This place was sweet. The staff were lovely an accommodating. We had a hiccup with our check-in and some communication issue between Agoda and the guesthouse that got ironed out after about 20min on the phone w the hotel manager. After bumpy check-in everything went smoothly. the rooms are small and have the jungle dampness that can't really be avoided at a guesthouse of this caliber. The gardens and common spaces are beautiful. It's nice to hang out outside instead of in the rooms.  All in all this place is a pretty good value if you're looking for somewhere central to lay down at the end of the day exploring Chiang Mai. 

Nice little guesthouse in the middle of old town

Like everyone else has said, this place has an amazing location. It's close to tons of restaurants and Wats and you'll be able to get around the city with ease. The upstairs rooms are much better than the ground floor. They do not offer breakfast. The reason I give the cleanliness a 2 is because there was mold on the bathroom shower curtain. When I told the front desk woman about it she looked at me and shrugged and never changed it out. Other than that, everything else was great.

Great Location

This guest house provides elegantly simple accommodation in a lush and central surrounding. The rooms open onto a terrace and there is a lovely sitting area where you can have coffee all day on the house. Just avoid the downstairs room.  It feels very claustrophobic. We had one for one night but were offered an upstairs room for the second night.  Staff speak some English. We paid just under £25 per room per night.

Third stay so must be good

Last year, I loved it. And there is still much to commend the guest house. But this year, I had the room on the ground floor and it was very disappointing, dark and dingy.  It also had a huge fridge in one corner, which made me feel as if I was sleeping in a kitchen!  I was very aware of noise from the rooms above, like flushing loos, which had not been the case the year before. A further complaint was that the room cleaning was irregular.  My bed was not made once in three days.  The waste paper basket was sometimes emptied.  But the towels were changed every day when they did not need to be.  Both my room and those of my companions, on the upper level, were only able to have warm water showers. The wifi was also intermittent.  There is no safe provided.

BUT the location is perfect for exploring the old city and eating places.  The upstairs rooms are on a terrace that over looks gardens, so you have the feel of being in a luscious tropical paradise.  In the afternoon heat, the seats outside ones own rooms or in the communal lounge area are an oasis, with the sound of fountains to help cool you down.  The rooms have aircon and flat screen TVs, although there are no easy chairs in the bedrooms.  Free tea and coffee, as well as water in the rooms, is available.  A small bar of soap and shampoo is provided (but not replenished every day).  The price is reasonable (unless staying downstairs when I have previously had much cheaper rooms of a similar standard).

Now stayed twice - make sure you don't get a room on the ground floor

-Pleasant sounds: fountain, roosters, chanting of monks
-Daily: trash was emptied, bed was made, and toilet paper, towels and water were restocked
-Tea, coffee, Milo and cookies were provided for free
-Lots of easily accessible electrical outlets
-Fridge and TV in room
-Good WiFi
-Pretty clean

Negatives:
-The walls were paper-thin—you could hear the TV and every cough of people in adjacent rooms
-The bed was very loud and squeaky, and not comfortable
-Doors were also squeaky
-The door does lock, but it’s hard to figure out—you have to lock the right half of the door from inside using the slider at the top, step outside, close the left half of the door and then turn the key in the lock.
-No in-room safe, no tissues, no dresser or table next to the bed 
-Room not actually cleaned every day, just restocked
-The only windows were on the doors, and they were covered so that very little natural light entered the room
-lots of tiny bugs came out of the sink in the bathroom
