Let me start by saying you get what you pay for. That said the beds were like sleeping on concrete and free breakfast consisted of bread and jam. Again, it’s cheap so fair enough But.... I felt ripped off paying 40 baht to print a boarding pass and that reception wanted 300baht to organise a taxi to the airport. A journey that cost less than 200. Avoid the 4th floor if you don’t want a pigeon dawn chorus.

It’s budget but...

We stayed for one night. We had the family room which had five beds. Very spacious room, although very basic. Bathroom was dirty, but just about adequate enough to have a quick shower. There is a pool and our girls used it. Again, very basic and not like the photos, but good enough to cool down in. Staff were friendly, good parking and it's located near supermarkets and other shops.

One night stop over.

Stayed here for one night and was pleasantly suprised how good it was. Situated in a quiet neighbourhood and set back a little from the road the hotel is suprisingly big. On making our way to our room, which was situated on the first floor accessed via elevator, we passed through a lovely area with a swimming pool and a rockpool/waterfall feature. Around this area you can sit and relax and enjoy a cool drink or a complimentary tea or coffee. Our room, whilst a little dated was spacious and clean. The staff were extremely friendly and helpful. We were a little concerned about public transport in the area but the reception staff tipped us off about GRAB taxi. So glad they did as we ended up downloading the App and using GRAB during our entire trip in Chiang Mai and the service was great and so cheap. Average ride for us was probably 50 to 60 baht to get around the city and in air conditioned comfort. There is not a great deal within a short walking distance from the hotel but just use it as a base and use GRAB to get around, you won't be disappointed!

Excellent budget hotel

Nice administration staff, they try to help as much as possible. Clean rooms and quiet naberhood. Good parking place for cars. Good variety of daytrips selection. 
Quite near to the night markets. Just be aware, that the street to the hotel dont have sidewalks, so it can be quite dangerous to walk there. 
Pool was under construction and this was unpleasant surprise for us, because we travelled with children and this was the reason, why we choose this hotel.

Low cost accomodation

We had a nice, clean, basic room which was exactly what we needed. Quiet location just outside the main area. Easy to get around, if you're unsure the staff are more than happy to help. They even took the time to give us a map and locate some of the best places. Can't comment on the pool as it was closed when we were there. There is also a coin laundry place next door which was great for us as we had been travelling and the balcony was big enough to hang our washing to dry.
