY recommended!
