The Highway Guest House

Right in central Yerevan in a super location just by Republic Square, Hotel House is a great place to stay if you want to be in the heart of the city. All facilities (including, thankfully, air conditioning!) were in good shape and the rooms were nicely done up.

The staff in particular were very helpful and accommodating, going the extra mile to make sure we were well treated. For a well-priced stay in the centre of Yerevan, Hotel House is perfect.

This is guesthouse is closer to the centre than many, and run by a hospitable and very welcoming family.  The metro is a 10 minute walk, and it's around 30 minutes on foot to the centre.
The price is comparable to hostels, yet you get a room to yourself with shared bathroom.  There is one single and one double room.  The double is a lounge between the kitchen and another room.  Overall, it's great for the price, but a home stay rather than a hotel.

I stayed here with a small group recently and found it to be very welcoming - the staff couldn't do enough for us, and took care of members of our group who were a little unwell. The location is perfect - just a very short stroll from Republic Square and close to numerous restaurants. I agree with others that the decor is a little dated - and even a little eclectic in places - but everything was clean and reasonably comfortable. It was advertised as having a courtyard and pool at the back. However, although it was September and very hot when we first arrived, the pool was empty and the the courtyard tatty and uninviting. I would stay here again.

A home from home right in the centre of Yerevan

We went to this hotel as a group, we were around 20-22 persons. It was a very pleasant stay but we faced many problems. 
The electricity went off the first night and we couldn't sleep because we had to open the windows to get some air and there were a lot of mosquito. They told us the whole street was off and no one could do anything about it. 
We had electricity in the morning but then after couple of hours it went off again then came back in the afternoon.
The breakfast was not appetizing at all, although they changed it every morning with different items. 
The staff was very friendly and nice.
They changed our bed sheets only once in 7 nights stay. 
The location is amazing though (no view) just that the hotel is placed right next to the best places in Yerevan. 
So if you are looking for a sleeping bed with roof next to the public square with fine rates then this is the place to reserve.
PS: the hotel doesn't have elevator, but it's only 4 floors. 

An advice for the hotel; please put some A.C in the restaurant.

Perfect location, nice stay

The best things about this hotel are it's location and the friendly service. Although our room was not perfectly clean (I dislike dirty carpets attahed to the floor), it had a large balcony and a small fridge. The service was something that we were particularly surprised by- all the employees are friendly, neat, speak English and Russian and are always there to help you. We would surely go back to this hotel.

At the heart of the city

Agree with many travelers that it's in a very good location only few minutes walk city main square yet its quite. However, the rooms are not so well maintained. I stayed there for 6 days for business trip with two other colleagues and this hotel was booked by other colleague. The room #201 assigned to me first night was terrible with smell of drainage in the room due to stagnant toilet and shower water. Bathroom is never dry, shower curtain is dirty and very old. It extremely difficult to sleep at night due to the noise from next room air condition.  Next morning when complained friendly receptionist immediately change my room on the 4th floor which was more or less ok. Other colleague had Junior suite with 20% extra cost but room was nothing difference. You can find plenty of other nice hotels around this location with similar price line. We didn't eventually change hotel due to hectic schedule. However, staffs were very nice, always with smile and ready to help; breakfast was plain and simple, you could ask for fried egg or omelet to the kitchen staff if you want. Hotel restaurant only provide breakfast and lobby or bar for business meeting etc..
Overall: great location, friendly staff but not worth for money you pay.
