Located on Kubon Road near Ramintra Road where the new elevated subway is under construction which will take you all over Bangkok with ease in the future. the kind, courteous and helpful staff, very easy check-in and check-out, simple breakfast without many frills, clean rooms, rooms not too large but still perfect for staying with a balcony. I booked both the twin bed room and the family room as per photo and they were fine. the rooms facing the street are slightly noisy, the internal ones are quiet. close to Viva Residence there are a Laundry Express with free WiFi service, a petrol station with a convenient Tops Shop and opposite to Viva Residende across the street there is also a 7Eleven, both shops open 24 hours, in the immediate vicinity then are located other places to eat, other 7Eleven, FamilyMart, Lotus Express a market, pharmacies, several shops, a Big C Supermarket with also a KFC, all the convenient services and then by car you can reach in a few minutes the Mall Fashion Island - Promenade really nice for those who love shopping etc. with restaurants, cinemas, shops of all kinds, food places, two supermarkets, ice skating, Home Pro, etc. The area where the Viva Residence is located is typically Thai where you live the real Thailand and therefore very nice, it is worth staying there. The only drawback regarding the Viva Residence, WiFi working but not perfectly, but I was told that in the future they would improve the service, the only places where the WiFi works well are the reception, the open ground floor where you can stay comfortably seated and partly the building facing the street. Another small drawback is the noise due to traffic for the part of the building facing the street. However, my opinion remains positive overall, surely if I go back to Bangkok I will return there, the prices in my opinion are fair. I booked the rooms through the internet with good discounts.
