Very good bed, clean room, basic but good breakfast. There was still leftover food of the previous guests in the fridge when we arrived. The personal is friendly but the English of the girls at the reception is very basic. Breakfast is only served between 8:30 and 10:30, however they made an exception for us preparing breakfast at 8am because we booked an excursion.

When we checked in and paid in advance for two nights, we weren't told that the hotel had no water. We had only two 12 ounce bottles in the room and were provided no information or additional water to flush the toilet, wash, brush teeth, etc. The next day, water was still out and no information had been shared. I kindly asked for water to flush the toilet, and the manager literally screamed at me. I could not have a refund to check out and find other accommodation, she said it wasn't her fault and she shouldn't have to pay. Two days in hot weather with no discount and no opportunity to check out (unless I wanted to pay double for two nights). Worse, she continued to check in guests without telling them that there was no water and attacked them verbally when they complained. I could have been understanding of the situation if she wasn't so unnecessarily rude and aggressive, or had simply given me a few extra bottles of water. You can find much cheaper and friendlier accommodation in Chiang Mai.

Worst experience in Thailand... or anywhere

Really great location within walking distance to temples, markets, restaurants, bars, local coffee shops, 7/11... we planned on staying 2 nights but extended to 5. 

Rooms are spotless and comfortable and decently sized. Room cleaned and beds are made up everyday with fresh towels. Theres a little roof terrace where it’s nice to sit in the evening with a few Changs. 

Staff were lovely and friendly, one night we had rowdy neighbours which the staff told to be quiet. The next day we were ready to move because of this but the staff had already moved them to a different room.

If being really picky, shower and toilets are in separate rooms but the shower is a splash room so the floor gets soaking which can be slightly annoying if you want to go in and use the sink but ultimately did not affect our stay and would stay here again in a heartbeat.

Great value, great location

Perfect private room, great value for the money with cable TV, good wifi and air con. The rooms are very modern with very clean bathroom and toilet, with towels included. Great location within the old city, closeby to many restaurants, bars etc. I booked very last minute before heading to this guesthouse but they allowed me to check in at around noon after only booking 1 hour previous, at a very busy period within Songkran festival. Very friendly staff. Would stay again :)

Unfortunately we only stayed here a night. we very impressed with this hotel. it's quite hidden place. 

Very nice and comfy hotel to stay. Staff very nice and helpful. I love them.
