I'm a frequent repeater and stayed in November 9 nights - as usual at "my" lovely room 301, I've got nothing more to add: best option in this location with a highly professional Lady team who were giving me a warm feeling of being welcome and "at home*. Excellent value for money, top location with manyfold Restaurants and shopping a stone throw away. Absolutely recommendable! Congrats to the Team!

Small yet excellent

This reviewed is based on a 6-night stay at this 3-star hotel (should be rated as 2 stars). As expected, not many amenities are included in a 3-star hotel when you pay a bit under 600 baht/night. The hotel did include air con, a very-old looking TCL tv (28”), warm water in the shower (no pressure), 2 bottles of complimentary water, and a mini refrigerator. Bathroom amenities were minimal (shower gel, shampoo, shower caps). Of course, no pool, fitness center and not even a restaurant (no safe in the room). There was, however, a paid laundry room where you could wash your clothes. One evening the electricity was suddenly cut in the entire area. The problem with this hotel is that they did not have emergency lighting (except the first floor), which is required by law. This is very dangerous as it was dark and hard to navigate up and down the stairs (I’m on the 3rd floor). The staff were kindly (although for some reason were cooler my last 3 days, hardly saying hello) and helpful but didn’t offer any suggestions as regards sightseeing and so on. However, the next day, the girl in reception informed me that I would get a 300 baht return because of the electricity issue the night before. This is very unusual that a hotel in Thailand will refund money (I have experienced countless blackout periods with never a mention of any refund). The location is good, near 2 malls (10-15-minute walking distance). If you’re on a tight budget, this hotel is okay for a few nights. I came to Chiang Mai from Huahin and the only purpose of the trip was to see my dentist.

Small hotelin good location with basics only

The location is good; a few minutes walk from the old town, in the Santitham area which is quite lively with plenty of shops, restaurants and bars.

The price is quite reasonable and the hotel is fairly modern and clean, though it is starting to look a decorative update could be due soon. Staff are friendly and generally helpful.

In the morning bananas and biscuits are provided as a breakfast of sorts.

On the downside, the Wi-Fi was very bad for the full duration of my stay there, only working in the lobby and not the room at all. Even in the lobby I had to reconnect every time I went there. This is a real shame and in 2018 not really acceptable.

Reasonably priced and clean

We stayed in Chaing Mai for 4 nights at the Sunshine House. We loved our stay here. Great Value. The staff is amazing and will do accommodate you in any way necessary. They are extremely caring and hospitable, and genuinely care about their clients staying at the hotel. Scooter rentals are also available from the hotel and prices are cheaper than most shops around the city. Highly recommended! 

Clean, Great Value, Amazing Staff

Nice place. They offer some fruit, tea and coffee in the morning as well as some crackers. Found the staff to be quite amiable and helpful. Great food nearby. Only about a 10 or 15 minute walk from Old City. Enjoy the neighborhood, it's laid back. Definitely recommend staying here it's clean oh, it's nice and it even has a couple TV channels that play movies in English. Really though we had to move one night cuz I ran out of rooms but we are back the next night.

Great

Sunshine House is a very clean and inviting place to say doing your travels in Chiang Mai. 

Pros:
Extremely friendly staff who are always smiling and at the ready to answer questions and speak good English.
The rooms are very clean and sleek looking.
The shower always has hot water.

Cons:
The biggest con for me was the location as it is a bit isolated from the main parts of Chiang Mai. The hotel is located in a more residential, quiet area which I'm sure appeals to some. 
The hotel charges for extra pillows.
Hard bed, which I don't mind but I know for some people this can be a deal breaker.
Limited power outlets and none by the bed area. The only power outlet is located by the TV.
Very unreliable WIFI, did not work at all in my room.
Extremely worn out bathroom towels.
No safe box.

Now you may be thinking why I gave four stars to a hotel with so many cons, it's because the price of the hotel is low and given what you get for the price it is excellent bang for your buck. Furthermore, the staff are so amiable and cordial here that that alone would make me want to stay at Sunshine House again.
