Stayed there for three months on the third floor. Lovely room with aircon, flat screen TV, mini-fridge, small night market and places to eat at night right in the plaza outside.. songtheaws going up and down the street about every thirty seconds for transportation around the city. 7/11 right across the street...local restaurants . Close to Chiang Mai University and Chiang Mai Zoo. Friendly people working the desk, laundry available..just drop off your dirty clothing.. very reasonable. The longer you stay, the better deal they give you. I recommend this place... I stayed there in 2013 .... but had to put March 2015 because Trip Advisor wouldn't let me go back as far as 2013. I have no idea why another person rated it so badly.....
