I booked four nights at the Guesthouse with my boyfriend. We arrived and were very pleased with the friendly ladies working at the nail salon. Our room was basic but fine.
On the second day we decided to use the offered laundry service and were told to give the clothes to the owner’s husband, who assured me to take care of them. Later we talked to two different ladies working at the nail salon and they told us the laundry would be done in the early next morning because we had booked a tour for the next day and needed the clothes. In the evening we met the owner’s husband again. He told us the laundry would be finished the next afternoon. We were politely asking where the laundry place was located so we could pick the clothes up ourselves. He was getting irritated. All of a sudden he started talking to us in fluent German and told us that we should have asked him for help and that we should not behave that way in a foreign country. From that point on things escalated: he got mad, cursed us out, wanted to punch my boyfriend and threatened us. The next morning he threw us out of the guesthouse and cursed and threatened us even more (“I have friends in Thailand everywhere, you better watch out”, “I’m gonna ruin the tour for you today”). We have never experienced anything like that in any hostel or guesthouse and are still in shock. We want to warn everyone not to stay at this place. 

Warning! Do not stay here!

Myself and a friend stayed here for a few nights when staying in Chaing Mai and have to say it was an absolute pleasure! We were able to get clean water, coffee and tea whenever we desired as well as being able to help ourselves to banana and toast! Our host was a lovely lady and really nothing was too much trouble as she helped us book all of our transport to Pai and Bangkok! Would definitely stay again! 

Nicest host! 

I booked 3 nights as the picture appeared ok. The reality is very cluttered place, dirty toilet, fan room is like sauna. I don't know why people say they are very friendly. It happened i booked a tour at different agency and when the guy owner knew about it as he asked me while waiting at massage area (no lobby) he was upset. He told me 'very expensive. if you need tours you tell me i worked at TIT before. I can give you discount'. I politely said 'it's ok the lady at Sabai tours is very helpful, will consider get from you next time'. The next day i asked his wife about cooking class. Price is 1000baht, i asked for discount for 2pax she said cannot. So i get again from the same tour agency Sabai tours which is 800/person full day class. I checked out at 9am and left bags there. When i went back i asked if i can use toilet to pee but said no. I won't stay at this place again. Luckily i am always out on tour. Dirty place and bad attitude.

Not worth a single star

I've been here several times, and I love it! Cheap, simple and clean. The managers and their daughter are adorable and even become friends. The massage parlor is great! And its ideal location for city tours! I can only say go there!

Staying at home

I've just spent five days in this Guesthouse, I have to admit that as soon as I arrived I felt it was a little small, really minimal and with no A/C. The longer I stayed there the more I appreciated it. I had a bathroom with toilet and shower inside my room, very useful. The room is pretty small but big enough to set yourself. And honestly, I never had time to stay in my bedroom but for sleeping and showering. Bruce and Tina , the hosts are super friendly, and always available! The offer you any kind of service you need! Ask them anything and they can help you! With my 5 days stay they gave a free Thai Massage! They run a Thai Massage shop as well! Their daughter, Bia, is really friendly as well and always make you smile. The house in the northern part of the city, inside the walls! 10 mins walking from Wat Chedi Lueang and 15 from Wat Phra Singh. You can get anywhere you want really easily. There is a restaurant as well beside the house really cheap and really tasty. I surely will come back here if I'm visiting Chiang Mai again. They headed me to a cooking class and to a tour than took me to Chiang Rai, the Black House, Golden Triangle and Laos!

Beautiful people, nice area

The family was very friendly and helpful with bookings, suggestions on where to eat, etc. The room was basic, with only a fan and no AC unit. There wasn't anywhere to put your stuff, but you get what you pay for. The room was a little bit dirtier/worn than appeared in the picture, but I would stay again. 

Very Friendly

The hotel is located in the heart of the old town, close to Wat Chiang Man temple and yoga courses, in the adjacent building is a Thai massage school. On the first floor of the hotel is a massage parlor, there is an exit to the roof, the possibility to use the kitchen and refrigerator. Every day is provided free water, as well as unlimited hot tea-coffee.

A beautiful cheap place in the old town.

We booked to sleep here because we read a lot of good reviews but they're fake!! The place is horrible, dirty and unattended, noisy and you can't even have a coffee because there's no room to stay!! To get into the rooms you have to go through the massage center.. embarrassing!!

It's really awful!!!!!

I lived in both. The second floor is two small rooms on two: with windows to the street (not too busy, although the intersection of the two circles may have been taken up) and without windows at all (the first floor is the owner's family, half-timbered and the second floor is dedicated to tourists. Two types of rooms: with a shower and with the convenience of the corridor (these are two rooms on the second floor). I lived in both. The second floor is two small rooms: with windows to the street (not too busy, although the intersection of the two circles may have been taken up) and without windows at all (there is no one at all). In the first floor: a bed, a TV, a condo.
